About this property

Fabulous open plan house in large country estate close to beach and visitor attractions

The Coach House sleeps 8 -10 in 4 bedrooms with 4 bathroom/shower rooms and is situated about 4 miles from Arbroath. Its main feature is the huge living area incorporating the original stonework and arches of the original old Coach House and the breathtaking vista into Kinblethmont woodlands through the glass fronted sunroom area. The walled garden and its play area, orchard and large terrace area is a short walk away.

High quality materials have been used throughout from the solid oak staircase to the polished granite work surfaces in the high-specification kitchen with all modern conveniences.

The Coach House is kept cosy and warm with underfloor heating downstairs and radiators upstairs - all fuelled by woodchips from the Kinblethmont estate and there is also a woodburning stove to snuggle up to on chillier evenings. It has a 3D TV with Sky channels and a DVD player as well as free WiFi for the times you feel like staying indoors.

The patio area is accessed from the sunroom french windows and has tables, chairs and loungers allowing you to make the most of the better weather . Or if you prefer, the sunroom area itself is a suntrap and has chairs for relaxing in allowing you to watch the world go by, do some bird spotting (we provide the binoculars) or simply to keep an eye on the children as they play outside. A gas BBQ is available for you to use for an extra charge.

There is a double bedroom downstairs with a shower room next to it for those who find it more difficult to tackle upstairs. The large family room upstairs can sleep 4 though the use of a day bed and it has a TV for DVDs, The Coach House is attached to 'The Stables' which has its own entrance at the opposite end of the building and its own garden areas. The two properties can however, be opened up for larger family groups.

A high chair and cot can be made available on request at no extra charge.

Great place to stay

The property was absolutely beautiful better than the picture, it a great place to stay, we had a group of 8 adults and had the best time. The place was easy to find the grounds are great to explore and has a number of attractions near by. I would definitely recommend this place to stay. Thank you for the great communication which made the process of booking and organising so smooth 🙂

Lovely house in a peaceful spot

The Coach House is a beautifully renovated building which is very well appointed as a holiday house. Beautiful location within the grounds of an impressive estate. We loved the eco- credentials too! Great amenities within the walled garden for fun and games! Would highly recommend.

Photo gallery was a true reflection of the property but was more than pleasantly surprised to find lots of quality extras eg plenty of dishwasher and washing tablets, lovely shampoo, conditioner, hand wash and shower gel with super shower units.

Fabulous Property

Kinblethmont Coachhouse

A very spacious accommodation which amply suited our party of eight adults and one infant not quite two. We enjoyed a couple of bbq's in the spacious and almost secluded garden which is surrounded by greenery and made good use of the firepit also. The furniture and fittings were of high quality. We enjoyed walking the various paths through the woods to the walled gafden which is massive. There is a badminton and volleyball net set up in the gardens and a table tennis table. There is also a chest with croquet equipment and other bits and pieces. In summary a fabulous place to stay!

A Little Piece of Heaven

This was our fourth visit to Kinblethmont but our first visit to the Coach House. We loved every second of our stay. My husband and I went with my parents and our 2 sons, aged 12 and 2. There was ample room for us all. My parents had the downstairs room, my 12 year old claimed the family room and my husband, Me and Joe used the other large double room. The house was well equipped and some lovely touches leaving Jam, oat cakes and biscuits in the kitchen. My son's mainly like to play at the amazing Walled Garden. We were there daily and my 2 year old was particularly fascinated with the lawnmowers around the estate which kept the grass maintained! We took our annual trips to Lunan Bay, Friockheim, Arbroath and even managed to see Arbroath win a football match! We will most definitely be back to Kinblethmont. We are all so fond of the place and wee Joe is asking to go on his holidays again so it was a hit for a boisterous toddler too. Thank you for helping us make some wonderful memories.

Beautiful House in a fab quiet location.

Fantastic stay in a beautiful cottage

This was our second time staying at Kinblethmont and it was just as good as we had remembered from last year - the Coach House was beautiful, spacious, clean and well equipped. Grown ups and kids alike loved the walled garden, and seeing pheasants strolling past our door. Very helpful hosts. Had a lovely trip to Lunan Bay one day. Highly recommend this property and estate. We will be back again next year!

Lees Getaway & 50th Celebration

Just now getting the chance to write a review for this spectacular property in the Kinblethmont Estate, near Arbroath. We booked the Coachhouse for a family celebration & couldn't have enjoyed ourselves more. It looks great on the website, but actually the pictures don't do it justice....so beautiful & everything was done to a very high class standard. All the rooms are fantastic & fitted out with lovely furniture & superb bathrooms. We loved being able to eat all together inside & out using the excellent kitchen & BBQ facilities. Jessica was close by & welcomed us on our arrival day. She gave us directions to some of the nearby attractions & in particular the walled garden.......spending the day there playing all sorts of games was a big highlight for our whole family aged between 13 & 57. Knowing Jessica was close by was a comfort in case we needed anything (we didn't) but she was extremely discreet & kept a polite distance, giving us our space to enjoy our time there. We were blessed with great weather & had the full doors/windows open onto the patio area & spent several hours eating, drinking, playing games & just relaxing in what is a truly wonderfully serene setting. Absolutely gorgeous with all the trees, birds etc. We loved it & will most definitely be back before too long. xoxoxo Lees Family

Fantastic property.

Had a brilliant weekend here. The property is fantastic and the hosts extremely helpful. The garden, barbeque and chiminea are excellent additions to a very well designed house. Our toddler had a great time on the woodland walk and playpark, and loved watching all the pheasants! We would definitely come here again.

Great property, lovely surroundings superb stay

This was our tenth holiday to the Kinblethmont estate. We had an excellent stay. The accommodation is really comfortable, warm and finished to a very high standard. The owners are extremely friendly and helpful. The grounds are great for exploring - the kids love playing table tennis, rugby and Frisbee in the the secret garden and there are plenty of great walks.

Awesome house for a gathering

Wow what a house! We were a group of friends celebrating a special birthday. We booked the coach House and stables and I cannot find any fault at all. From booking arrangements and info provided by the owners I had a great feeling about this place! Set in gorgeous grounds with every beer catered for we were wowed!!! Spotlessly clean, abundance of room and well equipped. Gorgeous massive dining area with cosy fires and great kitchen. We loved this and would definitely return again!

Wonderful Family Weekend

We stayed at Kinblethmont Coach House for a weekend break with the extended family, and it was a delight from start to finish. Impressions were good from the start, with quick replies and amazingly comprehensive and informative communications. The house itself is beautiful, spacious and very well appointed, and the grounds are gorgeous with some lovely walks right on the doorstep. The walled garden is a particular delight, especially for children (big and small!), again very well equipped, and we ran into one of the staff here who made a point of coming over to introduce himself in case we needed anything over the weekend. Having stayed at a few different places on family breaks, we agreed it was one of the best places we'd ever stayed at, and amazing for the price. It's evident when those running a place take a real pride in it: very much the case here. I could not recommend it more highly!

Amazing holiday home

The Coach House was as described and more. A clean ,stunning open planned home of an exceptional standard. We were blessed with beautiful weather. The children and adults loved the walled garden and Lunan beach was visited several times. We were four generations and provided with all we needed.We would love to go back as there is so much to do. Pitmuies Gardens are well worth a visit . We would definitely recommend the Coach House.

A beautiful property in an exceptional setting

This was our second holiday in the Coach House and the return visit lived up to and beyond expectations. Set in its own micro climate, it delights the senses with birdsong and visits by a range wild birds, deer and red squirrel which mark it out as extremely special. It is close to the beautiful, historic fishing port of Arbroath with its ancient Abbey and of course Lunan Bay with its dunes and extensive sandy beach. There was something.. and more for all three generations to do and to enjoy; whether tranquility, BBQ, kite flying on the beach, walks, bird spotting or chilling round the log fire. Please don't tell anyone else about it.. it can be our secret!

Wow

Very impressed even before I went inside. Beautiful grounds in peaceful surroundings. The house was amazing - absolutely everything we needed for our weekend including barbecue utensils and toiletries in the bathroom. Comfortable beds, crisp linen, logs for the fire and ice in the freezer. The walled garden was a perfect little hidden gem. 8 of us had a fantastic weekend (helped by glorious weather). We will definitely be back next year.

Very clean, comfortable and well equipped, we rented the coach house and the stables as we needed all 6 bedrooms. Our friends had the chauffeur's cottage. All in all an excellent property in nice surroundings.

Wonderful return visit

Memorable Weekend

Just returned home after what was a magical weekend at your lovely Coach House/Stables. My parents were celebrating their Diamond Wedding and were overwhelmed by everything and had a ball. This is certainly a hidden gem and I am delighted that we have found you. Everything is catered for and our ages ranged from 8 months to 84 years. It is a five star luxury house and you should be congratulated on how well you have thought of everything for your guests. There were 12 adults, two teenagers and a baby. We will definitely be returning. Thank you.

Kinblethmont Coach house was the old cart house for Kinblethmont Estate which has been owned by the Ramsay family for generations. The carts would have been in the lower area between the arches with the hayloft above. In later years it housed the smart motor cars before falling into disrepair. In 2012 an EU grant was obtained to have it converted into a beautiful holiday let.
The Ramsay are still farming on the estate - Robert runs the farming and renewable energy, his brother Jonathan the woodlands and estate and Jessica his wife runs the holiday business.

What makes this property unique

Kinblethmont Coach House is positioned in the centre of Kinblethmont estate surrounded by tranquil woodlands - such a peaceful place! The huge open plan living area h as a definite wow factor and looking out into the woods with plenty of space for all members of your group. The estate is wonderful -lots of walks and of course the walled garden - sometimes called the secret garden- with its play areas and peaceful setting - a short woodland walk away . You will have everything you need to feel at home and any help only a quick phone call or text away - there will always be someone nearby to help you.
