Knowles - Seven Bedroom House, Sleeps 13
Superb detached Victorian country house, built in 1890, full of character and many original features, occupying an elevated position, in over an acre of beautiful gardens, ideal for multi-generational holidays.
Accommodation Knowles sleeps up to 13 guests, however for guests of 6 or less some of the bedrooms could be excluded for use. This would be reflected in the reduced price quoted. Knowles has been completely refurbished to an excellent standard, maintaining many of the original features. Lovely views over the gardens and to the countryside from most of the main rooms.
All rooms light and bright, many with fireplaces in the living areas and decorative fireplaces in the bedrooms. Stunning views from many of the bedrooms. Extremely well furnished.
GROUND FLOOR:
Entrance Porch. Large Hall with Parquet flooring. Lounge, bay window with seat to enjoy the views of the beautiful gardens, fireplace, TV/DVD, Sky (family bundle)/ Sky Sport and BT Sport. Snug/second sitting room with TV/DVD, fireplace. Dining Room with serving hatch. Electric hostess trolley. Butlers pantry with fridge and tea/drink making facilities. Two steps down into Conservatory with table and chairs, door to garden. Kitchen/ Breakfast Room, Aga and electric cooker, table and chairs, leads to Scullery with kitchen sink and kitchen units. Back door leads to vegetable patch and herb garden. Utility room with Fridge/freezer and separate freezer, washing machine, tumble dryer, Victorian style pulley clothes dryer and an ideal space for walking boots and storing golf clubs etc. Second smaller hallway with a large coat rack. Spacious ground floor Cloakroom: Basin, WC.

Additional Information Pets welcome, a fixed charge of £30 pw or part week per pet. (dogs must be on leads outside due to the area not being secure, dogs not allowed upstairs and only in the rooms with hardwood floors.)
All shower/bathrooms have heated towel rails and lever taps.
Good housekeeping/cancellation deposit, £500. This is paid directly to the owner 8 weeks before the start of the holiday and is non refundable in case of cancellation. This amount is returned to you by the owner in full unless there are charges for breakage, damage, excess cleaning, cancellation.

Location and Area The small friendly town of Colyton just a 5-minute walk away, steeped in history dating back to Saxon times, between Lyme Regis and Sidmouth with quaint shops, art galleries, antiques, a garden shop, inns serving real ales and eateries line the streets. Tennis courts are almost opposite and golf courses at Seaton, Lyme Regis and Honiton. Scenic walks along the River Coly and the countryside lanes. The electric tram runs along the Axe Valley passing the Nature Reserve to the coast at Seaton 3 miles away. The area is also great for cycling.
Colyford, 2-minute drive away, has a PO/Stores and butchers, 2 inns, a restaurant, Nature Reserve and Holyford Woods.
The coastal town of Lyme Regis is an easy 15-minute drive over the Devon border into Dorset, offering a wide variety of activities – fossil hunting, fishing trips and cliff top walks along the Jurassic Coast, including the Undercliff Nature Reserve to Seaton.
A 10-minute drive to the picturesque fishing village of Beer and Branscombe.
The seaside town of Sidmouth with spectacular beach is only a 15 minute drive with an excellent selection of shops, cafes, restaurants, indoor swimming pool and cinema.
The small thriving market town of Axminster, famous for the Hugh Fearnley-Whittingstall ‘River Cottage Canteen’, shops and weekly street market is also a 15-minute drive away.
A wonderful house to spend a holiday in Devon with so much to see and do, family re-unions and celebrations or for corporate get togethers in and around Lyme Bay on the Jurassic Coast.
