Here we have a beautiful Boutique Georgian garden flat in the basement of a Town House.The property has been recently renovated to a high standard in a contemporary style with a little quirkiness. There are 2 large bedrooms with King Beds. 1 spacious king size bedroom has a walk in dressing area and ensuite WC. The other big bedroom has a view to the garden and a sitting area with sofa. The property benefits from lots of natural light flooding into the hall, bedrooms and sitting room. The Family bathroom is a modern large space with walk-in shower enclosure with rainfall shower head , a luxury stand alone slipper bath. The Kitchen is modern fitted with all the mod cons and includes a breakfasting bar that seats 2. The Sitting room has a great view to the garden with large corner sofa.

This flat was perfect for us: two friends in town for the Fringe who wanted to stay a bit outside of all the activity of the city center. The space is huge and very comfortable. Would definitely come back!
Karyn is incredible and her home is perfection! The space is even better than the photos and while it is a little out of the city center, it's in a beautiful location with a bus stop just a short stroll down the street. Karyn opened her home to is very last minute as our previous accomodations were awful and we needed to leave the property immediately. She was so welcoming and gave us tons of suggestions on what to see around Edinburgh. We cannot recommend rhis property enough! Thanks for the lovely stay, Karyn!
Everything went smoothly. The flat was clean and freshly renovated. Bedrooms spacious and comfortable, probably a bit more space to store cloth would be useful. The kitchen is pretty big, but without windows, sufficiently equipped. What we definitely missed was a table for dining. The choice of renting an apartment instead of a room in Hotel is to have the chance to cook and eat at home. I would encourage the owners to fill this gap to make the experience in this lovely flat, fully satisfactory. The apartment is located in a very nice and quiet area. the bus stop is just in front of the apartment and the old town is just 25 mins walking distance.

Not the right place for families
The overall vibe of this place is best summed up by a Harry Potter quote "I'll be in my room, making no noise, and pretending that I don't exist". The owner definitely does not want to be disturbed or see you in any way.
The positives:
- clean
- comfortable beds
- nice kitchen
- acceptable WiFi
The drawbacks:
- white carpet with very detailed instructions on how to not damage it
- required to remove shoes before entering but no seating provided, this proved quite difficult for my elderly mother
- the entrance is through the garden but you are not allowed to be in the garden. There is a bench literally 10 steps from the entrance but you can not sit there. I was asked to go back inside when I was sitting on the bench reading a book (not on my phone or making any kind of noise) while I was waiting for my family to finish getting ready for the day. This restriction is only mentioned in the fine print.
- many breakable knickknacks throughout the apartment (see pictures in listing)
- no dinning room table
- check in instructions were clear and through but the process was still uncomfortable. The entrance is through a gate at the side of the house and all the houses on the street look similar including having a gate on the side. It was very clearly stated that you can not ring the bell on the main house to verify that you do indeed have the correct place. Just wander through the gate and hope for the best.
