Sheep’s Pond Retreat
Don't wait to rent this adorable 3 bedroom home is located in the desirable Sheep Pond Estates in Brewster with Deeded rights to Sheep's Pond and convenient to Brewster beaches and surrounding towns. There is a complimentary private pass to Sheep's Pond. Sheep Pond is one of the top-rated bodies of water on the Cape because its waters are sourced from a natural spring.
This Newly renovated home is a three bedrooms ranch on a dead end road and offers an open concept area with living room, with flat screen TV, dining area and kitchen. There are sliders to a large deck with a gas grill, table and chairs and plenty of private back yard for the kids to play. The living room has new furniture and the Kitchen features granite counter tops and new appliances. ( sorry no dishwasher). The bathroom has a newer upgrade with granite counter and full tub/shower. Bedrooms are adequate size to sleep a family of 6 comfortably. A First floor laundry with stackable washer and dryer is located in one of the bedrooms.
Flooring is new with Life Proof vinyl plank flooring and decorated the home in a comfortable and pleasant Cape Cod beachy motif. Bring your kayak or canoe for fishing and come enjoy your two private beaches on Sheep's Pond!
This rental is close to the popular Nickerson State Park with some of the best hiking and biking on the Cape.
Ocean Edge Resort Spa and Gold Course is just a short drive away down picturesque Rte 6A where you can enjoy shopping in some unique shops and enjoy some of the best restaurants on the Cape. Brewster is famous for the Brewster Flats, a phenomenon created by the ebb and flow of the daily tides when the waters recede out of Cape Cod Bay over 1 mile to reveal sandbars, clam beds and tidal pools teeming with sea life. To experience this at least once a day, visit one of Brewster’s beaches. From east to west these are: Crosby Landing, Linnell Landing, Ellis Landing, Breakwater Beach, Saint’s Landing, Mant’s Landing and Paines Creek.
Freshwater Ponds that have public beaches and landings include Long Pond (Crowell’s Bog Road off of Rte. 124).

General Information
Sheep Pond is a 152-acre great pond with an average depth of 30 feet and a
maximum depth of 64 feet. The water is clear and transparency is very good,
extending to about 20 feet. The bottom of the pond and its 2.6 miles of
shoreline are predominantly sand and surrounded by wooded bluffs and hills
lightly developed with permanent homes. The pond can be windswept at
times due to its long axis oriented to the prevailing southwest winds.
Recreational Access
Access is provided by a paved ramp at the end of Fisherman’s Landing Rd.,
managed by the town of Brewster (70° 4'45.93"W 41°43'59.62"N), at the
southwestern end of the pond. Parking is available with space for
approximately 15 cars and trailers. There is also a handicapped fishing pier
adjacent to the ramp. There is a 10 horsepower limit on outboard motors
enforced by the town of Brewster. Please contact town of Brewster for
additional information and/or restrictions pertaining to public access of
Sheep Pond.
Fish Populations
The following fish species were found during MassWildlife surveys: Yellow
Perch, Pumpkinseed, Smallmouth Bass, Brown Bullhead, Banded Killifish.
Sheep Pond is stocked annually in the spring and fall with Brook, Brown and
Rainbow trout.
Fishing
Sheep Pond is one of the best trout ponds in the state due to its large amount
of coldwater habitat. The pond is heavily stocked in the spring and fall with
Rainbow Trout, Brook Trout, Brown Trout and Tiger Trout (when available).
Sheep Pond supports good numbers of holdover trout throughout the
summer. During high summer, anglers will need to get their trout offerings
down into a coldwater zone between 34 and 43 feet. Sheep Pond has
produced Brook Trout, Brown Trout, Rainbow Trout, Tiger Trout, Yellow
Perch, Smallmouth Bass, Largemouth Bass, Bullhead, and Sunfish that meet minimum sizes for recognition by the Freshwater Sport fishing Awards Program.
