For an excellent stay in London.

If as I indicated with the stars almost everything is excellent, in addition Adrian is fluent in French.The place and the environment, the transport, the house and its parking space.In the house the rooms and their bedding are perfect, the kitchen, on the ground floor, is correct but the dining room living room is on the first floor, and unlike the bedrooms without any decoration except the TV. Depending on the season, the length of the stay and the desire to eat out, this house allows an excellent stay in London.

Just what we wanted.

Our family of 5 stayed here for 5 nights as part of our holiday. The house was perfect for our needs with it having private parking, acres of space inside, a washing machine, plenty of bathrooms and pretty much everything you'd expect. The host also gave very detailed information and were very prompt in their communication. What I didn't quite appreciate when I booked was just how much the location would add to our holiday. After a busy day in the centre of London, being able to relax in the peaceful area surrounding the house was a real bonus. Walking around was a real pleasure yet there is still plenty going on with bars, clubs and shops a stones throw away but without there being any real noise in the evening. We all genuinely loved the location and on top of that there are the transport links. The Thames Clipper and the new Elizabeth line are fantastic and so close to the house. Travelling south of the river (or on the DLR) you can use the Woolich Arsenal station which is just over the road from the Elizabeth line station. None of these are more than a few minutes walk from the house. We've stayed in several properties around the UK over the years but this one comes out top in terms of space inside, location and transport links. Really helped make our holiday. If we visit London again I'll be looking to stay here again.

Great property excellent location

This was exactly what we wanted for a family break to London. Well out of central London but easy access via DLR or Thames Clipper river bus (our favourite) when we wanted to go into the city. The recommended restaurants were all very good and we particularly liked the breakfast at the little patisserie. We bought some of their lovely baps to use back at the house and for the trip home. Having stayed in quite a few rental houses it is worth mentioning that the beds are very comfortable which is not always the case. A bit expensive for our smallish party of 5 people but we wanted separate bedrooms for three singles. For a larger party, (this house could sleep five couples comfortably), would be better value. Would recommend.

With only 2 days notice, Adrian, the property manager, was incredibly helpful and communicative. Kelly, the on site representative, went above and beyond to accommodate our additional guest last minute. This property was ideal for our business trip and had everything we needed. Very clean. Superb location in a surprisingly quiet neighbourhood. Overall an incredibly smooth and pleasant transaction.

Great Location

Our large group of 12 stayed at this house for a four day trip to London, which had adaptable sleeping arrangements to suit a range of possibilities.The house is in a great location - quiet, but with all the facilities you need - and perfect if bringing children because of the green opposite. The house has plenty of room and is well equipped with all you need for an enjoyable stay. Very clean and spacious. Communication from the owner was really good. Pubs, restaurants and shops are a short walk away - we used the Dial Arch which was very good. Transport links are great. We used the Thames Clippers to get in and out of London. They run very regularly and you get a great view up and down the river. We loved our stay at this house. Definitely recommended for a London stay.

Spacious, clean, comfortable house in interesting, historic area.

As two families of 5, we had lots of room to enjoy the house which was clean and comfortable. We travelled by DLR, tube, bus and Thames Clipper and found all to be quick and hassle-free from Woolwich. We'd recommend the house and would love to return.

Comfortable and in a good situation

Our 3 generation family of 9 stayed here for 2 nights. It is a very comfortable house on three floors including one bedroom on the ground floor, and suited our needs very well. All the beds are double beds and one room had 2 double beds, which may not suit every group's needs but they were also very comfortable. There is 1 parking space and the house is within walking distance of the Docklands light Railway and the Thames clipper, MNBA. Both excellent ways to get into central London. Minor problems were soon fixed and the caretaker very friendly and helpful. The owner too sent very helpful emails before the visit also answering all my queries promptly.

A clean and comfortable house in a great location

We found the property to be as described. It's a comfortable walk from both DLR and overground services in a really lovely area a stone's throw from the Thames. We were 14 people in total, but there were plenty of beds for everyone and no one had to sleep in the living room, which so often happens when you have a large group. The beds, including the sofa beds, were all very comfortable and the bedding and towels were good quality. The house was spotlessly clean when we arrived and the property manager was extremely accommodating, both in welcoming us very late due to a cancelled flight, and dealing with a couple of teething issues we had, including getting us a new oven in less than 24 hours. The area the house is in is quiet and well maintained with shops within easy walking distance. I would happily stay there again (if they'll have us!)

Beautiful Property--Communication Spotty

We stayed in the town house, which is a gorgeous, well maintained, spacious property. Quick walk to DLR station and buses, also convenient to Tesco Express and a Tesco Extra. Bedrooms are nice and the kitchen was well appointed. The WiFi was horrible, however, as it was mobile based instead of being proper high speed internet. Owners have said they will be installing high speed internet but check on this before you book if reliable, fast internet is important to you. We also did not have a functioning washer/dryer for the first week but this was remedied after we called. My biggest issue was that it often took quite a while for owners to get back to us. I had arrived in London from the US and still had no idea when I could meet up to get into the house. Kelly was lovely when I met with her, and she was willing to meet quite early in the morning, but it was scary arriving without knowing exactly where I was going. One further thing I would suggest is instructions for using the cooker as it is vastly different from those used in North America. Overall, it's a good value if you're willing to trade off travel time into the city for a lower per night rate. Absolutely gorgeous neighborhood!

disappointing

The house itself is in a lovely area. The owner was very helpful when I booked our stay. Sending loads of information regarding the surrounding area and travel into London etc. The Thames Clipper is a must to get into London. We travelled at dusk and the views were fantastic. Its definitely the way to arrive !! I have no complaints with that side of the booking. We tried the Dial Arch and the Cornerstone to eat out ( both within walking distance) both recommended. The house needs some TLC though. It all appears very tired inside. It needs a lick of paint and new carpets. The living/dining/bathrooms are not big enough for 10 guests. The bedrooms are sparsely furnished and in some rooms no hanging space for clothes just hooks on the back of the doors. The paved area at the back of the house is a small space but is taken up by a shed with broken windows and it is crammed with items which is the only thing you see when looking out of the small lounge. The front of the house looks onto a park but the windows were so dirty it was difficult to see the view. The house wasn't ready for us when we arrived and we were an hour and a half later than planned. The cleaner did go out of her way to provide us with things we needed so that was a plus. We were disappointed and I think we expected the standard to be higher probably because the photos on the website are together with the hall which looks like better quality and more spacious living area. So if you book the Town House concentrate on the house photos. You won't see any of the lounge area/bathrooms or area to the rear as these are not really accommodating for 10 to 14 guests !!

Excellent value for money

Located in an excellent neighbourhood. Property was spotless and appeared well maintained. We had excellent support from 'Julie' I believe. We had a number of challenges which had nothing to do with the property and she was always helpful. We really appreciated that. Trains, bus centre, grocer within walking distance (not next door as the advertisement appears to indicate but close enough). Lovely historical buildings in good nick surround the place. Easy to find once you find it. Very roomy, these rooms were very spacious for UK properties. The beds appeared to be king size. Excellent linens. The bedrooms were five in number but could comfortably house sixteen individuals if you didn't need privacy while sleeping. Flooring was all wood upstairs and I can't remember what is was downstairs. The kitchen is well stocked with cutlery and the like. Could not get the combo washer / dryer going - door cover which houses the handle was missing. Parking is available but getting in and out is tight because the space across the street from the property allows permit parking. Big set back which they must get fixed - no internet access. Why this is the case makes no sense in today's day. I would stay here again, if internet access was installed without any hesitation. I would recommend the place to anyone.

Lovely room to socialis, sleeping spaces not ideal

I rented this flat for a friends weekend through HomeAway, which somehow never managed to get my reservation into my account (so I do hope that my deposit will be returned), and the owner was not incredibly communicative AFTER the reservation and deposit were made until just before we were to show up, which made some of our group a little nervous about making travel arrangements. That said, the info. was adequate. The house has 2 sleeping spaces, only 1 of which is a room, the other an open 2nd floor space with room enough for 4, 2 on cots.One of the cots collapsed under a sleeping person, which was not incredibly comfortable. That said, most of us slept fairly well, although we did have to relegate the snorers to the one bedroom with a door, which made the arrangements a little interesting. 1st floor bathroom toilet seat was coming off, and 2nd floor bathroom shower not suitable for larger people. The washing machine and dishwasher worked fairly well, although there were no printed instructions and remembering how to use them after the charming cleaning person left was a little bit of a challenge. The oven did NOT work, which made cooking for our group less than ideal. Neither extractor fan in the bathrooms worked, although one has a window. We did end up having to provide our own toilet paper and paper towels, as what had been left was not enough to accommodate us for the weekend. The downstairs living/lounge spaces were great, big enough for all of us to sit around comfortably and talk. There was one parking space we could use at the property itself, and long term permits were available in a lot nearby. The space had heating locked on high, and the water was a good temperature. We did have to open windows to not overheat. Finding the space was a little odd, The number was given, but the building number not, so I wandered around a bit before making the connection. I brought a hotspot with me to use, good since their wifi was kind of spotty, Area was gorgeous, very walkable. Nice pub and grocery on premises. If available when we meet up next year, would rent again.

Fantastic weekend in a beautiful house

I had booked a surprise weekend for my partners birthday and unfortunately just 4 days before the event our original Penthouse booking was cancelled by the Company; Luckily I came across The Royal Academy Hall and contacted Adrian who was absolutely brilliant, and managed to have our booked confirmed just 12 hours after first contact. On arrival Adrian met us and gave us a very informative talk about the House and the surroundings including where to go for dinner/breakfast, and this made us feel really at home and confident that our weekend was going to be brilliant. The House is in a very quiet area, yet there is still a lovely pub/restaurant just around the corner called the 'Dial Arch', we went there for dinner and the food, atmosphere and service was amazing. There was a very large group of us in the House but there was plenty of room for everyone, and the lovely outdoor terrace upstairs was fantastic for a bit of fresh air. The House has all the neccessary bits and pieces including an iron and a hair dryer which came in very handy, along with enough cups, glasses, cutlery, plates and bowls for everyone. All beds were very comfy and we had 2 lovely nights sleep. I can't thank Adrian more for making our stay really memorable, and I would reccommend this House to anyone hoping to be in a great London location with a large group of friends or family. I certainly hope we will be able to stay again in the future. Louise.

Extremely disappointed!!!!

Highly disappointed!! My family (5 Adults and 2 children) stayed in "The Hall" recently. We have stayed in many self catering homes before and have never been disappointed with a home, until now. Getting the keys and getting into the building was less than convenient and a bit confusing. Once there we had to wait for nearly two hours for the cleaning to be completed. We were left with only one, mostly empty, roll of toilet tissue to get us through the night/morning until we could find a shop and replenish our supply. We also had to call and have someone come tend to the heating as there was none. That took well over an hour. After traveling for over eight hours we just wanted to relax. The bedroom upstairs can hardly be classified as such. It lacks privacy (open to the downstairs). The double bed was comfy. The other two "beds" were anything but. They were fold away cots that had broken springs. Not even useable. Our children had to resort to sleeping on the sofa. That was less than ideal as either the adults had to retire early or the children were forced to stay up late. The downstairs bedroom was nice enough. The home has been advertised as sleeping 10+. I find that quite an exageration. I would say that it comfortable sleeps 4 with the existing beds. Apparently, there is a terrace. I cannot comment on it as the door to the terrace was locked and we were unable to use it. How unfortunate as a little outdoor space would have been lovely! The interior of the home was comfortable and more than big enough. There are some things that need attention. The dishwasher is falling out of the cupboard so using it is difficult at best. The cupboard door is nearly falling off. The kettle leaks. There are no instructions on how to use any of the appliances. The pots and pans are definitely worse for ware and need replacing. There were no wash rags or sponges in which to do the washing up. There is little to no information about things to see and do in Greenwhich or London. Not helpful when you are from out of town. We did love the area. It was quiet and very close to the shops. Getting into London is a breeze. The train is close though we preferred using the water taxi. The dock for it is just a few steps away. A wonderful way to get into the city! Overall....this home was disappointing! We will never stay here again nor will we recommend it to any of our friends.

10 of us stayed here for a girls weekend and everyone "WOW"ed when they came in! it is very impressive. we loved that it was: 1) open plan - kitchen and living area 2) really spacious 3) really high ceilings which made it feel very grand 4) quite quirky 5) easy to get to it had a big thumbs up from us and it was very reasonably priced, great weekend had all round. thanks!

Perfect Blend of History and Convenience

To stay in London in a Historical building while in a neighborhood environment with local pubs and markets yet still a simple and easy boat river ride from all of London's main tourist sites is an attempt to describe a stay at the Royal Arsenal. Great base for visiting London

I stayed here London for London marathon weekend with my family and this property was the ideal base for a group of eight of us. The location was really handy for getting to the marathon start and the DLR is only a 5 minute walk away which connects with the underground lines in central London. There is plenty of space for a large group. There is a lovely pub just around the corner which serves good pub food and is pleasant to sit outside in nice weather. The terrace at the property is large and has sun all day. All in all my family and i had a great stay here and would absolutely use this property again and recommend to others for a stay in London.

We work in the high end international travel business.. based in Switzerland, but spend time travelling all over the world. My wife and I have just finished renovating a beautiful medieval château in South West France. Château St Paul is a bit of a project with its own church among other things.. Elizabeth Line Woolwich Station is directly opposite the pubs 300 metres from the house.. direct to Tottenham Court Road in 20 minutes, Oxford Street and Soho, next stop Bond Street and on to Heathrow Airport if you must. Excel is the first stop and then Canary Wharf.
The two other stations are situated in the market square.. 400 metres away.. fantastic for shopping.. one of the few real London markets still in existence.
The house is very easily accessed from any of the airports, especially London City which is 5 mins away on the DLR train. Heathrow Airport direct on the Elizabeth Line via Paddington.
The areas around the house are carefully managed gardens, parks and walkways along the Thames and around the museum, with limited vehicle access, it is very quiet for London.

Maybe stop at one of the three pub/restaurants..The Dial Arch, The Guard House (a little more formal) or The Tap Rooms micro brewery with lawns and trees outside in an area that doesn't allow any traffic..and sit on one of the old cannons on the lawn and have a beer.

The market by the station.. a short walk.. has an amazing selection of fruit and veg.. and the High St has all of the well known English brand shops.. There are also classic East London Cafe... Eel and Pie Shops, a must try.
