Fabulous & spacious 5 bedrooms home with private (optionally heated) pool, sunny from 10 am to sunset, overlooking a lake in the gated resort community Lake Berkley in Kissimmee, Florida. High ceilings, large rooms, 3 full baths, 1 master suite downstairs and 1 master bedroom upstairs.

Pristine pool with screen enclosure overlooking the lake. The home is located 15 minutes away from Walt Disney World and in the heart of the best shopping and attractions Central Florida has to offer!

Fully equipped with all necessary kitchen needs, bed and bath linens. This resort has a lovely clubhouse.
The Club house has a large heated pool and splash area.
There is a tennis court and a half-basketball court. Beautiful lake on the property, with a walking path all the way around, volleyball court, fishing dock, and play area.
Very safe and quiet area.

Amazing stay

Large,spacious lake view villa, exactly as it said in the description. Catherine & Jean-Daniel were amazing start to finish of the rental process. One complaint - we had to come home !!

A home away from home!

Catherine and Jean-Daniel are amazing people and have communicated with us throughout. The villa is absolutely beautiful, clean and felt like a home away from home. It is well equipped and everything is organised efficiently to make your stay as easy as possible. The location is just perfect and everything is within a reasonable distance. If we were to ever visit Florida again we would 100% stay here again, we were all very sad to be leaving. Catherine and Jean-Daniel thank you for a wonderful stay and we wish you all the best. Amazing hospitality

The villa, the view, the lake, the hospitality, the communication - all of these made for a wonderful vacation. This property is really something to relax in and enjoy. Catherine and Jean-Daniel are excellent hosts with superb communication before, throughout and beyond. We had to contend with "unexpected guest" Hurricane Milton during our stay and the communication and support from both were excellent. We were made to feel totally safe throughout and nothing was too much for them. It's clear they seek to make your stay as best as it can be. We also had a medical emergency which meant we needed to leave the property earlier than planned. They could not have been more understanding and took a genuine interest in how we were and what was happening. We all really appreciated that and it made us feel so special at a difficult time. Every detail in the villa has those that stay in mind and ensures they have the best stay. The rooms are excellent. The villa is spacious and has everything you could possibly need. The pool area is magnificent; providing a great place for early morning coffees and chill times watching the wildlife on the lake or people from other villas fishing during the day. At the end of the day the deck is a great place to unwind (a bit more) and watch the sun disappear and the stars come out. We recommend this experience to everyone. The location and - most importantly - Catherine and Jean-Daniel will ensure you have the best stay!

Best property in Central Florida!

My partner and I travel around the States a lot, and can honestly say this was one of the best properties we have experienced. We were only here for a few days as part of our Honeymoon, but wish we could have stayed much longer! The pool area is clean and spacious, perfect for relaxing. The property itself is truly spectacular and perfect for couples and families. This will certainly not be the last time we stay here. The hosts are also incredibly helpful and attentive. Thank you again :)

Third stay and gets better every time!

We have fallen in love with what we call “our home away from home”. This villa has everything you need and more. Cleanliness of the villa: The villa is spotless and clean. The pool area was cleaned during our sun loungers Location: Only 15 minutes from Disney, about the same for Seaworld and universal. Walmart just around the corner (less than a mile away). Lovely, safe and gated community with security guard on 24/7. Amenities: The villa has everything you need. Fully equipped kitchen for when you fancy doing some cooking or just want to use the plates and glasses for takeaways. There are fans in every room and air conditioning throughout, keeping the villa cool after a red hot day. A lovely fridge freezer with ice machine, oven and dishwasher to name a few. There is a washer and dryer which you can use at your disposal and definitely comes in handy. The pool and pool area are great. Lots of pool toys accessible for the children and plenty of sun loungers for all. There is an outdoor dining area which is under cover and a separate table for dining alfresco in the sun. There has been new flooring fitted in most rooms and personal touches throughout! Communication with owners: Absolutely brilliant! Cannot fault the owners at all. They are always at the end of a message if you need anything and are happy to help in any way possible. We have built a great relationship with them and we always know we are in good hands for each stay. We will 100% be staying again! 💞

The owners of this property are so helpful and provided lots of information. We enjoyed our stay for 5 nights visiting the nearby attractions. However the villa itself would benefit from some upgrades in order to warrant a better review

Not much more I can say....Highly Recommended

Stayed for a fortnight with family. Very clean and well appointed, the villa was great and the pool was warm from the start, and ideal for our 2 year old granddaughter. No problems at all during our stay and communications/information with Catherine and Jean-Daniel was first class. Highly recommended and looking to return next year

Great villa, exactly as listed and wonderful hosts.

We had a fantastic stay at this villa for 2.5 weeks, as a group of four adults and 3 kids. The villa is exactly as listed, very light and spacious, with everything you need. It is an ideal location for all of the parks and International Drive, within a secure gated community, and we really appreciated the fact that it backs onto the lake. The hosts were excellent, with fantastic clear communication throughout. We would definitely stay at this villa again if we returned.

Nice house and outlook

Nice house and outlook, I think it’s in the middle of a renovation as some of the furniture is looking tired and the water cooler on the fridge was not useable due to a black substance. Would benefit from more seating in the living area to accommodate total number of guests. Be careful to include all guests and potential visitors as there is a cost for extras. Our biggest issue was we were locked out of the property and asked several times what time we were leaving to allow the cleaners in, we left before our check out time.

Nice villa in great location

We stayed for a week whilst visiting Disney, the villa is clean, well kept, well equipped and has comfortable beds. The pool was great for us (we have a 5 and 9 year old), the pool was shallow enough for our five year old at one end. The location is great, just off the 195 between mile marker 14 and 15. We arrived very late and all the communication from Catherine and Jean-Daniel made it easy to find and get in. We couldn't get the TV to work on arrival and just assumed it was us being tired - woke up to an email from Catherine and Jean-Daniel to say our pre-arrival checks had determined the TV was faulty and would be replaced. By 10am the following morning a couple of men arrived and installed a brand new TV - couldn't ask for more from a host when there is a an issue. I would recommend the house and highly recommend Catherine and Jean-Daniel as hosts.

Returning to Paradise

Where do we start…we stayed at this home last year and we couldn’t wait to return again this year! We we’re excited to see some additional home improvements - like new floorings and upgraded furnishings. The home is certainly a home away from home which we all feel very much safe and comfortable in. The gated community gives you extra security and protection during your stay. The pool area gets the sun most of the day and you get to see some wonderful sunsets. The owners are outstanding and are on call for any questions before or during your stay. We cannot recommend this home enough! We will definitely be returning to our new favourite place!

Fabulous!

I came to stay at this wonderful villa for 17 nights with my family, including our 4 children aged between 7-10. The villa was perfect for us; spacious, clean, well equipped, and it’s perfectly situated for trips to Disney and all other amenities. The pool was fab, the children were in it at every opportunity! Communication from the owners was flawless from start to finish. They are such lovely people and are always prompt to respond. They very kindly helped us out with a slight glitch we had at the end of the stay, and we are very grateful for the help. I’m so sad our vacation has come to an end but look forward to rebooking this villa in the future. Many Thanks :)

Fabulous holiday in Kissimmee

We have just spent 10 days at this lovely, comfortable property. As a family of 5 adults the villa gave us plenty of space and everything we needed for our stay. We really enjoyed the pool, really great to use after long days at Universal. The kitchen was plenty big enough and we were able to cook meals. We chose to not hire a car and used Uber/Lyft instead, it is approx 30 mins to Universal and we didn’t wait more than 5/10 mins each way. Walmart is approx 20 mins walk away, we arranged a large delivery for arrival and topped up during our stay. Owners were really helpful in answering our queries and Adrian who manages the property was great.

A home away from home!

My family and I have just returned from the most magical trip to Orlando. We cannot fault the owners and their villa. I asked many questions prior to our arrival which were answered swiftly and effectively. The owners are always at the end of a message/email if you have any queries during your stay. There were plenty of helpful notices around the villa to ensure you could use all the TVs, air-con and sliding doors with no issues. The villa came with everything you needed and certainly was a home from home. Walmart is just around the corner so we could stock up on any household items, food or drinks. The location of the property is perfect! It is located in a very safe and gated community which had security guards checking you in each time to ensure only registered visitors could enter, this made us feel very safe. The villa also has a unique code to access - again making you feel secure. Lake Berkeley is just off the 192 and approximately 20 minutes from the Disney area. The villa itself is just as advertised and the views are breathtaking. I’m going to miss waking up and looking over the lake each day! The pool was perfect and the surroundings were very well kept and clean. I cannot fault this property or the very helpful and professional owners. I wholeheartedly recommend this villa to anyone wanting to stay in Kissimmee. We WILL definitely be returning very soon! Thank you again! The McIntyres

Nice centralized location

Good location for visiting Disney, Legoland, Old Town. Lots of rules in the house and resort area. House and pool worked well for our kids/grandkids. Could use some updating and with it geared for kids I would recommend changing out some of the glass tables and such. Owners very responsive with questions/needs.

Wonderful Place To Stay

Very clean. Well maintained. The pool was nice. The beds were comfortable. The kitchen was what we needed. Overall everything was what we needed while we visited the Orlando area. Was nice to come back to a house. Would recommend. It was only 3 of us staying. The house could easily accommodate more. We all enjoyed our stay.

Excellent Experience

I wish that there were more stars to choose. Everything about this property rental was fantastic. The home is beautiful, well supplied with all of the basics you need, comfortable lounging furniture. The beds were great. There was more than enough room for everyone to have their own space and space as well for us to be together as a family. The pool was amazing. The views were beautiful. We took advantage of the basketball court and checked out the community pool as well. We were most impressed with the cleanlines and upkeep of the home. Everything was in great working order and very clean. Communication with the owner was incredible! I reached out with a couple of questions prior to our trip and also during our stay. I received almost instant responses which was SO helpful! We felt welcomed and appreciated as guests. There was such kind and thorough attention to our questions and needs. Thank you!!!

After having spent several weeks during many years in Lake Berkley Resort, we decided to buy in March 2020 a house for our retirement and for the pleasure of our Children and grand-children

Après avoir passé plusieurs semaines pendant quelques années en location au Lake Berkley, nous avons, en mars 2020, décidé d'acheter notre villa pour passer les hivers et certainement y passer notre retraite. C'est aussi un grand plaisir pour nos enfants et petits-enfants qui apprécient beaucoup le coin.

What makes this property unique

Our screened pool which protects from all bugs, the fantastic view on this nice lake where wild birds and turtles are coming each day, the cleaned and very well entertained lawns and streets, the safety of the 24 hours gated resort, the friendly clubhouse.
