This is a stunning, recently completed house on the exclusive Lower Mill Estate with 5/6 bedrooms and accommodation for up to 13 guests. This is undoubtedly one of the best houses on the estate and has a prime location on a quiet section of Minety Lake. The south facing garden enjoys full sun throughout the day and provides direct access on to Minety Lake where you can swim, paddleboard or canoe. Access to a spa with indoor and outdoor heated swimming pools, sauna, steam room and therapy rooms is included.
Lower Mill Estate is an exclusive gated estate covering 550 acres of beautiful Cotswold countryside, with 8 lakes, a spa, tennis courts, 3 swimming pools, a children's playground and a restaurant. It's the ideal location for a family break, providing a very safe and secure environment for children to explore. Bikes and canoes can be hired at the activity centre onsite and the surrounding Cotswolds Water Park offers many more leisure options. There are endless options nearby for country walks and several country pubs within walking distance.
The accommodation comprises 5 bedrooms (the TV room can become a 6th bedroom if required), 4 of which have their own south facing balcony overlooking the lake. There are ensuite bathrooms to 3 bedrooms and 2 further bathrooms. The bunk room can accommodate up to 3 children. On the ground floor there is an open plan kitchen/dining area/living area which leads outside to a decked area with barbecue and outdoor seating. The living area has a wood burner, TV and SONOS sound system. There is also a TV room which can double as an additional bedroom and an adjacent shower room.

What a brilliant house. Just breathtaking. The facilities were lovely and all ages loved the stay. Thank you so much for allowing us to use your special house.
The house is fantastic for a group/ family getaway. Plenty of space and the open plan dining/ kitchen/ living area overlooking the lake is particularly special. Our family had a great stay. We made the most of the activity center and took out some kayaks. The on site restaurant is lovely and serves delicious local produce. Also great to have onsite swimming pools which the kids loved.
Alasdair and his property manager James were very helpful and communicative before and during our stay. Alasdair was also kind enough to offer us an additional night for a very generous price.

We had a fantastic weekend. We took advantage of the facilities on site and the comfort of the house. There is so much to do that three days didn't feel like enough and we plan to return to take advantage of the things we couldn't squeeze in. A fantastic getaway to suit all ages.
Just spent a lovely weekend with my family in this amazing house in a wonderful location. Great view over the lake with access for paddle boarding, also used swimming and tennis facilities as well as walking.

Lovely spacious property on the waters edge. A home away from home. Didn’t venture too far as the weather wasn’t kind but did use the Spa and pool and visited Bally hoo for coffee. Would def recommend if you’re a large family group as there’s plenty of space!

The house exceeded our expectations and was truly stunning - the photos on the website do not do it justice.
We were a large group of 11 adults and teens and there was plenty of room for everyone in the house.
There was a lovely view of the lake from the balconies and the deck - we were lucky enough to have warm October sun so made use of the outdoor sofas to sit and bird watch.
There was plenty for everyone to do - the teens gave a big thumbs up for the gym and said it was better than some of the hotels they had been to. They also spent hours in the indoor and outdoor heated pools and sauna.
The onsite restaurant, Balihoo, had a lively atmosphere in the evening and served a good range of food, and also catered well for vegetarians. I can recommend the Wheatsheaf Inn in Oaksey for a Sunday roast - its a short drive rather than a walk. A traditional pub with very good ale on tap.
We ran out of time to try the water sports but there were paddle boards and katakanus on the lake.
If you are going in winter, take wellies as some of the estate was under water so the walks can get boggy!
Wonderful, modern, large property in a peaceful and natural setting with lovely wildlife. It was Elaine's birthday treat and she wanted her family/grandchildren there. Perfect environment for fun with water for paddleboarding, swimming pools and areas to kick a ball. We did all our own cooking/entertainment and the house was perfect for that. Thanks Alasdair. Overall our stay at this property was very enjoyable. Beds were comfortable, lovely bathrooms with plenty of hot water. We were lucky to have a very sunny weekend but unfortunately this made the bedrooms very hot, causing some uncomfortable nights, there were two fans provided, which was a help but some more slightly bigger fans would be an advantage. It’s a spacious property with a lovely BBQ and patio seating. There is one en-suite room on the top floor which I had with my husband. This was good for as it gave us some separation from our family group with small children. They occupied the middle floor which has 3 doubles, two of which are en-suites, a family bathroom and a bunk room. The site is very nice, we used the outdoor pool, had spa treatments and hired paddle boards. We also hired the soft play room, which costs £20 for an hour of exclusive use. The children had a great time in there. Hopefully we will be able to return for a weekend next year.
Love love loved our stay at this stunning house. We are a 3 generation family who love the water - we swam and paddle boarded and kayaked every day. Alongside cycling and tennis and gym use we certainly had a fun fit week. Wake boarding was nearby and road cycling routes around this area was flat but very scenic.
The house is a glorious space and well equipped with everything we needed for us - baby, toddler and adults alike. Would highly recommend.
Lovely lakeside house with jetty. Rented for family celebration, ages from 1 year old to 70 year olds. Ideal for kayaking and the children loved fishing from the jetty.
House is very spacious and modern and the welcoming bottle of Prosecco was appreciated.
The only slight disappointments were the lack of kitchen basics, foil, cling film, cooking oil and only 5 dishwasher tablets and 2 bin liners provided for a family of 9 for a week, but overall we had a thoroughly enjoyable stay.
We booked the house to stay as a family for a special birthday. It had the wow factor and accommodated everyone comfortably. The grounds were beautiful and we enjoyed using the pools and lake for paddle boarding.
Communication was good with the owner and any issues were quickly resolved.
We had a really fabulous weekend to celebrate my Dad’s 80th birthday with an age range 10-80. The weather was kind to us so we spent lots of time outdoors with stunning views of the lake and it meant we got to BBQ and sit on the lovely outdoor furniture. The house is beautifully furnished and really well equipped. We had fun exploring the site and using the pools- even for an outdoor swim in April!

We love the peace and quiet of the Lower Mill Estate, the facilities onsite and the outdoor activities available in the beautiful Cotswolds. Our daughters love the freedom they have here to venture out and explore the countryside on their own.
