Our Villa is located exactly on the top of the Caldera.

Completely Private, without other buildings surrounding it, with easy access, no tiring stairs, no noise, and with comfortable private parking.

It is the only private villa on the island with the largest frontage on the Caldera cliffs. The panoramic photos you'll take will be like postcards that everyone will envy!
From here, you can enjoy the best sunset in Santorini, overlooking the breathtaking volcano. Completely secluded, swimming in a dreamy overflow pool, right on the edge of the Caldera.

Our villa is a two-story, traditional, luxurious maisonette of 80 sqm with an outdoor area of 250 sqm. On the ground floor there is a large Queen-Sized Bed, one single Sofa Bed, a bathroom and a fully equipped kitchen. On the first floor where the main bedroom is, there is another large double Queen Sized Bed, one more single sofa bed, a bathroom and additionally the indoor heated jacuzzi, overlooking the Caldera and the Sunset. A unique spot on the island that makes you feel like you're flying.

Our villa accommodates up to 4 people, and we offer you our services, the island hospitality, and our love. An oasis just 10 minutes from the busy and noisy center of our island!

It has the advantage of being only 500m from the famous traditional settlement of Megalochori, 100m from Boutari Winery, 8km from the town of Fira, 7km from the airport, 4km from the port, 4km from Akrotiri with the Ancient ruins and the unique Red Beach, and 3km from the Black beaches of Perivolos and Perissa.

Stunning cliffside villa!

The villa is set cliffside with stunning views of the caldera! It is very clean and pretty inside - there is air con throughout so despite the high temperatures outside it was easy to stay cool and comfortable inside- there is plenty of space in and around the villa - we really didn’t want to leave! We were met by Panos, who showed us round and an extremely well stocked fridge and cupboards so we did not need to buy any supplies during our stay! Many thanks for all your assistance! We slept upstairs where the indoor hot tub was - the bed was very comfortable and Panos was quick to increase the temperature of the hot tub as it was ever so slightly too cool at first. There was plenty of room in the shower and a twin sink in the upstairs bathroom which was ideal for a couple. The villa is near a few properties including a hotel with helipad but not overlooked at all ! It was very interesting watching the helicopters take off and land as it was very windy for a couple of days during our stay! The wind did make it challenging to use the outdoor plunge pool but we managed to for a couple of days during our stay when the wind wasn’t as strong! We loved our stay at the villa it is in a perfect location, not far from Megalochori village but with stunning views of the volcano. We found the sunsets here were just as good as Oia, better really as you have no crowds to contend with! We would totally recommend a stay at this villa, it has everything you need for a special and perfect stay on Santorini. 5 stars ⭐️ for everything!

Caldera View Villa is Exceptional and Very Special!

This Villa has some of the best views on Santorini and will not let you down. Magalachori village is a shot walk away with some lovely traditional Greek restaurants and a laid back atmosphere. Panos our host does an amazing job at making you feel comfortable, we look forward to seeing you again.

Fantastic location, lovely place and host

We had a great stay here. Breathtaking panoramic views in charming property. In quiet location but a 2 minute walk to a great restaurant and winery. Taxi ride to the busy Oia is only 35 euros if you want to go somewhere more touristy. I doubt you can find a property with these views and spacious private terrace anywhere else on island. Our host Panos, was very nice and did everything possible to help us. Would stay here again.

Unbelievable stay!

My wife Mary and I stayed at the Caldera View Villa for six nights in late September/Early October. We were celebrating our 40th Anniversary. Everything about the villa, the location, and the host was amazing!! We believe the Villa provides the best view of the famous Santorini sunset on the island, and the fact that it is your private view is just unbelievable. The Host, Panos, was great. He arranged travel to and from the airport, a rental car, a sunset cruise around the volcano, food in the fridge, and help with anything we needed. We give it a 20 out of 10. We hope to come back to Santorini in the future, and we will definitely stay at the Caldera View Villa again.

A relaxing stay in a beautiful spot.

Wonderful property with an incredible caldera view to see Santorini’s famed sunsets. Panos met us at the villa and gave us a quick orientation and set us up with a collection of food essentials that was extremely welcome. His customer focus and attention to detail was impeccable throughout our stay. Just wish we could have stayed longer. Next year maybe!

So beautiful

Everything you read in the other reviews is true. Panos is very very helpful, arranging taxis, etc. In addition, he left food! Snacks, water, bread, cheese. I wish every host did this. It meant we could settle in and not immediately have to go grocery shopping. So, the place. Gorgeous. We actually spent one day just hanging out there, rather than going around the island. It really is just like the photos. Some things to be aware of, though. Santorini isn't really meant for pedestrians. I didn't want to rent a car, but that would have made everything easier. Walking on the very narrow shoulder to go to the nearby grocery store or the bus stop was not fun. Also, run the a/c or open the windows if you use the hot tub in the master bedroom. Otherwise you will feel you are sleeping by an indoor pool with the chlorine smell. The master bedroom has a door, and therefore privacy. The second bedroom is right by the kitchen. So no privacy. I think it's pretty clear from the photos. Overall, stunning, beautiful place, great host, and I would definitely return.

Absolutely Perfect

Having never been to Santorini, we didn’t know what to expect of this location. It is between Akrotiri and Fira. It is not in the crazy busy tourist part of Fira or Oia. It is the only truly private pool I found anywhere. The patio and pool photos we have are so incredibly gorgeous!!!The views are unmatched of the caldera and sunset! This was truly the perfect place for us. I was so happy we did not stay in Fira or Oia! Panos was amazing and had food and beverages stocked when we arrived. He arranged for our transfer from the port and a car rental for our stay.

This Place is Amazing!

We spent at week with our family of 4 at Caldera View and it was simply amazing! The views of the caldera alone made this home a perfect spot for our family, but add in the infinity pool, privacy, proximity to restaurants, markets and hikes...and you have it all. And Panos was absolutely amazing! He helped arrange transportation, provided suggestions for restaurants and day trip and set up an amazing boat tour of the volcano. He went above and beyond and made the trip truly spectacular. I would recommend renting a car (at least in the high season). We used taxis for the first day or so to get around, but it was a lot of fun to explore the island on our own and it ultimately was cheaper to rent a car. Panos was able to set that up for us and simply had a car dropped off at the house, which was so easy. All in all, this place was the perfect getaway home for our family and we would highly recommend it!

Absolutely stunning experience. Beautiful, private with breathtaking views. Pool was a showstopper. Excellent wading area with lounges for the perfect view of the caldera. And a decent dunking area for when it gets hot. If you are looking for a private place away from the hustle and bustle, this is definitely worth a look!

Memories made

We loved our stay at Caldera View Villa. Centrally located with amazing sunset views, we thoroughly enjoyed our stay. We were able to visit Oia and Fira and multiple beaches during our stay. We enjoyed a glass of local wine on the patio in the evening and swam and relaxed by the pool during the day. Panos was the consummate host providing us with a full fridge and snacks, water and wine. He also gave us advice on where to dine. He often checked on us throughout our stay. I cannot say enough about how special it was to view the caldera and make memories with our grown children

Amazing Time and Stay!

My family and I had the most spectacular time staying at the Caldera Villa. In walking distance to the Boutari Winery, cliffs and an easy drive to all villages on the island. Panos was very communicative and helped us order taxis and checked in every day during our stay. From the views to the accommodations to the experience, we will 100% be coming back!

Best vacation place

It was by far the best vacation rental that we had. Panos was awesome. Friendly family man. He made our stay wonderful. Very attentive and caring. His place was soooooo beautiful. It was the best view for sun set as he mentioned it to us. My 3 boys didn’t even go out. Very sweet family . We get to meet his sweet dad. Love it a lot.

Second honeymoon dream come true!

Our experience was nothing less than a once in a lifetime. We had spent the previous days at our daughter's wedding in Italy so our trip to Santorini was for us alone, a second honeymoon if you will. The listing is completely accurate and the location met every expectation and then some. We wanted privacy, sunsets, romance, comfort and ease of getting around the island and this property made all those things possible. But the real difference maker was our host, Panos, and the attention and care he provided prior to our arrival, the phone call assisting us with the last few meters in finding the villa to how he was immediately responsive and attentive to any request we made. For example help with dinner recommendations and reservations. Or how about on our first morning and we tried to make a small breakfast on the stove and the unit failed (and reached the end of its useful life) and a new stove was installed within 3-4 hrs. Or how he increased the water temp for the interior jacuzzi or had the outdoor pool cleaned mid-stay. We were amazed at just how quickly he responded to us as if we were his sole purpose and focus for our time there. What is the rating of stars for "off the chart?" Would we go back? We are already looking at the possibility. It was the only way we could depart otherwise it would have been too difficult. Also, if we do make it back there we would ask Panos to see if he could provide a mattress topper as our only issue was that the mattress was very firm. Of course, we were able to manage by getting up and getting in the jacuzzi which eased all the little aches and pains! This property and its host are amazing!!

Sunset Cliffside Paradise

If you're thinking of staying with Panos at this villa, book it now because you won't regret it! Just outside a super cute traditional town called Megalochori, this little villa sits right on the cliff edge and has incredible sunset views. We did sunset in Oia and Fira and everyone agreed that the view from the villa beat both the towns. It's a two story small villa with a master suite on the second floor including rain shower and dual sink bathroom and a hot tub with a bay window overlooking the sunset and caldera. The second bed is actually within the first floor living space, but can be partitioned off with curtains from the kitchen and front door. There's another full bath with single sink and standard shower there. Outside is a beautiful deck that overlooks the caldera as well as a jetted plunge pool (no temperature control) and a large side courtyard as well as wide driveway that can fit more than 1 vehicle. Panos is an excellent host, easy to contact with WhatsApp and he stocked the kitchen with snacks, wine, beer, water, eggs, tomatoes, bananas, jams, bread and small sandwich fixings for which we were VERY grateful. He even sent someone over to turn up the heat in the upstairs hot tub for us during the stay as it was a little too cool to enjoy at the end of the night. The stars are beautiful, Fira is 15m away and Oia is 20-30. We rented a car but there's a bus stop not too far from the villa either. Check out Akrotiri and Parissa, both nearby, as well for smaller areas to visit. The entire visit was an absolute dream and we can't wait to come back. We all just wanted to move in and stay!

Million Dollar View

This property is in a secluded location just outside of of Thira on the cliffs that overlook the sea that offer a million dollar view. You have complete privacy as you have no neighbors very close to you. The sunsets were wonderful. The location is very convenient to many places. By car it is 10 minute drive to Thira or a 10 minute drive to the black beach on the south shore. It is approximately 25 minutes from Oia. I would recommend a car and parking is very adequate. Panos is an excellent host. He promptly responded to any questions or help I needed prior to arrival and during our stay. He helped us with a transfer, rental car and met us upon arrival. He was extremely generous and had items in the refrigerator to help us start off our stay. This is a wonderful find on VRBO and I highly recommend the Villa and Panos.

Fantastic quiet spot in Santorini

We were overwhelmed with the huge sunset-facing cliff side patio that had an unbelievably amazing view. Pics online are completely accurate and we actually found the home to be a bit larger than we had expected. Very comfortable. Generous starter food and drink provided. Comfy beds for all. Panos is a super friendly and attentive owner! Fantastic quiet location super close to Fira (Oeia just beyond) as well as Perissa Beach, not to mention quaint Emporio and Megalochori both only minutes away. We also loved easy access to wild, largely empty southern tip of Santorini, especially for amazing stargazing. Supermarket with local feel for all your needs within walking distance, although you do need to walk a short patch on the busy, yet tourist friendly, main road. This is a great rental!

Enjoyable stay

Panos was very helpful and provided excellent service. The view from the villa is magnificent. The fully stocked kitchen exceeded our expectations and the transfer service to and from the port (that was included in the cost of our stay) was great. We did end up having to rent a car as the villa is not within walking distance of too many restaurants and shops. We would recommend these accommodations to others.

Wonderful!

Panos takes care of everything! There are two bedrooms and two bathrooms. The view is amazing! The location was perfect for us. It was just a short drive away from Oia and Fira. We enjoyed the most beautiful sunsets on our private balcony. Highly recommend renting a car. Panos takes care of that too. You can tell that his guest happiness is very important to him. Thanks for an unforgettable stay!!!

September in Santorini

This place is fabulous - beyond dreamy!!!!!!!! Located in a very quiet area outside the small village of Megalochori, about a 10-15 drive from Fira. Photos are very accurate. There was more than enough room for the 4 of us during our stay. Upon our arrival, Panos had the kitchen stocked with food & drinks- wine & beer also. We were able to sit down with a glass of wine, upon our arrival, & enjoy the beautiful sunset sitting on the patio!!!!!!! He also arranged transportation for us from & back to the airport. Panos also arranged for housekeeping twice during our stay, so nice to have clean towels. Panos was available for questions & arranging transporation for us ALWAYS!!!!!!!!!! I cannot say enough about Panos & his dad.................. Would stay here next time!!!!!!!! Thank you so ......... We were treated to breakfast at their nearby resort also.

Relaxing and private

When visiting Santorini the tiered white buildings and blue domes of Thera and Oia are not to be missed, but in our opinion not to be stayed in either. Enter the Caldera View Private Villa! Relaxing, best views on the island, walking distance from 4 wineries and the great town of Megolachori for some of our best meals and experience getting help from restaurant staff (recommendations, boat charter, other sites you name it). Our host at the Villa was super helpful, arranging transportation including ATV rentals. 100% would return to this property.
