About this property

Townhead Farmhouse - sleeps 4 guests in 2 bedrooms

Townhead is an unexpected and luxurious surprise, when you step inside. Wood panelling, eclectic colours and stylish details all combine to make this a real treat of an escape. Upstairs there is an enormous four poster bed and a bathroom with a real open fire. Downstairs, the airy twin bedroom, has a huge ensuite shower room and glass doors onto a terrace with a large outdoor, log-fired bath.

The kitchen is well equipped with a hob, oven, microwave, dishwasher, coffee machine and large fridge/freezer. The table has excellent views to the south and the Roberts Speaker, means you can connect your device and listen to your favourite tunes. The sitting room has an open log fire, comfortable sofa, TV and DVD player.

Library shelves in the high ceilinged hall, house a large variety of books and DVDs for guests to enjoy and there is a desk by the window, perfect for writing that novel, or just catching up with emails. Super fast fibre broadband is connected.

Outside, the west facing terrace is perfect for an evening drink or BBQ. Light the Hikki, wood-fired hot tub and soak away the cares of the world. Great walks go in every direction, right from the door, and if you crave the sense of being away from it all, whilst stil being connected, Townhead is a slice of heaven.

There are two well appointed ensuite bedrooms. Upstairs, the four poster bed is straight from a Jane Austen book and the bathroom beyond has a real wood fire and comfortable armchair for some uplifiting boudoir living. Tune into the Roberts Radio, or connect your own device to play tunes via Bluetooth.

Downstairs, the zip & link twin beds can be made into a double on request. The ensuite shower is enormous and when you slide back the window, you step out onto the generous decking and into the Hikki Hot Tub.

Exquisite getaway - you won't want to leave!

The farmhouse itself is absolutely stunning with perfect interiors and great outdoor space allowing you to fully relax and enjoy the surrounding landscape in any weather. Had a fantastic weekend here with family and our dogs, with everything we could need from an awesome books and DVD collection to the outdoor tub and walking tracks. If you enjoy the luxury of finer things in a tranquil setting - this is the place for you. Would highly recommend this place to anyone seeking some restful time out from busy lives (and some serious interior inspo!).

Peace and Tranquility

Absolutely loved this place. The property was exactly as described and the location was beautiful. If you’re looking for a spacious, well equipped and comfortable place that’s close enough to everything that Peebles has to offer while being remote enough to provide peace and tranquility then we would highly recommend this property.

Stunning getaway

We loved our stay in this beautifully restored farmhouse. The attention to detail was superb. We felt very welcome and the views were brilliantly therapeutic. Nice touches like stocking the fridge with milk, jam, eggs and sourdough was much appreciated. We will definitely be going back.

Fantastic place to stay

Beautiful property in a stunning location. Really comfortable - we didn't want to leave. The outdoor bath was good fun, especially when the weather went downhill. Just 10mins from Peebles so a really handy location. The kids loved it too.

Perfect Stay in Perfect Setting in a Stunning Location

This house is so, so lovely. From the moment you see it as you wend your way up past the farm to when you walk in the door and see the beautifully decorated rooms, you will be beyond pleased. The view looking up at the house is stunning and the view from the house looking across the valley at daybreak is equally so. Everything in the house is welcoming and comfortable. The cozy living room with fireplace was a favorite spot and the bedrooms with ensuite baths were perfect. There is a gorgeous view from every deep window, some with views of sheep in the immediate back yard! We took daily walks in the lanes between the pastures. The drive to town was not too long and we were lucky enough never to meet anyone on the single track coming up from the main road!! I also want to mention that the communication with the booking office was exceptional! We had to move our dates and had questions prior to our arrival and the response was immediate and helpful and friendly and kind. We live in the US so I don't know when we will be back to the Borders but if we do come back, this is where I will want to stay! It is so beautiful. Shelley Watts

A Perfect Retreat.

Townhead exceeded our expectations in every way. The quiet, peaceful surroundings and wonderful views. The house is furnished beautifully, and very well equipped. Clean, spacious and the most comfortable beds. It’s easily the nicest place we’ve stayed in the UK. We visit the Borders/Innerleithen/Peebles frequently, so we’ll definitely book again.

Enjoyed our retreat very much despite the weather. Very thoughtful set up.

As above plus.outdoor tub was stacked differently from the instructions in folder. More info needed how to light a fire around a bend. Antique headlamps not good for bedtime reading great for other things.

Stylish, clean, comfortable accommodation in the Scottish Borders with fabulous 360 degree views.

Really comfortable stylish well appointed cottage in the Scottish Borders. In a beautiful peaceful location with long reaching views of the hills and farmland. We particularly loved the south facing patio area where we could watch the lambs. Loads of great local sights including castles, riverside walks, gardens and Peebles only a few miles away for shopping and dining. We will definitely book again.

Delightful albeit remote

A very beautiful house with excellent facilities and wonderful views. Much as we loved the location, however, it is quite remote so not a place to stay if you like to pop into town often.

Gorgeous Cosy Cottage

This is was our second stay on the Neidpath Estate but our first in this property. It was every bit as perfect as the first. Comfortable, cosy, well equipped cottage with plenty of space and lots of quirky and classy features. If you want to be close to amenities this is not for you but for us it was a perfect, secluded location with fabulous views. We will definitely be back.

Should have stayed for longer

What a fantastic thoughtful job you have done on remodelling the house . It is efficient, comfortable and luxurious. Please dont give up on the lineny handtowels and the extra large sheepskin bedrugs and the other small unhouse rental touches that make it unique. We had dreich and glorious weather moments as to be expected in March and all I would have liked was longer to curl up with the books and the DVD collection and take in the 360 degree views. No problem about having enough sheep to count to fall asleep at any time of day. I like lots of information which others maybe could not be bothered with and would have liked to learn more about how the energy system worked . Was it set so the temp was greater in early morning and evening and lesser during the day ( including the hot water) ? We have O2 as a provider and got zilch phone signal in the house but fine immediately outside the backdoor ? Some info on walking up behind the house on the estate? My 5 for location is because I wanted to be all alone in a wee house up on a hill and knew something about the immediate area anyway. It is very much a lonesome compared with the BarnsTower properties. Completely Restorative thankyou

Stunning Splendour, Comfort and Practicality

Having stayed in another of Lulu's properties, I knew I'd be in for a treat when I booked to stay at her recently renovated 'Townhead,' - and I wasn't wrong. Lavishly decorated and practically equipped, including the wood-fired hot-tub, plenty of reading material and an exquisite en-suite bathroom, it's the perfect base for exploring the Borders.
