Porthmeor beach is a 5 minute walk away at most and the town centre with all of its restaurants, bars and cafes and the harbour is just a few minutes on foot.

Overall, this accommodation is great - although the photos make it look like you are looking onto the sea where as you have to sit outside to be able to see it - for one person only. It is on the top of a steep hill but quiet at night.
We had a wonderful weeks stay and the accommodation made it extra special as it was everything we needed with a parking space included. A great place to visit and stay and will return in the future and recommend to others.
Needed a socket with a USB point. My Apple iPhone was not compatible with the Samsung plug provided.
When we arrived - first impressions were, it looked a bit run down, weeds all along the edge and looked as though it needed a lick of paint.
Once we opened the door our fears were allayed. Excellent facilities and very clean.
Quite simply excellent.
From start to finish we had everything we needed. Communication, location, cleanliness and equipment in the apartment were superb. We hope to return next year!

This apartment is situated close to all beaches,shops and restaurants.Extremely well decorated and the owners have thought of everything to make your stay comfortable and homely.The only problem we had was that we were there for 2 weeks and should have enquired about a linen change which is now apparently available but was overlooked.This is something to enquire about if you have a longer stay.Everything about the apartment is top class and we would definitely book it again.
The property is really nice and comfortable. The location is great although you have to like walking up hills as it is at the top and everything is down hill first the uphill back.

We found Zennor is a really well located and comfortable property with the (massive) added bonus of reserved parking. The location, just above Tate St.Ives, is really good for Porthmeor Beach or the town itself. Reserved parking in Barnoon car park, literally a minute away, is so helpful in St.Ives where parking is a perennial challenge. We had some problems accessing the property initially, and given that we weren't able to get in till 5pm we are bit disappointed with some cleaning of the kitchen area (dirty glasses, cups and open food packets in the cupboards) but thereafter we found the property to be really comfortable. The open plan living and kitchen area is surprisingly spacious, and both the double and twin bedrooms ar e en-suite. All furnishings and fittings are very good quality, and the kitchen especially was very well equipped for self-catering. We had a really good week and have booked again.
Cost cottage in a great location. The kitchen had all the amenities we needed and the cottage was very comfortable. My only niggle was that there was a lot of cupboard space taken up my inessential bits and bobs. For example a cupboard draw filled with Xmas tree bobbles! A kitchen cupboard filled with plastic toddler plates. A cupboard full of jigsaws! We tend to take quite a lot of stuff on a two week holiday and we would prefer more empty space for our own stuff. Apart from that a very nice holiday apartment.
For my review, I am going to split it out into three parts, which is for a family of 3 (2 adults and an infant)
1. Apartment amenities (we stayed for 1 week)
The apartment has all the amenities you need in you have an infant in tow. It is also very organised, and clean (my wife is a bit OCD when it comes to this and even she was impressed by how everything was labelled). Definitely 5 out of 5 here.
2. Location
The apartment is located behind the Tate and Porthmeor Beach. What the photos don't tell you is that the view is obstructed from your living room window. We were under the impression we could have breakfast outside with a view of sea, but this was not the case. All you see is the long term parking lot in front of your house. We were disappointed with how this was "shown" in the pictures, as clearly it does not have sea views (the photos have been taken to give that impression).
In terms of overral location, its very easy to get to the beach from the house (which is a plus), same with the Tate, and Barbara Hepworth house. It is up the hill, so beware if you are not a big fan of walking up steep hills (I find this unavoidable in St Ives so not all that bothered)
Deliveries: this was an absolute nightmare. Not really the fault of the property owner, but nobody seems to really know how to find this place based on the location (the ones provided by the welcome pack via the Orange Roofs app). First delivery took 3hrs, and the second 2hrs. This might be Pandemic related though, as both drivers did tell me they were very short-handed. In any event, if you avoid deliveries and just go to the supermarket, you will be fine.
3. Communication
This was excellent as well. Between the information on the Orange Roofs app, and the email reminders, the process for check-in, finding out how the white goods worked, wifi, etc.. was quite smooth. Having everything on an app is very handy in my opinion.
Overall, I gave it 4 out of 5 because of the view obstruction issue I talked about in point 2. The organisation and cleanliness of the apartment does reduce the overral annoyance with the view situation (which other reviewers have commented on), so I would take that in mind when considering this apartment.
This is a lovely apartment and the owners had thought of everything. Super comfy beds, TVs, fully equipped modern kitchen, nice art work. Only drawback for us was the location up the hill behind the Tate. Each of the three routes back from town required a stiff walk uphill. Apart from that, I can’t recommend it enough.
Comfortable and convenient apartment with parking in St Ives
'Zennor' is a beautiful apartment in the lovely town of St. Ives in a very convenient position for the town, harbour and shops in one direction, and the Tate, Porthmeor Beach, and the excellent Porthmeor Beach restaurant in the other. None of the attractions are more than a few minutes walk away (although maybe a bit longer up the hill on the way back!). The 2-bedroom apartment is very comfortable and extremely well equipped with nice bedrooms, bathrooms, lounge, appliances and decoration. It also contains lots of information about the area including maps and walk suggestions. The agents, Orange Roofs, were very helpful with information prior to our visit, and also handled very promptly a minor maintenance issue while we were there.
The apartment is on a quiet lane (ideal for unloading on arrival/departure as it is very quiet), and the availability of included parking in the nearby car park is a boon for a place like St. Ives where a car is seldom needed. The only minor comment is that the apartment looks out over the car park (with a view to the right of the Tate and the sea), and is therefore somewhat overlooked by this.
We had the best time. The rental company Orange Roof we’re constantly in touch, before, with suggestions for shopping deliveries, during, to say that they had noticed we were missing a tv remote control - we hadn’t noticed and after to ensure we had had a lovely stay. It really was special and we all felt “cared for”.
We loved our stay. The apartment is very recently refurbished, with very high quality bathroom/ kitchen (v well equipped with Joseph/ John Lewis gear), and soft furnishings. It's 4 mins walk down a steep hill to the middle of town one direction, and you're on the beach in 5 mins down the other side of the hill. Lovely travel cot for our two year old, fresh flowers on arrivals, esssentials (milk, salt pepper etc.) in the kitchen and spotlessly clean. Highly recommended!
We loved the apartment! It was so well kitted out, beautifully decorated and very comfortable. The information pack provided everything you needed to know including things to do and places to eat. It is a perfect location for surfing / boarding on Porthmeor beach and very handy for the centre of town and the harbour.
We had a delightful week at this apartment it is well furnished and superbly equipped. The check in and communication from the owners was first rate. The location is great with a short, if steep, walk into town and the allocated parking is a real bonus as the local car parks can be very busy. I wouldn't hesitate to recommend both the property and the owners.
High quality apartment with tasteful decor and high quality fixtures and fittings. Every conceivable extras provided. Including washer dryer and store for beach items. Highly recommended!

Perfect for 2 couples
Zener is a clean well appointed apartment with everything you could possibly require. We were travelling with another couple and found it worked well for privacy as well as socializing. Instant hot water is fantastic. The weather wasn't quite warm enough to sit out on the patio.
The only problem we had was that we were sent the wrong instructions re parking. The parking spot now assigned is much preferred to the old one. You have a 5 minute walk to the parking space instead of 10 minutes.

Home from home
Spotlessly clean apartment, lovely and warm and comfortable (much needed as we probably picked one of the coldest weekends for our stay) and everything high quality. We only stayed for 3 nights but it had everything you needed if you were staying for longer. Close to bars, restaurants and the harbour front but probably not for anyone with walking difficulties as lots of steep slopes and steps. We would definitely recommend this property and would love to stay again if we’re in the area.
