Beautiful stone villa near Todi with private pool in stunning hillside setting

Il Vigneto is set in an old vineyard in the heart of Umbria, on a private and romantic hillside with spectacular views from the house and pool towards an unchanging Italian landscape. Built in stone in traditional style in 2008, the interior combines traditional terracotta floors, beamed ceilings and travertine tiles with contemporary kitchen and shower rooms. Our guests love the high quality furnishings and immaculate presentation of the house.
The light and airy living room with air-conditioning for summer and a wood burning stove opens onto a spacious terrace with panoramic views over the landscape, a perfect setting for al fresco dining. The house has broadband, TV, Bose sound system and a selection of games, and books. The kitchen is fully-equipped with oven, hob, refrigerator and dishwasher. The washing machine and fridge/freezer are in the lower floor utility room. The separate conservatory/ dining room is perfect for late night dining in Spring/Autumn. There are two large double bedrooms, one twin-bedded room and two travertine-tiled bathrooms with shower. They are all provided with high quality beds and White Company towels and bed linen


Il Vigneto's location in the centre of Italy makes it accessible from a number of airports.The nearest are Perugia at 40 kilometres, approximately 45 minutes drive, and Rome (Ciampino or Fiumicino) at 150 kilometres, approximately 2 hours drive. Ancona and Bologna are also within 2 hours' drive and Pisa within 2 1/2 hours. Perugia airport is small. It takes minutes to pass through customs and collect your baggage. All the major car hire firms have outlets at the airports.
There is a pullman (airport bus) service between Pian di Porto (20 minutes from the house near Todi) and Rome. This bus goes to Rome Tiburtina station (a few metro stops from the Colosseum) in 1 1/2 hours, and on to Rome Fiumicino airport, and is also a useful service for visitors who might want to come during your stay.
From Perugia and Terni fast trains to Florence and Rome make both cities ideal for day visits without the hassle of driving. Both Florence and Siena are also easily reached by road.

There is an amazing variety of culture on offer throughout the summer months. Perugia and Spoleto host world famous jazz and classical music festivals whilst every local town hosts its own festa with days of street parties, open air eating and drinking, and dancing. The nearby historic towns are delightful places to stroll through and soak up the sun and atmosphere of traditional Italy. Todi, only 20 minutes away, has been described as the most beautiful town in Italy.
For art lovers there is the world heritage site, Assisi, with its famous Giotto frescoes, paintings by Perugino and others in Perugia and Spello and frescoes by Benozzo Gozzoli in Montefalco.
Nearby vineyards offer plenty of opportunities for wine tasting. Montefalco Rosso and sagrantino, as well as the local white wine,grecchetto, are the best-known local wines.

You can enjoy some fantastic hillside walks, hire a bike to explore the beautiful countryside, or simply while away the day by the pool and then pop into our friendly local pizzeria in nearby Collazzone. Alternatively ,you can drive to the beautiful historic town of Todi, 20 minutes away, for dinner or a drink
There are some great restaurants in the area catering for all tastes and budgets. The information pack in the house will tell you all about our favourite restaurants and vineyards to visit. A welcome pack, including wine and food, will be available on arrival and you will be greeted at the house by Sylvia our English and Italian and Dutch speaking local manager.

Wonderful stay in a beautiful setting

we thoroughly enjoyed our stay in this beautiful house which was extremely well equipped for all our needs. Everything you could have needed was there! The views from the house were outstanding and we enjoyed many fine evenings looking out at the sun setting. The only thing that could perhaps be improved would be if the swimming pool water pump could be left running for a bit longer as the water became very cloudy half way through our stay.

Lovely private villa

We’ve had a lovely couple of weeks at Il Vigneto which was ideal for us (family of four - teenage daughters). The house, garden and pool had everything we wanted/needed and more! The views from the terrace and pool are wonderful and the surrounding countryside is beautiful (we loved Spello and Orvieto in particular - Todi less so because of all the cars in the centro). We ate in several of the local restaurants - all good - but enjoyed La Casella the most where we always had a friendly welcome and good food. Eating out on the terrace at Il Vigneto takes some beating though - evening thunderstorms permitting (when the sun room came in handy!). Thank you Lela for being so helpful when needed and to Keith and Patricia for sharing your lovely house.

Fantastic Views !

We stayed here for 2 weeks in August and loved the location, especially the fabulous views from the terrace and pool area. There were 2 adults and 3 teenagers and the house felt spacious enough for us all. I particularly loved the large bedroom and bathroom downstairs with doors opening into the garden. The teenagers loved the pool and couldn’t stop remarking on the speed of the Wi-fi ! We travelled into Rome on 2 separate days parking in an underground car park right by the Bologna metro station. It only cost €11 for the whole day and you also miss the ZTL congestion zones. The metro costs just €1,50 each for a single trip so well worth it. We also spent a day in Florence, again parking just outside the ZTL congestion zones. We used the EMI supermarkets in Bastardo and Todi which have everything you need and both are about a 15 minute car drive away. Lela and Duncan were really helpful, meeting us on our arrival and showing us around and came to say goodbye on our last day. Lela was always just a phone all away if we needed anything. Wonderful holiday !

A great house in a lovely location

We spent a week here in late July, early August, and it was fantastic! It was the first time we had been to Umbria, and we couldn't have chosen a more beautiful location. The house is located down a hill from San Terenziano, a really nice village, and was a perfect size for the four of us. This was the first stop on a 4 week tour around Italy, and we generally like to stay put for the first week, to relax and get us in the holiday mood. This was fortunate, as we had temperatures in the 40s for a few days. Thankfully, the pool came into its own and was well used, and the location of the house meant that often there was a breeze to take the edge off the heat. We walked up to the village a couple of times in the evening, for dinner and drinks, but other than a trip to Todi we made use of the house and pool. The terrace in the evening was a particularly nice place to bbq and eat. The house is every bit as nice as the photos suggest, and I would highly recommend it."

Fantastic Italian holiday!

Gorgeous beautifully decorated house in stunning surroundings in the Umbrian countryside

Lovely house - beautifully and tastefully decorated and very comfortable. Attention to detail everywhere from the welcome box to the wonderful book of places to visit. Stunning gardens and the view is to be seen to be believed. We sat looking over that view every night. I will miss the terrace and the pool most. Just beautiful.

Perfection

Believe it or not, the photos and description undersold this place. It was a chunk of Umbrian paradise. The house is solid, well-laid out and nicely furnished with an amazing dearth of IKEA products. There are four separate outdoor seating areas plus a glassed-in solarium. WiFi was strong during our stay and a wireless Bose speaker allowed us to stream sound wherever we chose to hang out. (On the media front, note that there is no cable and the TV--for viewing DVDs--is very small.) This part of Umbria is particularly beautiful and between the house itself and the scores of lovely hill towns within easy driving distance, I can't imagine a better spot for a relaxing holiday.

Unbelievably gorgeous retreat!

What an absolutely gorgeous retreat. Il Vigneto might not be the biggest villa we've stayed in but it is perfectly formed! It's the first villa in years that I haven't felt the need to start cleaning on arrival and having an English manager nearby, especially someone so lovely and welcoming, made it so much more relaxing. The views were staggeringly beautiful and the gardens were immaculate despite the high temperatures. It put us all in instant 'chill' mode and was just so unbelievably tranquil. We had no problems driving up and down the steepish approach road to the villa and the surrounding villages and towns were so easy to reach and full of character. This is definitely the start of our love affair love with Italy! The recommended Agriturismo at the top of the road was incredibly friendly and it was easy to phone and book a table. The pizzas were delicious and enormous and the other things from their menu that we tried were scrummy. The walk back to the villa is downhill, refreshing after good food and very quick. Leaving Il Vigneto and coming home was no easy task- we won't hesitate to stay here again if we revisit the area.

Lovely house and pool with spectacular views

Just got back from an amazing hot two weeks in Umbria at Il Vigneto. We drank ice cold beers and delicious local wines on the beautiful terrace and swam in the lovely pool every day. We went to Todi, Orvieto, Spoleto, Siena, and Tivoli. Some went on a hot hilly guided cycle ride and a beautiful local walk through vine yards and olive groves. Thank you Patricia for a memorable holiday, we loved it.

WONDERFUL HOUSE IN BEAUTIFUL NATURE

My husband and I spent 3 weeks in August at Il Vigneto and we couldn't have been more pleased with both the villa itself and its location. The reservation of the house went smoothly with the owner Patricia answering all my questions. Upon arrival, we were met by Karen who is a very nice and friendly lady. She was always at hand when needed. The property is well maintained and the house is immaculately clean, comfortable and decorated with taste. It is nestled within beautiful countryside in an idyllic setting and the location was absolutely perfect to do day trips throughout the Umbrian region. We live in a big city and truly appreciated the quiet surrounding with only the sound of cicadas in the evening.

THE MOST BEAUTIFUL VIEWS EVER SEEN

Althought the pictures of this house were very beautiful, in real life this house is a heaven on earth. The views of the house are perfect! We were there in the beginning of May, so the swimmingpoolwater was very very cold, but this did not stop our children from jumping in. The house has everything we wished we would have and more. Karen, the house manager, was more than friendly and the fact that there was food and drinks for us, because we arrived on a Saturday, was a very nice surprise. Our daughter felt like a princess in the romantic blue room. Thanks Pat for your house! We'll meet again!

Excellent accommodation with lots of home comforts

We had the most amazing holiday. The view and setting of the villa is fantastic. As I sat by the pool reading my book I had to keep pinching myself that I was sitting in such a beautiful place. I never return to a place twice but I feel the need to return to il Vigneto sometime in the future.

Amazing!

We (my 6 yr old daughter, husband and i) stayed here for two weeks at the end of July and it is just a fantastic place to stay. Delighted with it in every way. Karen who met us when we arrived and was on hand during our stay is one of the nicest, most helpful people we have ever come across. Our daughter loved her to bits. The villa is immaculate and very relaxing. We made full use of the pool - the views from which are beautiful. We also managed to squeeze in much sight seeing during our stay, and the villa is a good base to see the sights of Umbria. Many thanks Patricia for letting us stay in your Umbrian place and you have an amazing housekeeper in Karen. Thoroughly recommend. Manning family xxx

Wonderful !

After a weeks stay in Il Vigneto I can say it fully deserves a 5 star rating. Set in a stunning location, the villa is very well equipped and I would say it is amongst the very best holiday vacation I have stayed in. Our children loved the pool, as did their grandparents. The villa is very well located with many historic, medieval hill top towns with easy striking distance. There are many local, regional restaurants close by serving excellent Umbrian food, which reach even higher levels in nearby Todi. I would not hesitate in either recommending or returning to Il Vigento.

Perfect Umbrian holiday home

We have just enjoyed two truly wonderful two weeks at this beautiful holiday home. The house is actually even better that shown in the photos and the gardens and outside veranda areas have matured nicely since. The house is set is a very picturesque valley with far reaching views over the surrounding countryside both from the house itself and particularly the pool area. The house was very clean, very tastefully decorated, and perfectly maintained and managed locally and the owners were very helpful and communicative throughout. It is very well positioned to visit beautiful Umbrian towns such as Todi, Assisi, Montefalco, Bevagna & Spoleto, and Perugia is very accessible. Florence and Rome are around 2 hrs away. Local restaurants, trattorias and 'La Casella', the local agriturismo (within walking distance) are quite basic but enjoyable. Fantastic restaurants (guide book and owner/visitor recommended) easily accessible within a short drive. The only minor downside as far as we could see for some would be the steep and unmade gravel track to the house. A car is certainly needed.

A Little Gem

After two hot, busy days in Rome we arrived at this beautifully located villa, with fab views all around you. The villa is tastefully decorated and very well equipped. We spent days lazing around the pool gazing at the views, visiting nearby towns all within a short drive, wine tasting, eating at lovely restaurants and then back to the house to gaze at the night sky. Thank you for letting us share your home, if we owned it, we wouldnt change a thing, we thought it was beautiful.

Great house, beautiful location

The house itself is fantastic, with a knock-out view over a valley (fully visible from the pool as well as the patio), good-sized rooms, a well-equipped kitchen, parking for two cars, wireless internet, hi-fi, etc. Truly great value, very clean and well maintained. As a big fan of Tuscany, I was surprised to discover that I actually prefer the countryside of Umbria - it's more hilly, picturesque and overtly... rural. There are plenty of intriguing medieval towns in the area to fill the days between lounging by the pool, and we were even lucky enough to stumble across a full-on festival in Monte Falco, complete with epic firework display. All in all, a fantastic holday in a beautiful area at a great price!

Il Vigneto

We were one of the first guests to stay at Il Vigneto last year, and loved it so much we returned with two friends this year. It’s the perfect place to switch off and de-stress! Situated at the end of a quiet road, the house is very clean and well maintained. It’s decorated to a high standard with a mix of simple but stylish furniture and Italian antiques. There are several restaurants in the area (recommended in the comprehensive handbook left in the house), but we chose to spend most evenings eating on the terrace – it has the most incredible views across a valley. The kitchen/living room has huge, floor-to-ceiling glass doors, which make the most of that view (and, when thrown open, mean cooking supper can be a much more sociable affair!). There are plenty of possible day trips (Assisi, Spello, Todi, Orvieto and so on), but Il Vigneto and its pool are so lovely that we were more than happy to spend time at the villa too. The welcome hamper of local bread, eggs, milk etc is a nice touch. We hope to return again soon!

Ejoyable week

A clean, well-maintained holiday home with a nice pool in a rural setting. The roads to the house are unmade and very steep and it is essential to have a car at this property. The local village is quaint and there are several basic but enjoyable restaurrants in the area. The information (books, folders, maps) were good and there is also a telvision and internet connection. Instructions for the use of all the equipment is good. Not really suitable for people with disabilities or those who have difficulty walking due to the very steep slopes and loose gravel paths.

Beautiful find!

We had a lovely stay in this beautiful house. The gardens are stunning and planted with lots of lovely flowering plants including a flowering climbing wisteria. The house is a good size. We really appreciated that there were a few basics left for us (some coffee, tea, oil, salt / pepper, and also plentiful teatowels, etc) and that the house was generally so well equipped. This makes such a difference for us as we are always travelling from Australia and don't usually stay long enough in a place to justify and use these items. This trip was a combined work and holiday, so we worked most mornings and explored all the beautiful nearby hilltop towns in the afternoons. We had two delicious dinners – at L’Achemista in Montefalco and at DELI in the main square in Todi. Both were excellent and we highly recommend them. We absolutely loved Bevagna and Todi and enjoyed a day trip to Assisi, where we went to a nice restaurant for lunch called La Selva, the last restaurant before the Basilica. We also thought the tower in Gualdo Cattaneo was worth seeing. And Orvieto's duomo and underground caves tour is also worth a visit. Beautiful property perfectly located for exploring this fantastic part of Italy. We hope to be back!

Very pleasant stay!

We had a great holiday at Il Vigneto. Upon arrival, we were greated by the housekeeper Sylvia, who is very friendly and fun to chat with. The charming house is the perfect size for a family, with 3 large rooms, 2 bathrooms and a well-equipped kitchen. We were also happy to be able to do some quick loads of laundry, always a plus with kids. Everything was clean, beds were made, there were enough towels,... all was taken care off. The location of the house and pool is excellent, with stunning views over the hills and the perfect peace & quiet that we were looking for. We miss it already and hope to be back one day!

We looked for 5 years for house in Italy, mainly in Umbria because it is beautiful and unspoiled. We love Italian art and architecture, the food, wine and climate. We bought the house because it was in a beautiful location, private and tranquil, new but traditionally finished.

What makes this property unique

We love the view from our terrace, an unbroken view across the valley to the distant hills. We also like the layout of the house, with one of the bedrooms and bathrooms on the lower floor, giving additional privacy for us and our guests. We enjoy the garden too, now that we have planted it with Mediterranean plants and flowers.
