About this property

Kokopelli cottage near the Donkey sanctuary Sidmouth , modern and pet friendly.

The cottage is single storey with a private patio area and has easy access.There are patio doors in both the lounge area and kitchen making it very light and airy. It is south facing so making it ideal for breakfasts and BBQs on the terrace in the sun. There is a patio table and chairs, sun umbrella and a BBQ. Also provided are 2 reclining patio chairs and 2 folding picnic chairs.
Unlike some of the other cottages ,we own and manage our property and love it which is reflected in the furnishings and pictures and we provide lots of extras to make your stay special. We think it is the nicest and our guests seem to agree .
We try and take great care to look after it .
It is in the furthest corner so very private and not overlooked.
We are happy to welcome up to 2 dogs ( we don’t have a private garden but shared space which itself is surrounded by a thick hedge. We have miles of walks from our door including the SW coast path and miles of donkey sanctuary paths. The donkey sanctuary is a 5 minute walk and entry is free.

Inside the property is;
Fully fitted kitchen including washing machine/dryer, dishwasher, oven, hob and microwave, Nespresso Vertuo coffee maker, slow cooker, food processor and everything we think you need . There is an ironing board and iron and clothes airer (hopefully you will be having so much fun you won’t need these!)and an outside washing line.

The lounge area has beautiful leather 4 seater and 2 seater sofas , flat screen smart TV and digital radio/CD player with IPod port (please bring iPod cable).

The dining area has a large table and six chairs .
There is a high chair at the property.

Bedroom 1 with king size bed, wardrobe and chest of drawers (every one says it's one of the comfiest beds they have slept in).
Bedroom 2 with twin beds, wardrobe and chest of drawers.
There is a travel cot and mattress ( no bedding supplied for cot).
Both bedrooms have been fitted with black out blinds

We provide towels and all bedding , tea bags, coffee and suger and some herbs and spices , and basic cleaning items .

Also provided are an assortment of games and puzzles, walking maps and guide books. Smart TV with Netflix and good WiFi.

Situated within Stoneleigh Village, Kokopelli is on the edge of the site with a private aspect.

We are in quite a rural position so its very peaceful and the perfect place to chill but only 1 1/ 2 miles away from beautiful Branscombe with two very nice pubs and 3 miles from the bustling town of Sidmouth with numerous cosy cafes, cute shops and lovely restaurants mostly all dog friendly.

Close to the picturesque Regency seaside town of Sidmouth, on the World Heritage Jurassic Coastline, there are a variety of beaches, independent shops, and access to the South West Coastal footpath.
We are close to Beer, Branscombe, Seaton and only 12 miles from Lyme Regis and Budeleigh Salterton and Exmouth in the opposite direction
We are a 5 minute walk to the Donkey sanctuary which also has a very nice restaurant and lots of activities.
Local amenities and activities include golf, fishing, paddle boarding,horse riding, kayaking, tennis and riverside walks. The charming nearby fishing villages of Beer, Branscombe and Budleigh Salterton are all worth visiting. For children, great days out can be had at Crealy Adventure Park, Bicton Botanical Gardens, the Donkey Sanctuary, fossil hunting at Lyme Regis, Seaton Tramway and Seaton Jurassic adventure, Wildwoods, River Axe country park, Pecorama. Exmouth has a nice Cruise ships with bird watching , jurassic coast and themed sails for halloween and christmas as an example. Local nature reserves including the Seaton Marshes and Budleigh Salterton for birdwatching are within close proximity. Slightly further afield is the historic town of Topsham on the River Exe and the city of Exeter with its imposing cathedral. Dartmoor National Park, with its rugged natural beauty is approximately an hour’s drive away.
Normal changeover day in peak seasons is saturday but happy to do long weekends from friday at other times.
Also out of peak season we are happy to do a minimum 2 nights stay.

A Much Needed Quiet Retreat

Really well equipped dog friendly house. My son and I were performing at the festival and it was a short drive into Sidmouth and a perfect oasis to recuperate after a day dancing. Some fabulous local walks and great pubs serving great food and ale. We will be hoping to return sometime in the future.

The bungalow has everything you could possibly want. Very thoughtful touches awaited us on our arrival - flowers, wine, chocolates. Jacqui was great at answering any questions I had and went out of her way to ensure my Mum and I had a lovely stay. It's the perfect place to stay to explore Devon and Dorset. We loved it. "Oh we do like to be beside the Donkeys"

Couldn't have wished for a better place to say! Peaceful, clean, literally home from home. Owners paid attention to every detail, including dog feeding and water bowl. There were full instructions for anything mechanical in the property, the beds and bedding were top notch and decor was cleverly thought out too. It's 5 minutes to the Donkey Sanctuary (what a treat), it's impossible to stay in the property and not visit. A car is a must to visit all the places and eateries the Owners have recommended, the list is comprehensive suggesting places for every budget. All in all any visitor won't be disappointed!

A lovely break

The property was clean, had everything you needed and had plenty of space. Weston Mouth beach is lovely and very quiet and peaceful, it’s a really steep climb back up but it’s worth it for the peaceful beach. The Donkey Sanctuary is lovely and has lots of lovely walks too. Lots to do in the area without having to drive too far. Garry and Jacqui were great at communicating and very friendly. We had a lovely break and feel relaxed and refreshed

We had a lovely stay in this lodge. It had such a lovely homely feel with all the owners personal touches and beautiful bright skylight. It is one of the best holiday homes we have stayed at with everything you could possibly need to make our stay comfortable. The Jacqui sent us a fantastic information pack to help us organise our holiday and even more great info in the lodge on everything you would possibly need know about the area and lodge to make our stay brilliant. Our dogs loved the Grassy large area to run around and chill. Very private plot with great aspect. We would love to come back. Perfect holiday home that ticked all the boxes.

This holiday home had so many added little touches that made it feel like home from home. It has really been thought about with the little things like candles in the bathroom to dog shampoo, torches and a long line. The place was modern and clean and I could of happily moved in! You couldn't ask for more with the location. We didn't need the car at all and wandered from village to village via the coastal path which gave us beautiful beaches and stunning views. Jacqui was the perfect host who I felt I could contact with any query that I had. We will be coming back.

This is a first class property which caters for your every need in a superb location

From start to finish this was an excellent experience, the owners are good at all stages with communication and information, we lacked for nothing. The cottage really is home from home the decor and furnishings are well thought out and good quality with plenty of finishing touches along with every piece of crockery, pan, utensil or glass you will ever need, what a pleasure. The patio gets the sun from sunrise to sunset so coffee in the morning at 7am and sundowners much later alongside your bbq. The surrounding countryside is outstanding but not for the faint hearted, be warned, if you don’t like walking up and down steep hills then take the car but you will miss out on beauties such as the Weston Gap, only accessible on foot, which would be a shame as it is a stunning beach. Beer village is also a must, we got there at 9am on the bank holiday Monday and it was already awake but plenty of parking still to be had. The cafes and shops cater for most needs and if you need cash the post office does withdrawals via a debit card machine. Branscombe Beach is walkable from the cottage about 7 mile round trip, lovely setting, plenty of benches and a good cafe with food, ice cream, cold drinks and beers. If you want to take a bus you need to plan well as they are few and far between. We cycled to Sidmouth down a lot of incredibly steep hills and returned via The Byes cycle path to Sidford and then walked most of the hill up the B3052. So lots of exercise to be had and we found the whole experience incredibly enjoyable and entertaining. For shopping Waitrose is good and for that forgotten bottle of wine or water the Spar in Sidford is a slightly closer option. We would definitely go again.

It was a lovely property, furnished to a high standard with everything you would need - and more.

Jacqui and Garry provided us with lots of helpful information on all aspects of our stay; activities, walks, places to eat, etc., they also left a welcome pack which included a bottle of wine. The bungalow is located next to the Donkey Sanctuary and we found it to be a good central spot to get to the places in we wanted to visit. We also appreciated the text Jacqui sent to check we had everything we needed. We had a wonderful, relaxing holiday and would highly recommend this great accommodation.

Great location and beautiful inside, the perfect place to relax and unwind

Kokopelli is located right next to the donkey sanctuary and a small walk (2k and quite steep) down to a lovely secluded beach. We ran down and back up each morning before starting the day. The donkey sanctuary is a great place for children of all ages who like animals (my girls are 13 and 15) and there is a wonderful maze which we spent quite a lot of time getting lost in. A small drive to Sidmouth for days on the beach and paddle boarding etc. The park on which Kokopelli is located is quiet and we had nice day in the surrounding grass area playing games. Inside it is well laid out, nicely decorated and perfect for a family or couple with good quality utensils for self catering and plenty of board games to play in the evening. We had a lovely time and will certainly come back.

Well presented toddler and dog friendly property in a convenient location

Firstly the communication with the owners was great. The property itself is part of a small 'holiday village' next to the donkey sanctuary. However, don't let this put you off! We may as well have been on our own their. It was modern and brilliantly presented and the surroundings are toddler and dog friendly (of which we have both). There is plenty to do in the surrounding area and it made a great central location for a lovely family break. We would definitely return.

Extremely comfortable and well equipped cottage in quiet and peaceful surroundings

We enjoyed a relaxing week in this superb holiday cottage. It is ideally situated with many places of interest within easy reach. There are many local walks and lots of good places to eat and drink. The cottage is a home from home, is bright and clean, and equipped with everything you could wish for. The owners Gary and Jacqui were very helpful and were easily contactable if required. The only problem was the intermittent mobile signal and the lack of wifi connection. However, we understand from the owners that this is shortly to be addressed. We would thoroughly recommend the cottage to everyone and hope to return again sometime in the future.

Amazing cottage, lovely owners and great location!!

We stayed at Kokopelli Cottage for a week as our honeymoon at the end of March 2017 and had an absolutely fantastic time. Thank you to Jacqui and Garry for letting us stay in your wonderful cottage and for the lovely card, chocolates and prosecco waiting for us on arrival, that was a really lovely touch to start our honeymoon! Our dogs Flossie and Alfie both loved it and felt very at home. The entire cottage is furnished to an extremely high standard and is very clean and fresh. No mold or signs of wear and tear, Jacqui and Garry do a very good job of maintaining the cottage to a very high standard. We were given some lovely recommendations of places to eat and nearby dog friendly walks to go on which was really great. We didn't need anything whilst we were there but we knew that Jacqui and Garry would have easily been contactable by phone if there had been any problems. We've stayed in a number of properties around the area and elsewhere and compared, this really surpassed our expectations. The donkey sanctury is a 3-4 minute stroll from the door of the cottage and Weston Mouth beach can be reached by a 20-30 minute walk on a dog friendly footpath from the Donkey Sanctury through fields with gorgeous views. The cottage is situated with other cottages in a large open field but is located in the far corner making the property one of the most private in the park - great for children and quiet enough for dogs to play outside. Whilst we were there, free wifi internet access across the park wasn't working and doesn't reach the cottage anyway. Mobile 3G/4G services on Three, Vodafone and EE were almost non-existant inside the cottage. Outside the cottage there is limited 4G service on EE and Vodafone but walking 2-3 minutes towards the entrance of the park, we were able to get full 4G on EE and Vodafone. This wasn't a problem for us but if planning to be able to do any work from the cottage is important, it may be a struggle to do this. We cannot recommend staying here highly enough so thank you again Garry and Jacqui and we hope to be in contact soon and return to Kokopelli in the very near future.

Excellent stay at this lovely contemporary cottage

which feels very homely as soon as you arrive. Extremely peaceful and private, this is ideal if you want to wake to the sound of braying from the nearby Donkey Sanctuary! Clean and well equipped, we would definately stay again and recommend to others. After initially finding the WiFi didn't work, this proved to be very relaxing!

Wonderful Cottage in a peaceful and tranquil setting

Fantastic cottage in a beautiful setting, and a thoroughly enjoyed holiday. The cottage is fully equipped with everything you could possibly need during our stay with lots of personal touches from the owners which make its feel a 'home from home'. We stayed with our 14 year old son and cockapoo dog , and found the location perfect for lots of coastal walks, with Sidmouth resort just a short 5 minute drive away. We visited the coastal villages of Beer, Seaton, branscombe, Axmouth, Exmouth(more of a town) , Budleigh Salteron and Lyme Regis. The whole area was very dog friendly with most pubs and restaurants allowing well behaved dogs on leads. We will certainly return to East Devon to explore the area further and would recommend staying at Kokopelli Cottage The Sears Family 28th August 2016

Great escape, modern, clean and loads to do.

We stayed early August and had such an amazing week staying in the cottage. We arrived to a clean and modern cottage with a nice bottle of red. The patio doors open out onto a huge field, we had our dog, so the setting was perfect. Every morning we had an amazing walk around the donkey sanctuary, the field go on an on and all have tree lined walkways

Extremely clean and tidy cottage,

Had a fantastic time spent at the cottage, it's set in a good location for local walks from the cottage and walks further afar. There are plenty of maps and information on walks available that were very useful. The condition of the property was excellent, it was very well equipped with lots of high quality items. The only very small negative we found was that too much sunlight came into the main bedroom too early in the morning, we thought that black out blinds would have solved the issue and allowed us to sleep a little longer. Other than that we had a fantastic time and would definitely recommend the property to friends and relatives and would definitely come back ourselves. Kind regards P. Rowbotham

We bought this cottage because we love the location and regularly spend time here getting away from it all. It is an incredibly relaxing place. We both work hard and this is our bolt hole. We have 2 daughters ,two grandchildren who love staying and dog (called Moose) who also enjoys the walks around the area, be it on the many paths in and around the Donkey Sanctuary or along the coastal path to our favourite local pub, the Fountainhead (great food, drink and atmosphere!)
We love interacting with our guests before they arrive and although we live in Wiltshire we have a fantastic team of cleaners and are always on the end of a phone in case of queries . We stay at Kokopelli regularly to make sure everything is tip top and are always looking out for new walks to do or cafes to enjoy a coffee and Moose likes to explore .

Why they chose this property

When our kids were younger we had many holidays in the area, sometimes with several families from our village and we have always felt drawn back. From the stunning views and fresh air from walking along the SW coastal path to the exceptionally friendly and quaint nature of Sidmouth it has so much to offer all the family. The Jurassic coast beaches are fabulous and the grass tennis courts in Sidmouth were always a fun way to spend time with each other. That is why we bought Kokopelli and why we keep coming back.

Kokopelli is a character we came across on a holiday in Moab, Utah in the USA. Moab is a beautiful area with fantastic canyons, rock formations and vibrant colours. It is an amazing place to enjoy many outdoor activities cycling, hiking, climbing, rafting. The key ingredient being fun and adventure and we hope these are just a couple of things you experience during your stay. What makes this property unique

Donkeys - we are a 5 minute walk from the fabulous donkey sanctuary and it is free to visit Peaceful, safe, great open grassy space for adults and children to play outside and on the far edge of Stoneleigh Village so the cottage is not overlooked and enjoys a private aspect.
We have good WiFi which is not available in many other cottages.We take great pride in our cottage and make sure it is equipped with everything you need from pots and pans to picnic chairs.

It is next door to the Donkey Sanctuary which is a delightful place to wander round. It has so many paths to explore around the fields where the donkeys enjoy their time with each other.
A great cooked English breakfast is available at the donkey sanctuary if you don't feel like cooking and the cafe does lovely lunches and afternoon tea , coffee and cake and Sunday lunch..!

It is a fabulous centre for so many activities if you wish to explore further afield, whether you enjoy hiking, sailing playing on the beach, bird watching, adventure parks, folk festivals (Sidmouth's festival is legendary!)
