Newlands Farm sits proudly in 2 acres of grounds exuding all the charm and character of traditional New Forest living. This beautiful C18th five bedroom thatched property is the perfect destination for a family gathering, getaway with friends or base to visit nearby Paultons Park or explore the National Park. Recently renovated to a very high standard it can easily be utilised in two separate areas each independent. The extensive garden features a luxurious Hot Tub & thatched outdoor dining hut.

The space
The house is accessed via impressive wooden electric gates onto a sweeping gravel driveway, which offers plenty of secure off-road parking (for at least six cars) and there’s a convenient electric car charger. Guests are greeted by an elegant mill-wheel fountain in a formal front garden.

The property can be entered via the thatched front porch or more popular the main kitchen which has an entrance boot area with an old pew bench and hanging cupboards. The sizeable Shaker-style kitchen with its quartz worktops is light, airy and superbly equipped with integrated fridge & freezer, oven, dishwasher and traditional Belfast sink with multi-functional Quooker tap. There is also a microwave and Nespresso coffee machine and a good selection of utensils and cooking equipment. A large oak table set in the beautiful bay window offers a relaxing dining area for 6/8. Off the kitchen is a useful utility room with built-in washing machine & tumble dryer and large Belfast sink, leading on to a downstairs cloakroom & toilet.

The heart of the house is a cosy heavily beamed living room with large inglenook fireplace, which even has its original bread oven. There's a further round dining table seating 4/6 people and a comfortable settee and TV. A set of french doors takes you into probably the most popular space, a large sun lounge that opens onto the dining patio and back garden via fully glazed oak doors. This room is a real sun trap whatever time of year! There is a sizeable and sumptuous L shaped leather settee with two fun 360 degree armchairs and large flat screen TV. All televisions in the house are complete with Freeview, Netflix etc

The back garden patio, with its thatched water well, features a large outdoor dining table seating 8/10 people perfect for those long summer lunches!

The main staircase opens onto an a spacious landing off which the bedrooms are accessed. The principal bedroom with its luxurious king-sized bed and ensuite bathroom has a stunning south facing oak balcony and is full of designer touches and beautiful fabrics. It also has plenty of storage and hanging space in matching oak furniture. Bedroom two also has an ensuite bathroom with generous sized double bed complimented with a painted oak topped low level dresser and beautiful lamps. There is a large walk in wardrobe with ample hanging and storage. The third bedroom off the landing is a twin room full of beams and period character, suited to children and adults alike. Opposite is a feature bathroom with a large Georgian style cooper bath for long relaxing soaks or fun bubbles for kids! The room is completed by a comfortable armchair of the same period.

Off the main living room a short corridor with dividing door leads to a further fully equipped luxury kitchen with a traditional SMEG stove cooker built into the fireplace. There is a fridge & freezer, Belfast sink with Quooker tap and integrated dishwasher, together with a counter top microwave and Nespresso coffee machine. This side of the house can also be accessed independently via the old front door under the thatched porch and has a beautiful shower room and toilet in traditional style.

You walk through from the kitchen to a light and inviting living room with sumptuous settee facing a large brick open fireplace with electric ‘wood effect burning’ stove. A large flat screen TV completes this relaxing area. The end of the room forms an enchanting glazed alcove with a beautiful c18th dining table seating 4/6 people. There is also a french door leading directly onto the back patio and garden

Up a short flight of stairs there are a further two double bedrooms both full of character oak beams and designer touches. Each room has a generous hanging wardrobe built into its walls and a flat screen TV makes these very comfortable and cosy additional bedrooms.

Perhaps the most exciting feature of this enchanting property is the walled garden with its seating area and beautiful thatched hut, which offers an al fresco dining option for up to 8 people - heated for those chillier evenings. However, the highlight has to be the large luxurious Hot Tub Jacuzzi with its multitude of settings - you can tailor your bubbles to suit …all at a relaxing 38 degrees!

In summary, this enchanting period New Forest house retains its 17th-century origins with exposed timbers and fireplaces and so perfectly tucked away in its extensive landscaped gardens it’s the ideal location for that special family gathering, getaway with friends or base to hit Peppa Pig World!
