150 year old Stables, C listed, part of traditional Fife Estate near St Andrews

Semi detached, large 4 bedrooms house part of traditional listed stable block built in the 1870. The property is part of a larger building with the owners living in an adjacent part of the stable. Previously run as Montrave House Bed and Breakfast.
The open plan kitchen, dining and siting room is an ideal place to relax after a long day exploring the East Neuk of Fife, the home of golf, fishing industry and farming. The house is very cosy with underfloor heating down stair and a log burning stove set in antique fireplace. Fully fitted kitchen with a fridge, electric hob and dish washer.
Pantry/boot room at the back of the house where you can find another fridge/freezer, washing machine and more storage.
The living/dining room has 2 comfortable sofas and some comfortable chairs, a large dining table with seating for 8 comfortably. Logs will be included for the log burning stove on your first night stay. There is a separate room with large TV with Freeview and DVD player. Upstairs there are 3 double rooms (1 ensuite and the other 2 are sharing a bathroom) and a single room en-suite. Bathrooms are fitted with bath tubs and good showers.
We have just established a man made natural swimming pond and a wood fired sauna on the estate. Guests will have free access to use the swimming pond. The wood fired sauna is available to hire hourly, book in advance required.
There's plenty parking space within the courtyard of the property
Montrave is a working farm with over 200 red deer set on 250 acres of land, surround by mature woodland with lots of walking trails for you and your dog. There are also 2 beautiful Highland Cows. Montrave also runs a glamping site, Wigwam® Holidays Montrave Estate.
There are 2 wedding venues nearby, Pratis Barns (only 2 minutes away) and Teasses Estate (only 5 minutes drive) from Montrave House. Montrave House will be an ideal place to stay.
The nearest town and train station is Leven 3 miles away where you can find a local farm shop (Blackety side) and supermarkets. Beautiful fishing villages along the East Neuk of Fife, Elie, St Monans, Pittenweem, Anstruther & Crails are not far away. St Andrews is only approx 15-20 minutes drive.
The nearest beach is Leven beach with Largo Beach and Elie Beach not far away. St Andrews and St Andrews University is only 13 miles away.
If your are coming to play golf in Fife, Lundin Links and Leven Links Golf Course is less than 10 minutes away. We are not far from some other great golf courses around Fife, St Andrews Golf Course, Kingsbarn, Ladybank Golf Course.
Falkland Palace and Falkland village is only 15 minutes drive away.
Edinburgh airport is approx 50 minute drive.

a mixed experience

Felt the advert promised more than delivered. No hot tub as stated on advert and no cost reduction. Its a lovely house but some old tired pieces need TLC tolift it.Setting is isolated which is good in one way but with poor WiFi not one I'll return too

4 bedroom house in delightful country estate

Montrave House provided the perfect stay for our family group of 6 adults and one 5 year old. The accommodation was super comfortable, with a well equipped kitchen. Airin was extremely helpful and communication before and during our stay was easy and informative. I would not hesitate to recommend this property.

Home from home

Lovely house with ample room for the 6 of us, plus our two furry friends. Hosts were onsite to welcome us and the pleasant offer of a pizza night whilst we were there was something we were keen to take up. Quiet location. Ample grounds for lovely walks.

We wanted a relaxing family holiday and that’s exactly what we got , so very peaceful.

We enjoyed absolutely everything about our stay here. So Very relaxing and just what we needed after a busy year. We had lazy mornings then had some great walks around the grounds taking in the beautiful scenery. Airin (owner) is absolutely lovely, very accommodating and on hand to give help/ advice should you require it. On arrival we got a fab welcome pack and flowers- very nice touch, the house was very clean and has an ideal Living area with open plan kitchen/dining, excellent if you are cooking for a number of people. The underfloor heating makes the house very cosy every morning but should you get a little cold at night the large log burner soon heats it up. Bedrooms are super for 3 couples as we all had a bathroom each which was perfect. There is mention about homemade pizzas available but my family were disappointed that this is only provided during summer as they had been looking forward to trying them out. Portable Hot tub available , we hired this but slightly disappointed it takes a few hours to heat up and needs a lot of work to keep it going. We all absolutely loved the house and location , would definitely go back 😊

Great base for a family wedding

We booked this property at the last minute, as we needed a base for our daughter's wedding, in St. Andrews, and our previously-booked accommodation had cancelled. I'm so glad we did! In the run-up to our stay, communication from Airin was friendly and helpful. On the day of our arrival, she was there to greet us and let us know that she was available to answer any questions. The property is fabulous, with a huge kitchen (with all mod-cons), dining, seating area, with a separate room off it with a TV and DVD player (Which we didn't use). Also, a utility/boot room, with an additional fridge/freezer and a microwave oven. Upstairs are all the bedrooms; two with en-suite. The house contains many items of antique furniture and an amazing wood-carved fireplace. Plenty of parking space. We've no hesitation in recommending this property. Thanks for a lovely stay!

Fabulous holiday

A lovely very well equipped character property situated on a large country estate. Had fun exploring the estate by bike & on foot, especially enjoying deer watching. We hired a wood fired hot tub which the three children in our party particularly enjoyed especially in the evening. Twice a week tasty pizzas are available to order, cooked by the hosts Airin & Nick in a wood burning oven. Nearby is the beautiful Fife coast with its small fishing villages. Great for families and a favourite of ours is Elie with a car park adjacent to a large beach which has safe bathing & kayaks, paddle boards, canoes etc available to hire. The more adventurous of our party had great fun jumping into the sea from the end of the harbour. To summarise Montrave House ticked all the boxes of a three generation family group, also our friendly and very helpful hosts Airin and Nick added to the enjoyment of our stay. We all had a wonderful time & didn't want it to end.

Excellent: Wonderfully characterful and spacious home in peaceful countryside location

We are just back from our long weekend at Montrave House and how we wish we could have stayed longer! This place is idyllic - far from the madding crowd, yet within easy reach of Edinburgh by train, or the beautiful villages of the Fife coast by car - St Andrews 12 miles. We absolutely LOVED Montrave Houes. It is huge, beautifully furnished with antiques and collectables, and excellently equiped throughout. There was everything you could possibly want in the kitchen (would be great for a family celebration) and laundry room - so much more than one usually finds in self catering accommodation. It's clearly been furnished with real thought and attention to detail, and nothing was too much trouble for the lovely owners, who were on site all the time (it's a working farm). Our three teenagers loved exploring the extensive grounds and playing on the football pitch, and we all loved the walks locally and seeing the deer on the farm. It was such a peaceful spot, and we especially loved the wood burning hot tub and changing room on a trailer, which was towed to the door by the owners already lit and well stocked with wood (you pay extra for this, but it is definitely worth it for sitting out under the stars!) There is an excellent farm shop a couple of miles away, plus supermarkets in Leven and further afield. Kirkcaldy station (free parking) is about 25 minutes drive, and there are very regular trains to Edinburgh Waverly which take around 40 minutes or so. Our teenagers (boy and girl both 17yrs, and 15 yr old boy) loved the TV room with Apple TV, plus the music dock, and the table tennis table and football pitch which were a short walk away in the garden. Having three bath/shower rooms, plus an additional loo downstairs was a real advantage and the whole place felt very luxurious and spotlessly clean. There are glamping pods further down the drive in a separate area (see Montrave Wigwam holidays) all run by the same family, well spread out with lots of space for children / dogs, and we thought this makes Montrave a good place for a large family celebration in that extra guests could easily be accommodated there. We will most definitely be back - it's one of the best places we've ever stayed!

Great property, location and facilities

We had such a lovely time at this property and Airin responded quickly to all our queries beforehand. Airin wasn’t far away if we had questions while we were there and everyone was extremely helpful and friendly. The estate was a great place to explore and plenty of space outdoors for games. We used the table tennis barn and we bought the pizzas that were on offer - delicious! We hired the hot tub out for a couple of nights and we loved it! Thanks for having us in your lovely property.

Beautiful house in an ideal location.

Excellent communication with Airin who replied to emails/texts quickly answering any questions we had. QR code sent with loads of useful information. Friendly welcome from Airin and Nick which added a personal touch. Welcome pack with tea, coffee, milk, biscuits, wine and more shows they really care about their guests experience. The house is set in beautiful grounds which you can explore. House is spacious, has everything you need and was cleaned to a very high standard. You will not be disappointed with this accommodation.

Beautiful, spacious stable conversion

Accommodation was excellent. Spacious, open plan kitchen/lounge/dining room and good size bedrooms. Lots of outside space with wonderful walks through woodlands. Great for stimulating young (and old) imaginations. Plenty of local activities/attractions within 30 mins drive. Hosts were extremely friendly and eager to please. Wood fired pizza oven was a hit on Saturday night. Definitely worth a visit to either the stables or on-site wigwams.

Beautiful, clean, comfortable house, so well equipped, having everything we needed for our stay. Airin and Nick are such hospitable hosts, responsive to any of our queries and made us feel very welcome. Additional touches of fresh flowers, wine,coffee,eggs, fruit, milk etc was a very welcome touch on our arrival and very much appreciated after our journey! The expansive grounds are ideal for adults and children to explore with lots of paths to take to see around the estate. The house is ideally situated between Leven and Cupar making the surrounding areas easily accessible. We certainly enjoyed a wonderful week here and would thoroughly recommend this property to any future guests. Thank you Airin and Nick.

Beautiful house and grounds - perfect, peaceful stay

As the very first self catering guests at Montrave House, we can safely say we had a perfect week in Fife. Airin and Nick gave us a lovely warm welcome by leaving us some tasty treats to enjoy - including fresh bread, jams, coffee and red wine. A really nice touch. There’s nothing we needed throughout the week. Plenty of appliances, crockery, fresh towels and bedding were provided - no complaints whatsoever. The house itself felt a lot larger than we expected. We were extremely blessed with the weather (no rain at all!) so we could enjoy the BBQ and outdoor seating area in the evenings. The children loved petting the horses, just outside in the field, each day and we made sure to enjoy a couple of walks around the spectacular grounds and walled gardens - even spotting a new born baby dear one afternoon. What a perfect and peaceful location. We fully recommend Montrave House, and the Wigwams on site, for a family stay.

Wonderful and personal

My family had an absolutely wonderful experience staying here! Airin and Nick went above and beyond to make us feel welcomed and comfortable. From the moment we arrived, they were incredibly accommodating, making sure we had everything we needed and more. What stood out most was the personal touch they brought to every interaction; it felt like staying with a friend rather than just booking a place. They added thoughtful extras that truly made our stay extraordinary, from personal property tours to homemade bread. We can’t recommend this place enough and would love to return in the future!

Airin is originally from Indonesia, she came to Scotland in 1996 for the first time after she married Nick, quite a shock! Nicholas took over Montrave from his Grandfather, who passed away in 2008, the late Sir John Gilmour who served as Member of Parliament for East Fife in the 1970s. Nick has now inherited the title of 5th Baronet.
Montrave has been in the family since the 1860’s and in that time various changes have been made to the Estate and Houses. Nick runs the farm and also works in construction and is responsible for all the design and work that has gone into making Montrave what it is today, he has also undertaken various other jobs on the estates and has built various modern eco properties.
Today Airin runs Montrave House and Wigwam Holidays Montrave Estate with the experience gained from managing a Furniture shop in Dunkeld and a couple of holiday let properties she also ran in Perthshire, When you arrive at Montrave you can be guaranteed a warm Indonesian welcome.

Why they chose this property

What is known as Montrave House today was originally built as stables and employee accommodation, the old Montrave House was located 200 yards from the stables, this property was demolished in 1971/2, had it been standing today then it would be one of the largest houses in Fife. In 1972 Nick’s grandfather renovated the west side of the building to form a grand 6 bedroom house, in 2010 Nick and Airin undertook further renovation to convert this dwelling into an 8 bedroom house splitting the house into 2 distinct buildings and renovating everything but a few major structures. The house in now warm and comfortable and has been listed by Historic Scotland.
