Cascade Cottage in Exmoor is a gorgeous rural retreat for up to 6 people (three bedrooms, two king-size doubles and one twin), half a mile from the central Exmoor village of Exford. This is an ideal location to explore Exmoor from! We also have an Electric Vehicle Charge Point at the cottage

Main Description
Cascade Cottage in Exford takes its name from the cascade of water that runs from the lake on the hill above the cottage; Edgcott Water fills the lake then passes under a wooden footbridge directly outside the front door. The cottage sleeps up to 6 guests in three bedrooms and is conveniently located approximately half a mile from the centre of Exford in the heart of the Exmoor National Park.

The front door opens into the spacious kitchen with large dining table; the sitting room has two leather sofas, two armchairs and a wood-burning stove. There is also a utility room and downstairs toilet to the rear of the property.

Upstairs are two double bedrooms (with king-sized beds), both with en-suite bathrooms comprised of shower over the bath, toilet and hand basin. The third bedroom is a twin, which is accessed via one of the double bedrooms.

Security deposit
A security deposit of £50 is required when booking this property. This will be added to the total price of your booking, and will be refunded after your stay unless the owner discovers damage to the property or its contents after your departure.

Dogs are welcome by prior arrangement (maximum of 2). A supplementary fee of £20 will be added to your invoice per dog. Please do not allow your dogs on the furniture or upstairs and do not leave them alone in the property at any time.

Cascade Cottage is strictly non-smoking.

Local amenities
The centre of Exford is a 10-minute walk. Here you will find two pubs that serve lunch and evening meals, and a tea shop. There is also a village shop that sells various essentials.
Waitrose, Sainsbury's and Tesco will all deliver to Cascade Cottage so you can take away the worry of bringing all your food with you.

Arrival and departure
The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Changeover days
Cascade Cottage is available for week-long bookings with changeover on Fridays, short breaks may be available.

Indoor Description
Cascade Cottage kitchen has all you will need to make your stay comfortable. It is fitted with an electric cooker, microwave, fridge, and dishwasher. There are also a kettle, Nesspresso coffee machine, toaster and a food processor. There is all the china, cutlery and glasses you will need for your stay.
The utility room has a washing machine, tumble dryer, fridge/freezer and belfast sink and an external door which opens to the side of the cottage.
There is a smart TV in the sitting room, and a television in each of the main bedrooms and wireless broadband is available throughout the property.
A hair dryer is provided for your convenience.

Electricity and heating costs are included in the price of your accommodation. Cascade Cottage has central heating which will be can be adjusted to suit your preferences. There is also a wood-burner in the sitting room; a basket of logs will be provided. Further logs are available on site from the owner or can be bought in the village from the village shop.

Both double bedrooms have king-sized beds and TVs in the room, the 3rd bedroom is a twin, which is accessed via one of the double bedroom.
Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you away from the property.

A cake is provided for your enjoyment on your arrival plus a loaf of homemade bread, a jar of homemade jam, some butter and milk is also included for you as well as tea, coffee and sugar.
A starter pack of “Ecover” cleaning products will be provided to get you going, and one to two toilet rolls will be provided per toilet.

A travel cot and high chair can be provided upon request and for a £15 supplement. Please select this option at the time of booking in order to ensure they will be available for your stay.

There is a electric car charging point available. Charged per Kw/h.


Outdoor Description
The stream runs in the front cottage, which is fenced and planted with shrubs on the banks either side. A footbridge crosses the stream and leads to a lawned area of garden and terrace with table and chairs, the prefect spot for eating breakfast in the morning sunshine! This area has now been fenced and has a bank along part, so it is an enclosed private garden.

There is another holiday cottage next door, behind Cascade Cottage (called The Old Kitchen) which sleeps 4 guests, the outside areas are totally separate and each have their own private entrances.

Exford is situated pretty much in the centre of Exmoor offering great access to all that Exmoor has to offer. It is a small rural village based around a traditional village green with children play area, beside it sits the village shop. Exford and the surrounding area is famous for its beautiful and unspoiled countryside making it ideal for hiking, biking, riding and fishing.

Just 10 minutes from Exford is Alderman's Barrow, just one example of the opportunity explore an incredible Bronze age Landscape, with it’s mysterious stone settings, barrow and hut circle. A footpath runs from Alderman's Barrow to Larkbarrow which is the ruins of an isolated farm that was used for firing practice during World War II. This area is described by Exmoor National Park as being surrounded by miles of open, rolling grass moorland, and one of the best places to experience remoteness and tranquility on Exmoor.

We enjoyed our stay in this cosy cottage, it was comfortable, very clean, well equipped and had everything we needed. The welcome pack was a real treat.

Magical

The property is well situated for exploring Exmoor, both on foot and by car. A short walk takes you to Exford where there are 2 pubs and a teashop(the hub for star gazing nights on a Thursday). There is also a fantastic playground on the green. We were welcomed with home baked bread, spreads and a delicious cake. The cottage has everything, even towels for our dog. There was milk and butter in the fridge and plenty of tea and coffee. The garden is gorgeous and was so relaxing sitting in the sunshine listening to the gurgling stream.

Very welcoming food pack with cake, milk, eggs, butter, bread, and jams all there. Apart from a milk top up we didn't need a thing for everyday drinks and snacks. Good facilities for dogs and their owners. Central Exmoor location makes planning trips easy with good B road access if you don't relish twisty high hedge lanes. The village has two good pub/hotels within a 10 minute walk although the Post office/General Stores is currently closed, hopefully only temporarily (June 2019).

We have just come back from a stay in Cascade Cottage. We cannot rate Cascade Cottage highly enough. It was spotlessly clean and the welcome pack of home made cake, bread, butter, jam, eggs etc was a wonderful gesture. Even the little extras of a lovely handwash in each bathroom and washing up liquid etc all supplied. There were also dog towels available too. Penny and Simon are excellent hosts and have thought of just about everything. Would highly recommend.

We really enjoyed our stay at Cascade Cottage. On arrival the cottage was beautifully clean and very well presented, with the added bonus of a delicious cake, homemade jams the most gorgeous butter, milk and eggs... all really most appreciated. The cottage is very homely, and if you are looking for somewhere to simply relax that is quite but very accessible to the village (1/2 mile walk) then we would recommend. The village has a really good local shop, with local produce and there are two very good pubs - but book in advance for the evening meal! We used the cottage as a base for days out which for a week was perfect. The kitchen is the centre of the cottage and worked well for us as we all tended to sit in the kitchen rather than the lounge which we hardly used. In cooler months however we could see how the lounge with the log fire would be great. We had a small dog and the cottage worked well as there is small gravelled area in the front of the cottage and a little bridge (gated) over the stream to the lawn / patio area. We would stay again at Cascade Cottage.

A gorgeous welcome tea was provided that included a homemade Victoria sandwich, fresh homemade bread with jam, marmalade pots with locally produced butter and eggs. Milk, coffee and tea were also left for visitors to use. The front of the cottage is outstanding with a stream running and a small bridge to take you to a patio area to enjoy. The cottage is well equipped but the sitting room is a little dark but nice. The upstairs is basic but quite spacious and the two main rooms also have tv’s and en-suite bathrooms. I would recommend this cottage to family and friends.
