The tastefully modernised upside down cottage, is a 18th century former farm building. Adjoining the owners property, located in a shared courtyard with the Village Hall. The cottage enjoys private secluded gardens overlooked only by the picturesque Village Church and garden. Fitted throughout with high quality furnishings, the cottage comfortably accommodates up to 4 people, in a large family bedroom with bunk beds, or an alternative sofa bed within the open planned lounge. It is equally suitable for a group of friends looking for informal relaxed accommodation. The village of Barkston Ash offers 2 pubs, of which one has a popular restaurant, within a 2 min walk. Lovely to return to this great little but we'll located spot in north Yorkshire. It has everything you need in terms of appliances, utensils and entertainment. The place is spotless and cosy.Fantastic friendly host!Highly recommend

Disappointing, needs some improvement.
Our first impression on the cottage was not positive. As we entered the downstairs hall we were met with an unpleasant damp and musty odour that despite our best efforts (of keeping windows open and bathroom extractor fan on), remained throughout the duration of our stay.
It was also surprisingly cold downstairs in the bathroom and bedroom, which was in notable contrast with the upstairs which was constantly warm and stuffy, even with the windows open.
The bedroom and bathroom were quite dark and even with the lights on it was too dingy to see properly. This meant we had to have the blinds open in the morning to get dressed/ready to go out. Unfortunately, being a downstairs room this meant we had no privacy and consequently, my wife was seen naked in the room by a neighbour walking across the courtyard.
Upstairs in the lounge/kitchen, the accommodation was comfortable and had a good selection of videos and entertainment. However, we could not understand how people could sleep in the room as the dormer windows had no blinds. Furthermore, the kitchen was not as clean as I would expect from a rental property. There were food splatters and grease marks on the splash back behind the hob and on the underside of the extractor unit, and both the oven and cooking dishes stored within were unacceptably dirty. Bits of food were also found in the seal and drawers of the freezer.
There was no hot water available in the kitchen making washing up quite difficult and the tap constantly leaked at its base. Additionally, it is always appreciated for a kitchen to include a dishwasher (!), but to not supply any powder/tablets is a first in all my years of renting properties. We had to resort to making a special trip out to find some ourselves, which was extremely frustrating.
In the details on the website, it was not made clear that the property had ACCESS to a garden, as the outside area is divided between the neighbours. Without the owners explaining this we would have not known where we could or could not sit. We were promised some chairs on which to sit outside when we arrived, but these did not materialise during the weeks stay.
The owners were very friendly and welcoming. With more care, consideration and attention to detail, the property could be much improved.
We loved the stay at the cottage, it has everything you need and it's really quiet, and the location is great as well.
The beds are nice and comfy and the fold out bed is comfy as well, slept great!
You have everything you would need within a 10 minute drive, and the local pubs are great as well.
I was lucky to be in the local pub when Andy and Sally came in, they made me very welcome and introduced me to some friends and it was a really nice relaxed night, so thanks to them both, it was really nice and friendly.
We stayed here as we needed to be in the local area for personal reasons, but I would have easily stayed another week if I could have!
Few things to mention; Go to the Boot & Shoe pub, about 1 minute walk away, lovely pub, also drive 10 minutes to The Fenton Flyer, again lovely old fashioned pub, next door to the Fenton Flyer is a place called The Grill, does cracking pizzas and kebabs / burgers, loved it!!
All in all we had a great 5 days here, it was just what we needed and it is very quiet and peaceful.
The cottage was larger than it appears on website plenty of room for 4. Owners are next door but left us to it. We went into Leeds easily on park and ride and was lovely for shopping. There are 2 pubs doing food you can easily walk too.
We found the cottage well suited for a self catering holiday, and the sitting room and kitchen were of a good size. We didn`t cook while we were there although the kitchen had ample cooking facilities. A good sized lawned garden at the rear with some seating. Apple orchard just by and also a secret garden at the end. Quite an historic area, and plenty of villages and countryside. Easy access to York etc.
We loved the cottage, we were welcome by Sally and shown the garden area etc. The cottage, beds, kitchen were spotless. We has the best weekend staying here, spent a day in York, getting a taxi to and from. Also tried out the local which was only 4mins walk, food looked amazing here. We would definitely return.
Cosy, clean and warm. The cottage was well equipped and served us very well for the 3 nights we were there. We took advantage of the large pretty garden that was available to us when more of our family came to visit us for the day. Andy the owner allowed us to use his own garden furniture so we could enjoy eating together at lunch time with our family, which was very kind.
We have just had the most wonderful week staying at the cottage. Its a really lovely upside down cottage with the living space upstairs, but it works so well. There was five of us and we all slept like babies. The garden is a great space. For us we travelled somewhere different every day to see as much of Yorkshire as we could and this was a perfect base. The local pub the Boot and Shoe was excellent, the food was outstanding. Just 2 miles away in Sherburn in Elmet has a really wide range of take away including Fish and Chips, Indian, Chinese, Pizza, we tried them all and they were excellent. Also there are plenty of shops there for essentials. I would highly recommend this property.
