Argentario, Tuscany - secluded villa near sea, magnificent views, private pool

The villa is ideal for self-catering families and groups of friends, allowing close yet separate living arrangements. There is plenty of outdoor space. It is not advisable for people with mobility challenges unless they can be helped especially on the stairs.

Built on two separate levels with a third independent unit, the villa comprises: an upper level large room, with double bed and a sofa that can sleep two more, fireplace and a large terrace (75 sqm) with magnificent views on the surrounding hills and sea; a lower level apartment with one double bedroom, one bedroom with a bunkbed (designed for children but can be used by adults), fully furnished kitchenette and living / dining area with fireplace, and surrounding garden with brick barbecue and dining area; and a small independent unit with two single beds.

PLEASE LOOK AT THE FLOOR LAYOUT IN THE LAST PICTURE TO MAKE SURE THE SLEEPING ARRANGEMENTS SUIT YOU.

All three units have own separate access, own bathroom (showers only, and the bathroom in the independent unit is very small) and A/C. TVs in upper and lower level. Free Wifi in both levels but not in the independent unit. Landline available for local calls.

The villa is surrounded by more than one hectare of Mediterranean flora, with olive trees and a large oak and pine wood. An above ground swimming pool (about 30 sqm, 110 cm deep) overlooks the landscape.

Washing machine housed next to laundry line, away from view. There is no dishwasher. Water is kept in an underground cistern filled by rain and tanker according to needs.

A car is a must for everyone's comfort. There is no public transport and local taxis availability is extremely limited. There is ample parking space within the villa grounds.

In summer be prepared for mosquitos. The villa is fully fenced but cats may roam around and occasionally a boar may break its way in - please do not feed the cats and avoid any boars.

Please note that in order to keep the rent as low as possible and give you some control on expenses, utilities are to be paid separately according to use – water for your own consumption, electricity and gas. Water is 11 euros for cubic metre (1,000 litres, each tanker delivers 6,000), electricity is 0.60 euros for kw, and gas is 20 euros per week.

Please also note that there is no rubbish collection. Unfortunately, you need to take the rubbish down to refuse collection points. There are some skips (cassonetti) next to the bar of the tennis club on your left as you drive down from the villa some four minutes away.

Please do not use the pool from 20.00 until 10.00 the following morning as the water is being treated by the personnel in charge of maintaining it. The pool is available from June to the first week in September.

Please ensure the house is left in order when you leave, otherwise we may need to charge you for the additional cleaning (eg dishes left in the sink or stained floors) above the ordinary final cleaning.

Fabulous place

This is the second time that we stayed at the Villa and our experience was as delightful as last time. The house is spacious, set in a beautiful garden surrounded by woodland, with spectacular views over the bay from the upstairs terrace and the pool. The kitchen is well equipped and there is a large barbecue outside, which we used regularly. Rita, who manages the property, is very responsive and helpful. Santo Stefano, a 15 minute drive away, is an attractive small port town with good restaurants, and a particularly rich fresh fish market. We have no hesitation in recommending this place!

beautiful landscape, cozy house, very peaceful place

we were a group of friends for a short holiday. We enjoyed our stay in villa cannatelli very much. The view and the landscape are beautiful, the terrace is breathtaking, the house is charming, it is not very big but we all had our privacy . The owner and the people taking care of the house are very nice. We had some rain but fortunately it didn´t last very long and the garden enjoyed it!

un'oasi di pace nel verde

La proprietà e' proprio un'oasi di pace immersa nel verde. La casa e' ben attrezzata e la terrazza e' fantastica. Gli spazi esterni sono molto grandi , il bosco e' molto suggestivo. La piscina e' un ottimo divertimento per i bambini ma uno sfogo molto piacevole anche per gli adulti. Non e' una casa anonima, si capisce che i proprietari amano andarci anche loro. Il proprietario e' stato molto disponibile. Ci tornerei! adriana

Io e miei amici universitari siamo stati quasi dieci giorni a villa cannatelli, e' un luogo molto bello, tranquillo, immerso nel verde. La casa a due piani e gli ampi spazi esterni (splendida la terrazza) ci hanno permesso di isolarci per studiare, e abbiamo approfittato della piscina per rinfrescarci. La villa è' isolata ma sta a pochissima distanza da Porto Santo Stefano, circa 5 minuti in macchina, e sono facilmente raggiungibili in macchina anche le spiagge e Orbetello. Proprietario molto gentile . Decisamente rilassante!

BELLISSIMA VACANZA

Abbiamo passato 10 giorni splendidi! La villa é molto bella,con tutti i confort necessari, compreso un grande barbecue che abbiamo parecchio utilizzato. Il parco é ampio e ben tenuto, la piscina puntualmente ripulita é molto più grande di quanto non sembri sulla foto e con vista sul mare. La notte si dorme magnificamente, nessun rumore molesto....in poche parole un paradiso terrestre,ma a pochi minuti dal mare e da Porto Santo Stefano. Una persona sul posto si occupa di ogni possibile esigenza ed il proprietario vi contatta per assicurarsi che tutto vada bene... Probabilmente cercheremo di tornarci il prossimo anno, nel frattempo la consigliamo vivamente.

Lovely location

This villa is in a lovely location with amazing views. There was ample space for our party of four and the villa could have twice as many guests with no difficulty. The property is well equipped and the villa owner and local representative were quick to respond and very helpful. We found that whilst the kitchenette was small it was well equipped. Two of the bathrooms are small, but are again well equipped and the towels and sheets were good quality and pretty new. We cooked nearly every evening, but gave up trying to eat outside due to the combination of cats, wasps and mosquitoes! The pool was well-maintained and the water was very clean. The Argentario peninsula is very beautiful with plenty to see and it would be nice to come back in the Spring and explore some more.

Great experience!!

My stay at Villa Cannatelli was simply lovely! The location is perfect, a very peaceful spot in the wood but at the same time it's only ten minutes away from Porto Santo Stefano shops and restaurants. There is plenty of room around, suitable for adults, teens and kids. We particularly enjoyed the pool area and the stunning view from there. We also appreciated the upper terrace, well equipped to get relax and have a drink at sunset. We made much use of the barbecue and the outside eating area as well. Looking at the very unique interior with a lot of character, you can easily recognise the owner as a real traveller. The villa can get up to ten people. We were two families, anyhow all of us could have our own privacy. The owner and the caretaker were both very often in touch with us, to check everything was ok with the property.The maintainance of the pool was also very attentive. The time went on very quickly and it was a pity to leave this fantastic place! Villa Cannatelli definitely worths the value and we highly recommend to stay!!

Lovely sea views

Charming and cozy house overlooking the sea. Loved the indoor and outdoor fireplaces during our springtime stay and we loved the high patio overlooking the sea. The house is well set up for great meals on the patio with an outdoor grill and a well stocked kitchen. We were there in the spring so not beach weather, but it was a great spot from which to explore the area. The caretaker met us in town within minutes of our arrival and let us in. We were a family of three traveling with a good friend and the set up was perfect--we had the downstairs two bedroom house and she had the upstairs apartment. Nice to explore the peninsula and farther afield to the hot springs in Santurnia. Only wish we had had more time!

October in Santo Stefano

We had a marvelous and relaxing week at Villa Cannatelli. It was early October but we could still laze by the swimming pool and walk the near by beaches. Our favorite was Feniglia—you reach the beach by bicycling through the pine forest –and when on the beach, relax in little huts made of wood gathered on the shore. Given our interest in the Etruscan history in the area, we spent time at the various sites offering such: the Museo Etrusco in Pitigliano and another museum in Orbetello. Another site, but quite different, is the Giardino dei Tarocchi—a mosaic wonder. What a treat, especially for the younger kids, who enjoyed running in and out of the huge gargoyles. Eating—always a pleasure in Italy—was a delight. In Porto Santo Stefano itself, there were a number of restaurants we enjoyed. Pizzas, various pastas, fish, clams—you name it, we enjoyed it---while watching the local daily scenes of the sellers and other spectators around us. And the Villa itself was superb—comfortable, quiet and very accessible to our various desires whether it be to reading, walking in the pine forest, making our favorite eats, or listening to the daily news. All most delightful—and we plan to return!!!

peace of mind

I spent one fantastic week with friends in Villa Cannatelli- we had a great time. We relaxed, we studied, we spent unforgettable hours at Feniglia beach (which has some great castle-building sand) and we explored the beautiful countryside. The house is spacious, comfortable and absolutely beautiful-I especially loved the swings and the terrace. There is plenty of living space for everyone, even too much for six twenty-year-olds. We often went to Porto Santo Stefano, Porto Ercole and Orbetello (which are wonderful for shopping, gelato and yacht-watching), which are pretty close (we travelled with two cars). Monte Argentario is perfect for a seaside vacation, and Villa Cannatelli made it a perfect stay. The house is equipped with everything and we didn't experience any sort of problems. I would like to especially note the owner's kindness. Overall, I would recommend Villa Cannatelli to anybody who would like to experience Monte Argentario's beautiful seaside and countryside. The villa is perfect for families (children would love the cats) and for friends travelling together.

Lovely stay, beautiful location

We really enjoyed our stay at Villa Cannatelli, the location is beautiful and very peaceful. The area has good walking opportunities and staying on the terrace or by the pool was extremely relaxing. Also convenient for driving to Porto S. Stefano, the lagoon at Orbetello, the beach and nature reserve at La Feniglia, sightseeing in Grosseto and the Roman ruins at Ansedonia. We didn't have much luck visiting beaches around Argentario however, as the access to most of them seemed to be privately owned. Regarding the Villa, the kitchen was small, but well-equipped and cooking was not a problem. We also used the barbecue one evening. Beds and chairs etc. were comfortable. When we had a couple of small problems (with the AC and a shower tap), Rita dealt with them immediately. She also provided a lot of assistance when we had issues with our car hire, which was greatly appreciated. The only think that might be noted is that the access can be tricky. The road leading past the drive is steep and narrow and was challenging for a large car. Other than this, we were very very pleased with our stay and would definitely recommend.

We loved villa Canatelli

We loved the Villa Canatelli and its beautiful, peaceful surroundings. The Villa is situated on a quiet hill overlooking the bay of Porto Santa Stefano. The house sits within a large garden, with terraced olive groves on the upper level (with swimming pool) and landscaped garden below. The terrace on the first floor offers stunning views over the bay, lazy sunbathing during the day, a shaded area to read and a place for quiet dinners in the evening. The lower level has a covered patio with a large dinner table and barbecue: a welcome place to hide when the sunny weather changes to rain. There are three bedrooms. The master bedroom on the top floor – with en suite bathroom - offers generous space, including bedroom, a large sitting room and direct access to the upper terrace. It has a separate entrance and offers great privacy. The two bedrooms downstairs – with a shared bathroom - are very comfortable and have immediate access to the garden. There is an extra wooden cabin in the garden (with two beds, bathroom and air conditioning); great for those who want to hide away from the main house. The kitchen is small but practical and has all one needs for all types of cooking. The drive up from Santa Stefano, and the nearest supermarket, takes just 10 minutes. The more adventurous can walk there by a rural path. Porto Santa Stefano is a pretty port town with a wide range of shops and restaurants. The two fish stalls offer a wonderful range of choices, - worth a visit just for the experience - and the ladies selling the fish are more than happy to help with their favourite recipes. There is a street market selling fresh vegetables, bread and local meat. Porto Ercole, another pretty port, also with good waterside restaurants, is a few kilometres down the road. The nearby Maremma marshes were home to the Etruscans, and there is a fine museum of local finds in the Museo Etrusco in Pitigliano, half an hour’s drive away. There is also a small museum of well displayed Etruscan objects in Orbetello, which we found very rewarding. Regular boat trips leave for the islands –we took an hour’s trip out to Isola del Giglio, a delightful traditional fishing village, with the sad, added tourist attraction of the scrapped, Costa Concordia lying washed up, adjacent to the rocks, on its rusting side. Orbetello, a small lively town, has a large supermarket and the Orbetello lagoon provides good swimming within the designated nature reserve.

Villa Cannatelli August 2012

We hired Villa Cannatelli early August 2012. We are 2 families with children. We have basically no negative remark, everything from the building to the position was really perfect and far beyond our expectations. Just to find potential points of improvement we can say a couple of points: - maintenance to the swimming pool could be modified from 1 time/2 days to 1 time/day - expenses required for water and electricity could have been more detailed in pricing since the beginning Those are anyhow really minor points that would not influence us in recommending the place to anyone (efficient, romantic, with all the comforts, clean, in the right position to reach all the fantastic beaches of Argentario) Very easy the contact with the owner that answered quickly and positively to any of our requests. Un luogo paradisiaco

Siamo stati a villa Cannatelli, l'ultima settimana di giugno. Eravamo: io, mia moglie,i miei due figli adolescenti, mio fratello, la moglie e il loro piccolino di 9 mesi, mia madre con la badante. Per tutti è stata una vacanza indimenticabile. La prima cosa che ho notato arrivando alla villa è stato quanto fosse vissuta e amata dai proprietari, (e per questo merita il rispetto delle persone che ospita) arredata con cura e con gusto, attrezzatissima e molto confortevole. La seconda cosa che ho apprezzato è stata la sua suddivisione (parte superiore, inferiore e dependance) che ha permesso ad ognuno di noi di avere degli spazi propri quando si voleva un po' di tranquillità. Il posto preferito da mia moglie era la terrazza superiore dove passavo ore piacevoli leggendo e guardando lo splendido panorama. Quello dei ragazzi era ovviamente la piscina. Per mio cognato era la terrazza inferiore dove abbiamo organizzato delle ottime cene con il barbecue Ci siamo sentiti tutti come a casa e speriamo di poterci tornare al più presto. Da segnalare la gentilezza e la disponibilità del proprietario.

A very special villa in a wonderful setting

The photos don't really do justice to this lovely villa which is spacious and very well designed, particularly for outdoor living with two terrace areas and extensive grounds. The upper terrace is an exceptionally pleasant area. The interior is beautifully appointed and decorated and very well equipped. The setting is very special with stunning views: peaceful and secluded and surrounded by interesting landscape and wildlife and yet within easy access to amenities of Puerto Santo Stefano and a surprisingly lovely beach at Feniglia (15 mins drive) perfect for children and long enough to easily escape any summer crowds. The owner was extremely helpful and made sure everything combined to make this a very relaxing and enjoyable family holiday that we will remember with pleasure for years to come.

Wonderful House

Idyllic spot and great location

Thank you for providing a perfect location for a great holiday! The views were spectacular and the property was secluded and private, with more space than we expected. The house was clean and the facilities were as described and we had what we needed. The owner and local agent were also very accommmodating. On occasion we couldn't convince the children to leave the villa as they enjoyed splashing in the pool and playing in the woods so much. We also enjoyed the bicycle ride through the pine-scented woods to the Feniglia natural reserve beach. We recommend this villa highly, both as a base to visit the wonderful surroundings of Monte Argentario, and as a place to enjoy in its own right.

Argentario Holiday June 2010

We enjoyed our stay in the villa enormously. Everything was perfect and just as you had described. The setting was quite magnificent with superb views over to the sea by Porto Santo Stefano in the distance. The privacy of the villa and all the amenities were outstanding.
