GARDEN COTTAGE, near St Andrews. Glorious location!


Garden Cottage is a special place in the countryside of Fife, only about 9 miles from St Andrews, but light years from the noise of town and city living. Here, we work hard to make your holiday just a little more special. We will be happy to use our local knowledge to help you find that special restaurant, or that quiet, off-the-beaten-track beach.

The cottage is right in the heart of Kinloss Estate in Fife. The Estate extends to about 200 acres of arable land, and although close to Cupar and St Andrews, it is a wonderfully peaceful and tranquil place.

We are excited to tell you that we have now finished a major refurbishment of Garden Cottage, all tastefully in keeping with the ambiance of this special place. Photos now all on our listing. Please take a look. We really hope you enjoy them.

Garden Cottage is stone built, and set in its own gardens, with woodlands at the side. It sits on a private road, which is only used by cottage guests, and the very occasional tractor working on the estate. We think it’s probably about two hundred years old, and has lots of character and traditional charm. It was originally the cottage for the Head Gardener on the Estate, though it has been tastefully renovated, and upgraded since his day. The cottage has central heating, and free wi-fi throughout. In summer ( June,July and August) central heating is not included, although there are 2 electric heaters to use as required, and of course the open fire. In winter, approx 10 hours per day , split between morning and evening, are included. If you think you require more than that for summer or winter, it can be made available for a small additional charge. Please ask!

Downstairs the cottage has a cosy sitting room, with an open fire, flat screen TV, and comfortable sofas. The TV has UK free-sat channels and a DVD player and a selection of DVDs. There are also a selection of games and books in the cottage. We supply a starter pack of coal, and unlimited logs for the fire, so that you can enjoy the pleasure of a real fire.

On the ground floor there is also a full dining room, where the whole family can enjoy meals. With lots of lamps, it’s the perfect place to have a leisurely meal in the evening, as the light fades outside, enjoying the tranquility of the countryside, in the comfort of your own space.

There is also a well equipped kitchen with hob, oven, microwave, washing machine, fridge, freezer and dishwasher, as well as a separate larder. We like to think we have supplied all you need to do as much ( or as little!) cooking as you want.

Downstairs there is a little cloakroom with a toilet and basin.

Upstairs, there is a bathroom which has a lovely showerbath, with fixed screen and power shower, toilet and basin. There are 2 bedrooms - one with a double bed, the other with 2 twin beds. The beds are handmade by a local craftsman, from our own timber, and are made up with comfy toppers and cosy duvets. If you need microfibre bedding, please let us know in plenty of time. There is also a full size cot, and we are happy to supply bed linen and towels for your baby. A futon is available in the dining room, for an additional charge.

We know from our guests feedback that you will love the cottage because of its amazing location, and the attention to detail in the furnishings and decoration. Every year we do something new to improve the facilities in the cottage. In 2023/24 we did a major refurbishment and redecoration of many areas in the cottage.. Photos now available! We have also added a little gift shop. It features my individually designed and handknitted hats, beanies, ‘ponytail’ beanies, wristwarmers, ( FB -@coolbeaniesscotland ) and beautiful hand made cards and jewellery made by Emma my housekeeper. if you’d like more details, please ask! 💕💕

Outside the garden is stocked with flowers and shrubs. There is so much wildlife to enjoy around the cottage, with deer, pheasants and quail all being regular visitors, especially in the early morning. In front of the cottage, in an open grassy area, is our duck pond, which has lots of wild ducks. In the spring, We love to see the ducklings, swimming in line behind their mothers.

In May, we host the Fife Agricultural Show in some of our fields, in the middle of May. It’s far enough away from the cottage that you’ll hardly notice it, but if you want to visit, there are lots of things to see and do, with show jumping, cattle, sheep and horse shows, as well as all sorts of traditional Scottish exhibitions and displays.

On the Estate, about 100 yards from the cottage, is our tennis court, and guests are welcome to use it by arrangement. If you don't have room in your luggage to bring rackets, just let us know, and we'll provide some.

Further afield, there is so much to see and explore in Fife. The Open Golf comes to St Andrews regularly, and was last here in July 2022. And of course, it would be wrong not to mention the many and varied golf courses in the area.

The cottage is about 9 miles from St Andrews, and so is perfect for golfers, or for visitors to the University. St Andrews itself has much to see, from St Rules Tower, the Castle and the other historic areas.

On the Fife Coast, there are the pretty East Neuk villages, such as Anstruther, and Pittenweem, and the Pittenweem Art Festival is not to be missed. The beach and forest at Tentsmuir is well worth a visit. Even in high summer the long white beaches are clean and quiet, and seals can often be seen basking in the sun ( the sun does actually shine quite a lot in Scotland - contrary to common belief!!).

Edinburgh is only an hour away by train or car, with the Edinburgh Festival in August, and so many sights and shops to see and visit.

Fife is in fact just the prefect place from which to explore all that the East of Scotland has to offer.

A wonderful retreat in idyllic setting

We absolutely loved our time in this gorgeous cottage. From the deers dancing around the fields to the family touches around the home, we’d come back in a heartbeat - and for longer!

Fife stay

A wonderful location for a quiet stay but coastal villages and St Andrews within easy access. Margo was an excellent host, leaving so many things including still warm home made bread. It was very comfortable with everthing you could need for self catering. We would certainly recommend this cottage and will return again ourselves.

Complete tranquillity!

A beautiful period property, decorated in a country cottage style. Very comfy mattresses and pillows. The kitchen has every utensil and piece of equipment necessary for a relaxing, self catering stay. The living room has a beautiful log fire for a cosy night in and the grounds are extensive, giving complete privacy and tranquility. Our host, Margo, was extremely helpful and quick to respond to our email. Lots of lovely little touches, like the fresh bread, butter, milk, eggs and flowers. A most memorable stay!

Location was excellent. Very quiet. Cottage was very clean and had everything required. Cottage was very warm as the heating was on a timer and didn’t need to use the fire. Would stay again.

Charming Country Cottage

We had a lovely short stay in the cottage. Our daughter loved the play area and her bedroom. It was great to feel away from it all, yet only a few minutes from town.

Family trip

A very cosy cottage with a good feel about it. We had a young family which the cottage perfectly catered for. The kids beds were low with teddies and all. There was a good sturdy cot just out of the main bedroom if you needed it. The garden was very pretty and spacious. Our 3 yr old liked the cottage garden the most out of anything in scotland. There were plenty of towels and washers and bathroom soaps. Puzzles and games for the kids. Kitchen was well equipped with oil and fresh homemade bread! Much better cottage than you would standardly expect! Endless things to do in the picturesque region also. Thankyou!

Gorgeous location

We had a fantastic week at the Garden Cottage. The cottage is in an amazing location, close to a town but surrounded by beautiful countryside and with a huge and private garden. Our 18 month old loved the outdoor space and the climbing frame so much. The traditional cottage is really well equipped and has everything you need. Margo left a fantastic welcome package including wine, bread, a smoothie and baby yoghurts (amongst other things)which was so thoughtful and really appreciated. The cottage is in a great location for exploring the surrounding area, we went to St Andrews, the Scottish Deer centre, Cairns Fruit Farm, Elie beach among others. Loads to do for adults and children! Thank you Margo for a lovely stay.

Beautiful quaint, character cottage

Peaceful surroundings, suitable as a winter and summer destination. Wonderful log fireplace. We used it as a base to see, by car, the surrounding areas and to travel up north to the Cairngorms and south to visit Edinburgh. Would recommend the cottage for a relaxing break.

Fantastic property in ideal location

Would highly recommend this well equipped cottage as the perfect location to explore East Fife. Easy access to great beaches, kids attractions and nearby towns. The Boudingait in Cupar is worth a visit for excellent food.

Wonderfully quaint cottage

We spent a wonderful two weeks at Garden Cottage. It is cosy and the surrounding countryside was beautiful and a welcome change from the bustle of the city. The cottage is conveniently located for taking day trips around Fife. Margo makes the place extra special by providing flowers, fresh bread on arrival and a welcome pack of milk, wine, butter, biscuits, etc. We'll definitely be back.

A hidden gem

Four of us stayed here over New Year and had a very relaxed time; it was a great start to 2017. The Garden Cottage was an excellent base for us to explore the area - my wife didn't want to leave. When we arrived, there were fresh flowers in 2 of the rooms, food in the fridge, sweet treats, fruit, a freshly-baked loaf of bread, and a bottle of Prosecco to help us bring in the New Year. The cottage is relatively secluded but you can still walk into Cupar, the nearest town, in around 10-15 minutes (take a torch). St Andrews is about a 20 minute drive away. The accommodation was clean with plenty of cooking utensils, storage, towels, bedding and even a piano in the large dining room if you have any musical talent. There were also loads of books and DVDs in the comfortable living room. Our 5 year old loved playing hide-and-seek and exploring the many passageways and hiding places in the cottage. She also enjoyed looking up at the stars before bedtime and even spotted a shooting star through the skylight window on our last night. We had a thoroughly enjoyable stay and would recommend this cottage if visiting the area.

Delightful stay at Garden Cottage

We had a really wonderful stay at Garden Cottage and loved the peaceful surroundings. The cottage was clean and cosy, charming little bedrooms and we had a roaring fire to sit by and enjoy the ambience. Margo had left us some treats and a yummy loaf of home baked bread. Beautiful surroundings and wildlife outside the cottage, we had a flock of Margo's hens lining up by the front door every morning. The location was in easy reach of St Andrew's (20 mins) and we also travelled up to the southern highlands and Pitlochry nice easy drive. Cupar town was useful for shopping and food, plenty of restaurants and 2 small supermarkets to get provisions. Fantastic stay, thanks to Margo for everything and we will be back for sure!

Gorgeous short break at Garden Cottage near Cupar

My son, 2 year old granddaughter and I had a beautiful, relaxing short break in this lovely cottage. Just open the front door to gaze on..or run in generous, private grounds. Inside, full of character and terrific attention to detail from the host. Welcome package of food, including fresh bread; toiletries, towels, fresh flowers and teddies. Only 15/20 minutes to St Andrews and heaps of information provided on services and activities in Fife. Highly recommended.

Charming and welcoming

Margo made our stay in her Garden Cottage comfortable through a large number of thoughtful touches - fresh flowers, a plentiful welcome pack of breakfast necessities which meant we didn't have to shop in the dark on the way in from the airport or get up early on our first day, a handmade knit toy animal for our daughter, and, since we stayed over Christmas, plenty of decorations, Christmas candies, crackers, and so on. The cottage itself is very comfortable and has everything needed for a short stay, and the location is perfect for touring southern Scotland. We'll return as soon as we can.

Fantastic cottage in beautiful setting

We had a lovely short break at Garden Cottage. From the moment we arrived, our 9 year old daughter took great pleasure in exploring the rooms and finding lots of welcome treats! The piano in the dining room was great fun and the bedroom set up upstairs was quirky in a good way. We found the cottage to be very homely, warm and comfortable. The open fire was the easiest to use, compared to those we have encountered before in other holiday accommodation and the sofas and beds were so comfy. The setting was beautiful and just a short distance from the town of Cupar. We live in a rural location so having all you need close by was fab. A trip to the Cocoa Tree in Pittenweem was a chocolate lovers delight and we spotted 3 seals in the harbour, which was completely unexpected. We wished we could have stayed longer and would have no hesitation in returning. Thankyou Margot for making our stay relaxing!

Wonderful place full of character and charm.

Fantastic place, wonderful peaceful location, beautiful cottage, I'd say a bit on the rustic side, but that is what made it so full of character and charm. The most spectacular loaf of homemade bread awaited us on our arrival. Me and my two sons loved it. A great location from which to visit St Andrews and the East Neuk of Fife. Thank you for giving us the opportunity to share your wonderful Estate for a few days. It was perfect.

Wonderful

Charming Retreat

My week in Fife combined a writing retreat with visiting my son at St Andrews. I've stayed in many holiday cottages, but Garden Cottage offers an exceptional sense of place and personality combined with comfortable accommodation. The house welcomes you from the moment you open the door: the charming decoration complements the proportions and style of the rooms. Fresh flowers, a thoughtful welcome pack of milk, butter, homemade bread, etc. mean you don't have to find a grocery store the night you arrive. The beds are comfortable, the bathroom modern with a great shower and comfy bath; the modern and attractive kitchen and clever larder contain every needed item for proper cooking: rare in holiday cottages. There are few holiday cottages that you feel you could live in as a real home, Garden Cottage is one. I fell in love with it, and hope to return soon. Set just outside Cupar, it's convenient to shops, but sits in a secluded, quiet location, and the Highland cattle are gorgeous. Highly recommended: the cottage is obviously loved and well-cared-for, the owners make sure you feel looked after and communication and ease of booking are excellent.

We are Chris & Margo Addison-Scott, and we live in Fife, Scotland. I was a lawyer, now retired, and Chris was a Chartered Surveyor, also now retired. Now we run the family farm, and gardens, and are often on Grandparent duties. Much more interesting!
We have 3 children, Alexandra who now lives and works in London, Jamie is now a Commercial Surveyor, and Ben is in the army.
The photo of me is at Royal Ascot - our annual visit. I don't normally dress like that - more likely to be in shorts and T-shirt!
We have a great team to look after you. Emma is our housekeeper and she prepares the cottage for you. Steven is our handyman and you might see him out and about the farm.

Why they chose this property

Chris's family have owned this property for about 150 years, so it is a very special place to us, and we love to show it off to guests. It is a mixture of traditional and modern, with all the benefits of a superb location, near to St Andrews, with easy access to Edinburgh, and of course, the East Neuk of Fife. We have been renting holiday accommodation both in Scotland and in Portugal, for many years, and I think ( I hope!) we are getting better at it every year. We've learned that most guests don't want a rather uncomfortable walk-round introduction to the property - especially if they've had a long journey, and simply want to relax with a cup of tea. So, we have a key safe, and we send guests the code, and let them investigate and explore the cottage. We always have a welcome pack waiting, and although the goodies left often vary, it always includes tea, coffee, milk and sugar, and other goodies. I am contactable throughout your visit if you need help, but otherwise, we just let you enjoy your holiday.

What makes this property unique

Garden Cottage is an enchanting mixture of old and new. It is a traditional stone built cottage, originally for the estate gardener, but now it is fully equipped for your comfort and convenience. The location of this cottage is peaceful and tranquil, set in the heart of our country estate. It has views over the duck pond to the front, and rolling hills and fields at the back. But it is still within easy reach of Cupar and St Andrews, so is a perfect base from which to explore Fife, Edinburgh, and further afield in Scotland. We love travelling, and we know from our own experiences abroad that what you really want in holiday accommodation is peace, tranquility, and a comfy bed! Garden Cottage will provide that, and a lot more.
