Traditional Tuscan house with Exclusive Use of House, Garden, Pool and Grounds

Halfway up a valley, and commanding breathtaking views over the rolling landscape of the Val di Chiana to the mountain range dominated by Monte Amiata, the Casa del Mulino enjoys a secluded setting with no buildings overlooking the house or swimming pool. Pool normally available in June-August only. This house, built over 200 years ago and sensitively restored over the past 40 years by our family, stands in extensive grounds, and features bedrooms with separate entrances making it ideal for groups of friends or families. The grounds include a 'secret garden' with statues and surrounded by a wisteria covered pergola, classically inspired parkland with a 'temple' and monuments, and a woodland hollow with a stream running through it and flowers on its banks. The house, garden and parkland covers 1800 square metres (2150 square yards, 0.18 hectares, 0.45 acres) for the exclusive use of guests.

Unlike the many 'agriturismo' options in the area, the house, pool and gardens are for the exclusive use of one set of guests giving a very private and relaxing setting for guests to enjoy the Tuscan countryside. The house has remained true to its setting with its oak beams and traditional furniture. It is house used for 40 years by the owner's family and is comfortable and well maintained but does not pretend to be a hotel (no gold taps!).

The house is set in a fine location for walks and bird watching. Within a 15 minute walk is one of the best wineries in the area (the Barrachi Estate), which does wine tasting and offers fine dining in its restaurant 'Il Falconiere'. There are also local beekeepers, who sell honey from their bees within 10 minutes walk. Seasonal pleasures vary from birdsong and wild flowers in spring and early summer to the olive and grape harvests in autumn. While the house has a rustic setting, shops and supermarkets are only 10 minutes away.

The house is also ideally situated to discover lesser known towns and sites in southern Tuscany and nearby Umbria, the house is also within easy reach of the famous centres with Florence, Siena, Assisi, Montepulciano, Perugia, Orvieto and Arezzo all 30-75 minutes away by car. Lake Trasimeno (water sports, kayaking, swimming) is 30 minutes by car.

Perfect Vacation at Casa del Mulino

My husband and I had a perfect vacation at Casa del Mulino, which is a quiet secluded retreat in the hills of Tuscany near Cortona, but within striking distance of Florence, Perugia, and Siena. We had many memorable meals with a great bottle of local wine at home on the veranda, with spectacular views, but also in Cortona, when we did not feel like cooking. Locally there is great biking and hiking as well as Etruscan ruins. I would highly recommend this to couples but also families, or couples with friends. We definitely want to go back again. The weather in October was warm with only a little bit of rain, but never for an entire day. We would have gone swimming if the pool had not been closed for the season. Casa del Mulino was what made our vacation; it was lovely to come back to after a day touring.

Beautiful property, unfortunately a lot of unused potential.

Positive aspects: - the landlords are nice, reply quick and are always accessible via mail - the view is beautiful, especially from the veranda, our favorite spot where we spent a lot of time - the nearby village Cortona has much to offer: food and bars, churches, art, and a stunning view at it´s top. Also lago trasimeno is around 20 minutes away and also worth a visit - supermarket in camucia (10 min with car) - good connection to florence via train - well equipped kitchen, clean bathrooms Negative: - the property isn´t maintained well and is overgrown, so we didnt spent much time in most parts of it. With a thorough makeover it has much unused potential! The photos provided are probably a bit outdated. - although the kitchen is well equipped, the oven does not work. But there´s a dishwasher, which isn´t mentioned anywhere. - during our stay, there were two big storms in our region, and the house wasn´t ready to deal with that. We had multipe leaks in the roof that dripped onto our stove and the beds. The water on the stove probably caused the first of two power cuts we had during our time here. Like the garden, the house could use a makeover. We also had a second power cut (which wasn´t caused in the house), so we spent around 2 days in total without electricity and 1 day without water (the pump needs electricity to function). But the landlords provided us with a lot of help during this time, which we´re very grateful for! - the downstairs bedroom began to smell the last few days we were here So overall, as said above, the house and property are in theory amazing, but all of it is in dire need of a renovation and needs some of it´s issues fixed.

A great week

Positive: - as mentioned by all the other comments, the land is amazing. Many places to enjoy a glass of wine and chill. - private pool with complete privacy - unique design of the property is really great Negative: - house is outdated. - house was not clean - lower floor of the house was just dirty and not prepared for guests. Bathroom unusable, no bed linens, furniture stacked around the bed like it was time for the winter break Overall: The place itself is amazing, but the house is in dire need of a proper cleaning.

A short trip to paradise

Cortona - Casa Mulina

Gemeinsam im Familienkreis durften wir ein paar wundervolle Tage im Casa Mulina inmitten eines wirklich zauberhaften, liebevoll gestalteten Gartens nahe des Etruskerstädtchens Cortona genießen. Nach den täglichen Ausflügen in die nahe gelegenen Toskanastädte, verbunden mit Wanderungen durch Olivenhaine und geniale Toskanalandschaften, sowie Besuche der einmalig schönen Klöster und Kirchen, freuten sich nach Rückkehr am späten Nachmittag nicht nur die Kinder auf eine Erfrischung im Pool. Die vollständig ausgestattete Küche bot für uns als Selbstversorger die Möglichkeit, diverse Spezialitäten der Region auszuprobieren und zu genießen. Da sich das Haus mitten auf dem Land befindet, kommt man entsprechend auch mit der heimischen Fauna in Berührung, wozu auch Skorpione gehören. Insgesamt waren wir absolut begeistert und können die Ferienwohnung inclusive Garten und Pool nur weiterempfehlen.

A memorable, idiosyncratic house - a one-off

Casa del Mulino is a real find in that it is not a characterless creation catering to tourists, it is the much-loved house, and even more importantly, garden of a British art historian who has, over 40 years, imagined it, planned it, tended it – people who stay in it now can enjoy the results of all that labour. The garden is a combination of eighteenth-century English idyll and Italian dream. We loved the sublime view of Mount Amiata, perfectly framed by cypresses, and the garden of the four seasons, with its plentiful pots of white geraniums. We loved the many places you can sit (we experimented with having, at one dinner, each course at a different table). The pool is pretty basic - you can't jump or dive into it but it is deliciously cool and well maintained. The furniture within the house is solid, dated but not unsympathetic (though I have encountered more comfortable beds and squashier pillows in my time). The house and its grounds feel private although neighbours are close by and Cortona within easy reach. An ideal base for visiting Arezzo, Sansepolcro etc and seeing the tremendous Piero della Francescas. Good horse riding nearby and further afield.

What a beautiful place!

What a beautiful setting; I was overwhelmed by its loveliness. It was hard to leave this place to go off and visit the many lovely places nearby. Just sitting looking out across the valley, smelling the sweet lavender and herb smells of the garden and listening to the gentle bells of the nearby church would have been enough. The pool was a welcome change of scene as was taking in the various vistas dotted around the large and infinitely interesting gardens. We felt so lucky to be here. The proximity to Cortona (walkable, with stout shoes and a determined uphill grind) was a plus - we could have filled several afternoons mooching around, looking in churches and the (very good) museum with a breathtakingly beautiful Fra Angelica Annunciation. In Cortona there are restaurants to suit all budgets as well as a handy, well stocked supermarket with a good deli counter. We were a little unadventurous in our trips out (the pull of the house was so strong) but, aside from Cortona itself,we visited Arezzo for the frescos as well as Lake Trasimeno for a good castle, lake swimming and boat ride to the island and managed a day trip (easy) to Florence. We (adults and children) had such a lovely time here, I couldn't recommend it highly enough.

Great place for a family hoiday

We are a family of five adults and used the Farmhouse as a base both to relax and to explore Tuscany. The Farmhouse was very comfortable and clean, and had more than ample space to spread out. Once the shutters were open, there was plenty of light to flood in. We used the outside dining area every night, playing cards and drinking the local red wine. There are numerous outside sitting areas as well as the pool so we were able to take advantage of fabulous May weather. The gardens are very beautiful. The road up to the farmhouse is very narrow and take a little getting used to, and we didn't do it at nightime, but it was all part of the adventure. Definitely require a car. We used it every day - travelling out to various towns. We were provided with plenty of information about the local area and very good restaurant recommendations. All correspondence with the manager was prompt and honest. We felt as though we were well looked after. In summary, a great family holiday with comfortable accommodation and we would definitely stay here again. .

A Magical Setting

We had a wonderful stay at the Casa del Mulino and its beautiful setting was the perfect place to relax and explore the wonderful countryside around us. The very personal touches that make the gardens so special have created a wonderful haven for people and creatures to enjoy, like the fireflies that produced a dazzling display each evening.

Authentic Italian country side holiday

I visited Casa Mulino with a group of friends and my sister in 2014. The place is absolutely stunning. Especially the garden is just amazing, spread over 4 levels with lots of different little sitting areas to enjoy life outside. The house has three different entrances giving everyone their privacy if you visit in a bigger group. Highly recommended. You do need a car though.

great for walking and biking

We had visited Italy before but always stayed in cities. This time we wanted to see the famous countryside of tuscany so we chose this house, which is also close to the really lovely town of Cortona and train connections. We like hiking and cycling so we explored the hills surrounding the house a lot. We found olive groves, flowers and wildlife on beautiful tree lined tracks and also more challenging trails for real mountain biking. The house was the perfect base for this, offering great views and a refreshing dip in the pool after a hot day. This was our first stay here, but we plan to return.

Perfect house and lovely gardens and pool

This is a really great place for kids as well as adults as there is so much to explore with acres of space around the house and the gardens in the front and back. The pool is fantastic as it is in a sunny position but also secluded with plenty of shade for reading a book. We were looking for a place that only rented to one group as it’s nice to get away from it all and just relax with family. We didn’t do many daytrips but went to the lovely town of Cortona for great ice cream and few nice meals out. This is perfect for getting away from things and we came home very relaxed!

You won't regret it!!

I just wanted to say thank you so much, from both my boyfriend and myself, for letting us stay in your wonderful home in Italy. We had a truly amazing time. The house was all that I had hoped for and more. We were hoping for a quiet place to stay and it certainly was (apart from the church bells very early in the morning!). The view is just divine and the house and grounds are so relaxing. I would love to come back and would not hesitate to recommend this property to anyone else. Thanks again

Why they chose this property

The location is quiet, private and secluded but with great views and plenty of space for children to play safely. The hillside setting is perfect in the hotter months with cooling breezes. Many of the major sights are within an hour's drive in all directions. Shops and train station (to Rome, Florence) are only a 10 minute drive away. Close to Cortona, a fascinating and bustling town with Etruscan origins, which regularly holds artistic, musical and culinary festivals.

What makes this property unique

The 2000 square metres of the house, gardens and pool are rented for exclusive use of one group. The house and grounds are not overlooked and are very private - something that our family has enjoyed for many years. We enjoy the many countryside walks in the hills, which are also perfect for cycling and horse riding.
