A gorgeous, very spacious penthouse apartment sleeping up to 5, with three bedrooms and three bath/shower rooms on the top (5th) floor of a modern building which benefits from a lift and FREE private & secure off-street parking.

The apartment has a huge open-plan lounge, kitchen & dining area, plus two sunny balconies with panoramic views across Edinburgh's rooftops. The lounge has comfortable seating and a TV, the dining area seats six and the kitchen is fully equipped with everything you might need, including a washing machine and dryer. There's also a fridge, freezer, dishwasher, microwave, kettle and toaster, etc.

There are three bedrooms, sleeping five in total:
Bedroom 1 - King sized bed, TV, en-suite bathroom with both bath and separate shower, lots of wardrobe and drawer space for storage and access onto a sunny balcony with bistro table and chairs.
Bedroom 2 - King sized bed, lots of wardrobe and drawer space for storage and an en-suite shower room.
Bedroom 3 - A cosy room with a small double bed (120cm), its own shower room (not en-suite) and access to a sunny balcony.

All bedlinen and towels are provided. All bedrooms have hairdryers. Free WiFI is also available.

The apartment is very centrally located on the edge of Edinburgh's New Town, a short walk from the city centre and all its attractions. The bustle of Leith Walk is at the top of the street (5 minutes walk) and the Playhouse Theatre, St James Shopping Centre and Princes Street (Edinburgh's main shopping street) are less than 15 minutes walk.

Leith Walk provides bus links to most parts of Edinburgh. Waverley Railway Station and St Andrews Bus Station are both less than 20 minutes walk away.

There are two small supermarkets within a 5 minute walk of the flat and Broughton Street, with its eclectic mix of independent shops, restaurants and bars is an easy 10 minute walk.

Fantastic Apartment

Excellent location close to the tram line with easy access to all of Edinburgh’s highlights. Great views from the balcony for a relaxing glass of wine at the end of the day and some lovely personal touches from the host such as a nice box of shortbread on arrival. Looking forward to the next visit!

Stay in City Center apartment

Everything about the apartment was perfect! We were three generations of our small family of four, and everyone had their own spaces. The location is fantastic—an easy walk to Leith Walk and other places. There’s a very nearby convenience store that is…well, super convenient. Having the outside balcony is a huge bonus, with amazing views of the city. Uber works extremely well here, and getting around was easy. We all fell in love with our “home away from home” and the incredible city of Edinburgh.

A perfect apartment!

This apartment is amazing! You will not be disappointed. Very quiet, lovely bedrooms and 3 big bathrooms which are all newly decorated and high spec. The kitchen and seating area is also perfect. It really is fabulous, lots to do in walking distance and numerous eateries of all cuisines in very close proximity. 10/10 in every front! We will be back!

The apartment, the location, the city, our host, were all exceptionally good. Couldn’t fault any part of our break. In the apartment there was everything you would want and more. Location wise there are all sorts of good restaurants and bars close by and the old center and shops are but a short walk or small bus ride away. Our host was knowledgeable and provided all the information and more that we needed. Thank you Fiona. Our only issue was we should have stayed for longer. What an excellent place - we will definitely be back again for sure.

This our second stay in the penthouse, and we enjoyed it as much as the first time, if not more.Fiona is a great host, lots of nice touches, and is on the end of the phone if you need to speak to her.The flat is so comfortable with everything you need, spotlessly clean, thick towels, lovely smelling bedding, comfy beds it's just fabulous, didn't want to come home.We could walk to princess street in 10 minutes, so a great location.Lots of nice places to eat, we ate in Mama Roma which is a 5 minute walk away, very nice, staff very friendly. We even had sunshine on our trip in February so sat with a glass of fizz admiring the stunning view of my favourite city on the balcony.Want a fabulous flat book this flat you won't be disappointed. Very well equipped and quite apartment in great location

We visited over the last weekend and on arriving found a wonderful and clean apartment with great views. The whole apartment was immaculate and extremely well equipped. The kitchen has everything you could need and the home made cookies on arrival were much appreciated. The apartment itself is very quiet and in an excellent location for visiting Edinburgh. I would recommend the bus for trips to places outside Edinburgh centre - stops are within easy reach of the apartment and with a regular service to all areas. We would have no hesitation in recommending a stay in this apartment and very much hope to be able to visit again. FIona was an excellent owner and communication from her was brilliant.

We Loved This Place

We all walked in, saw the view, dropped our bags and said 'wow, look at that view'. Thereafter, we gravitated to the terrace each morning and night to make the most of it. For three couples this apartment was simply perfect. Spacious, gorgeous, colourful and well equipped. The attention to detail was impressive. Quality fittings and linen all around. We all want to return. On the last morning I was up at 6am, on the terrace, coffee in hand, watching the city come to life. This is my kind of place. Thank you Fiona and family for creating a special environment to share.

An amazing apartment, perfectly situated.

The apartment exceeded our expectations. We had a great weekend, despite Scottish weather! We could see a lot of thought had gone into every little detail, including arriving to homemade cookies and a cup of tea, just what was needed after a long journey! Weekend in edinburgh

Four old school friends met up in Edinburgh for the weekend and wanted three bedrooms and three separate bathrooms as 2 of our group were sisters and happy to share. The flat was just as in the photographs on the site and was very central, well equipped and very clean. We had to be out by 10am on the Sunday which we failed to achieve and Fiona let us leave our bags in the flat to collect later. We felt a later checkout on a Sunday would have been more appropriate. All in all we all felt the flat was a great find and would stay again when in Edinburgh. Fiona was very helpful throughout the booking process and stay.

Perfection!

If I could move in tomorrow I would. Fiona was a delight to work with and so organized. Made everything so easy for us. Location was great, walking distance to a lot of restaurants and sights. The apartment was absolutely beautiful and wonderfully and whimsically (bright colors, fun patterns) decorated. Fiona the owner left a very gracious welcome note, home baked cookies and came over to explain everything to us. She lives right next door so if there was ever an issue she could be over in a second (but I doubt that ever happens where you would need her as all details are meticulously described). There is an instruction booklet and tips for transportation, their favorite restaurants etc. Fiona supplies coffee, milk and juice but the best part is the washer that turns into a dryer! Clean clothes, yay!! She also supplies a blow dryer, body wash, detergent and sink supplies. The bedrooms were great and the beds so comfortable. I would not even think twice if you are looking for a great place to stay in Edinburgh!

Truly magnificent accommodation!

We are 2 families with young children. To celebrate our son's 5th birthday and to incorporate train rides and castles, we booked a trip to Edinburgh. I found this accommodation and could not believe our luck! Fiona was excellent throughout. She was great at communicating and extremely helpful when we arrived, meeting us there to tell us all we need to know. The apartment was spotless, fully equipped and spacious. It was a short walk from all that you need and we would not hesitate to book again. In fact it has been all we've talked about since we got home! Thank you for providing us such a welcoming, homely and beautiful place to stay to celebrate happy times with family and good friends.

Fantastic Flat

Excellent Accomodations

My family which included three adults and two grandchildren rented this apartment over Christmas and Hogmanay. The accommodations couldn't be better. They were clean and very well maintained, and within walking distance of most of the main attractions of Edinburgh. Each bedroom is supplied with two sets of keys. The kitchen provides all necessary equipment with seating and place settings for six people. The owner was available to answer all our questions promptly, as well as written recommendations for restaurants, markets, etc., and several welcoming gifts. I have taken rental properties throughout the world over the past 25 years and this property has to be rated among the best.

Family gathering

What a lovely apartment. We had a really warm and informative welcome from Fiona, thanks again for your flexibility on timings and the parking space was really useful. The accommodation was excellent, spotlessly clean and everything you could want was all there. Great location within reasonable walk up into the city centre, yet quiet position. We had a brilliant weekend with family joining us from all over the UK, would recommend visit to Brittania out at Ocean and we also liked the curry at Kushi, which was mentioned in Fiona's booklet. Would certainly visit again in the future if we need this many beds again. Thanks again Simon & Ruth

Short family break in Edinburgh

We enjoyed a half term short family break in this delightful penthouse apartment in Edinburgh"s new town. When we arrived we were pleased to find the residence spotlessly clean and tidy throughput. The living areas were well proportioned with contemporary furniture and there is a very pleasant view from the feature bay balcony window. The owner was very helpful throughout our stay. We would certainly return to this apartment and therefore can highly recommend it to any prospective traveller to Edinburgh.
