Newly refurbished and located on the stunning Lime Avenue drive to Arniston House Elm Cottage is one of 4 charming stone cottages which housed the foresters for the Estate in days gone by. Set in a sunny tranquil courtyard the cottages overlook fields to the north. The cottages also have an area of peaceful garden for visitors' use. A timeless place to relax in the country yet only 30 minutes from the center of Edinburgh with all its attractions. An ideal base for families with pets.
Elm Cottage has one double or twin room and shower room on ground floor level. Upstairs is a king bedroom with a shower room. The kitchen is fully equipped including an electric oven and hob, microwave, washing machine and dishwasher. The cosy sitting room has a wood burning stove with logs and kindling provided free of charge by the estate woodlands. A Freeview TV, DVD player and Wi-Fi are provided to entertain you during a relaxing break.

The property exceeded my expectations and was very good value. Everything was there that I needed, and as a result I had a very comfortable stay in beautiful and peaceful surroundings. A rare find and I will be back.
had a great few days in a fantastic accommodation, though a little remote on rainy days for places to go...maybe we were out of season. Nevertheless, we enjoyed it thoroughly. One minor point, the accommodation would benefit from a security light, when returning from a night out. Only a small walk from the car, but so much easier had it been lit.
Great location, lovely and peaceful. Rooms clean and spacious bright and airy. Just the job!

We had such a lovely 4 night stay here, very peaceful and quiet. Very spacious for 2 people and 2 dogs and had everything we could possibly need. Fire was pre prepared for getting there and the host was very contactable. Even has 2 pet pigs around the corner you can feed :) would definitely stay here again!
Comfy cottage although very compact - only one in the kitchen at a time!! Lounge with comfy sofa and log burner. Beds fine, TV good and beautiful surroundings. Feb/March not a good time to visit as we were very cold, the log burner turned out a good warmth but hadn't been on for a while before our stay. the free logs were a real bonus. I should think in spring and summer it is idyllic stay. Whist there we visited The Restoration Yard which is very interesting and has a great restaurant. Kids would love it as it has a magnificent play park with castles and tunnels etc. Also has a 'GoApe' - I was quite jealous!
Amazing property, close to Edinburgh and great facilities
This property lives up to the description and more! An amazing location and great facilities that are well thought out for the best guest experience. Having a log burner was a bonus with easy access to free logs and kindling. The log burner has instructions and is easy to fire up and gets warm very quickly. Gorebridge station is a five minute drive with free station parking and the train gets you into Edinburgh in around 25 minutes. At around £6 return it makes for a cost effective way to visit central Edinburgh without the hassle and high cost of parking. If you do want to drive it's about 25-30 minutes to get to the centre. We visited Portabello beach during our stay as well as the usual tourist activities in Edinburgh. However, we also just loved walking around the city with all its history and gorgeous buildings. The host was very responsive to any queries we had. Both bedrooms are very spacious and the grounds make for a great walk if you have dogs. Our dogs loved the property and location. There are two or three lovely country parks within 10-20 minutes where we walked our two dogs, Jake a Patterdale terrier and Phoebe a black Labrador. Gorebridge is about 5 minutes drive and there a couple of pubs and takeaways. Slightly further out (10-15 minutes) is a large Tesco, Aldi and Lidl.
We were four adults and two dogs and we all loved our stay at this lovely cottage!
Booked for colleagues who were working in the area. Well equipped comfortable house with great communications and comprehensive instructions. Would book again.
Beautiful location, gorgeous cottage, and lots of support from owners!
Ideal for short stay to recharge in amongst the birdsong and do nothing, a family base to tour the region or any combination.
We would go back in an heartbeat!!

Boiler noises in the lounge were annoying,. Difficulty to get the wood burner working, despite owning my own.
No shower, shampoo
Comfortable cottage with roaring wood stove. We were surprised by a morning of snow which added to the beauty. Kim, our host was the best, helping us when needed, even suppling candles at last minute when a predicted windstorm threatened power outage which luckily never came.

So relaxing
The dogs and I had a wonderful time at Elm Cottage.
It has everything you need, both inside and out to help you relax from the a frantic life!
Lovely old stone cottage with everything you need to be comfortable away from home. Clear instructions, cozy living space and Henrietta is absolutely delightful and very responsive. The estate is beautiful to walk on, very peaceful, rural setting, but super easy to get into Edinburgh on the train. Delicious local restaurants.
Henrietta was a fabulous host! Very convenient location. Little downtown village 1-2 miles away was excellent to grab coffee or full breakfast before heading to royal mile or coffee take away for the road.
Property was gorgeous. Accommodations were clean and homey, had everything we needed. Little hot water glitch was resolved immediately upon notifying Henrietta. She was very friendly and quick to respond to any questions or concerns. Would definitely stay again in the future.

Unique property in a beautiful Unique setting
I would not hesitate to stay again. This is an opportunity to stay in a little piece of history. The cottages are totally charming.
Remote self check in works well. Communication is clear pre and inter stay. Emails are promptly responded to. You have access to beautiful grounds for gentle strolls. It is peaceful and quiet. I marked down comfort by 1 point as the ground floor bed and sofas are losing some of their support..sofa v soft and bed, you can feel some springs.
I gave condition a 4 as hey, this is part of an historic estate..no doubt a listed structure .fire backboiler a bit noisy ,original sash windows a bit stiff and shower room smells a little damp...this all is in keeping with the properties age and character and for us it's charm.. but may impact on some people's comfort. The log burner is very effective and set up for your first light. I have never stayed in a holiday let which provides unlimited supplies for this! Thankyou heartily....if you don't like or want to use the log burner there are ample electric heaters...hot water is plentiful .
If you want a soul-less upvc clad box this is not for you. If you want a characterful memorable break somewhere totally different, don't hesitate to book.

3rd Stay - Love Arniston Cottages
The location is perfect - so quiet. Henrietta is the perfect host and her staff are friendly and very helpful.
The cottage is well equipped with everything you need. My cousin and his wife came for lunch and were very impressed.
They are considering having a break stay there.
My only complaint was the mattress was hard.
The property was as advertised and the people who handled the listing were amazing. The cottage was located near the train station so getting to and from the city was very easy. The cottage was very comfortable and met our needs. If we are ever back in the area we will stay here again.

My family, The Dundas family, have owned and lived at Arniston for 450 years. We very much enjoy welcoming visitors to the estate to experience the timeless beauty of our home. The current mansion house was built by William Adam in 1726 and many of our cottage visitors enjoy the guided tours which run from May to mid-September. We are so fortunate to live in the country yet we have Edinburgh with all its attractions just a short train ride away.

The stunning setting for our properties is always remarked on. Arniston is a designated designed landscape with many ancient broadleaf trees and wonderful woodlands to explore with pets. We have the best of both worlds as the buzz of our capital city, Edinburgh with all its attractions is a 25 minute train ride away.
