A fully fitted kitchen with breakfast bar and counter overlooks the living room. We have 3 bedrooms. The master bedroom with en suite has a Queen size bed and patio doors overlooking the quiet pool area.There are two other bedrooms, both with 2 single beds in each. A separate bathroom serves these two rooms.

Great location

This villa is in a very convienient location for the 192 and various Walmarts, places to eat, fuel stations and the I4.Check in process was nice and easy, the villa has a nice out look and the pool is a bonus for those hot Florida days.But, all the photos on the sit as at 9/3/25 are oit of date and really need to be updated on VRBO and including pics of the bathrooms would be a bonus. The property is tired and in need of some TLC and to be very honest a very good clean. The villa was not dirty just that it needs to have more time spent on it when it is cleaned. THe beds were clean and comfy but the bathrooms looked to have been cleaned a week before and not the day (or before) of our arrival. What was a bit off putting was there were no plugs for the wash basins or the baths, except for a couple of lose sink stoppers of which there only appeared to be one for the basins to be shared between 2 bathrooms. The kitchen was big enough for the 2 of us but again the cabinet doors and draw fronts all needed a good clean and on the night of arrival I had to clean all the cabinet/drawn handles with a sterilise wipe as they were all sticky to the touch. I might be a little picky and the claning crew that go in after anyone stays only have a limited amount of time but these are small things that could be improved upon.Would I stay there again, probably not but the villa was fit for purpose and was only a base for 2 weeks. Some grat points but some not so good ones for us.

Great holiday, made better by our "home"

First off, apologies for the late review. We stayed in this fantastic villa around the start of January, and of course, ran into a much colder than normal cold snap. The homeliness and heating of the villa, and the heated pool certainly help ease the cold. That was a huge plus during our stay. The villa itself served all our needs, both inside and out. Clean and well looked after, and really no fault at all could be found in the setup. Location was perfect for shopping, theme parks, and travel outside of the area. Easy to get too and as noted, close to all.Communication with the owners was top class, any questions answered in a timely matter, no request was too much, and pleasant in our correspondences.Really enjoyed our 2 weeks here, wished it was more, and maybe in little bit of a warmer period, but we hope to return to this same villa next October for Halloween at the parks.

Kissimmee villa

Stayed 2 weeks in Oct/Nov 2024. Although property could do with some updating as it appears to have not been since it was built (25 years ago) it provided us with an excellent base to explore everything Florida had to offer. The owners were great and allowed us a late departure as our flight was in the evening which was excellent. The lake views to the rear are superb and we enjoyed watching the birdlife and squirrels. Situated in a quiet residential area about 20 mins from Disney, 30 mins to Seaworld and 40 mins to Universal and 70 mins to Kennedy Space Centre. Plenty of supermarkets and restaurants within a 10 min drive radius.

Lovely stay

We have really enjoyed our stay here in Chatham Circle. Firstly, the view is amazing. Beautiful lake with birds, the occasional alligator sighting and other wildlife - who needs a tv?! The property is looking a little tired in places but that didn’t spoil our trip and the villa was a reasonable price compared to others (prices here have really gone up in past few years). Beds comfortable which is an important factor, all I imagine. Villa felt spacious and is in a peaceful location. Plus brilliantly placed to reach all the theme parks and other parts of Florida. Sad to be leaving today but hope to return next year. Many thanks Pat. 😁

Fabulous location

Amazing villa location and price with just 10 -20 minutes away from restaurants and the Disney theme parks. Villa is a little tired and could do with a spruce up but it was clean enough and the pool did its job for us. We had an issue about the pool which I reported to the owner and within days this was fixed. I would stay in this villa again in a heart beat

Great view and handy for Disney

We had a great holiday in the house, owner was helpful and responsive. We've stayed on that development a number of times and we really like the location. The pool and patio look out over a lake and being an older property means there is more outdoor space, so you're not so close to neighbours when in the pool. Have the lake means that there is not another pool facing you a few feet away. It's not a show house, there are some parts that are showing their age, but I don't live in a show house normally. The house was super clean, cleaner than most of the hotels we’d stayed in on the earlier part of our trip. The owner requests that if you have time you strip the beds before you go to help the cleaners, the only reason I mention this is because it meant we saw the beds without sheets, no stains on the mattresses. There are some houses that were two or three times the price of this, but if you're in Kissimmee you're probably spending most of your time in theme parks. So why spend so much on a house? Bottom line is based on this stay we’d have no hesitation in going back to one of Pat’s properties.

Great value villa with superb location and plenty of amenities. Very comfortable.

The property is not modern but is well equipped and comfortable. It’s very reasonable price reflects this. The pool is great and the views of the lake are amazing, with lots of wildlife to watch. My teenagers loved the pool and the air hockey. The kitchen was well equipped. The washer and drier were very handy. Beds and sofas were comfortable and there was plenty of storage. 2 bathrooms were handy, if a little dated. The area was nice and very close to Old Town. Approximately 20 mins on average from Disney. Plenty of restaurants and supermarkets close by. I loved it and would definitely visit again if I were visiting the area.

Fantastic property

This property was in a fantastic position close to Disney. It was very quite and peaceful and the views of the lake were great. I have seen other reviews saying it needs maintenance but all the work is cosmetic and did not affect our stay. The pool was great and a good size. The property was very clean and had everything needed. We will definitely be booking again.

Great location

I have used or his property several times as it is a great location for everything in Kissimmee and the parks. The decor and furniture is getting a bit tired and would benefit from some replacing and updating. The bed sheets were very bobbly and worn out. The pool needs some repairs to the lining but as the owners aren't based in USA they probably didn't know, so I reported these to them. I would definitely use again for the location and good communication with the owners sister who now runs it. Many thanks ladies...

Really enjoyed how peaceful it was in the area, liked the view over the lake, plenty of birds, ducks, squirrels and turtles. Did miss a Lanai on occasion but this was a minor point. Would stay here again.

Great Location, Everything You Need and Wonderful Host

The villa was exactly as described and contained everything we needed for our 2 week stay. It is located perfectly for trips to any of the main Disney or Universal parks, all within a 10-20 minute drive. It is also a short hop away from the 192, Walmart and Old Town which was really useful. The positioning by the lake makes the mornings and evening a very pleasurable experience and Chatham Park itself was quiet and tidy with basketball and tennis courts, so a nice development to stay on all round. Pat is an amazing owner. We had some visa issues prior to the holiday and when I emailed her to update on the situation she got straight back to me and then followed up with several phone calls to make sure we had everything we needed or if we needed any help. It all worked out in the end but Pat's support was something we haven't experienced in the past from previous villa rentals. Thanks for a fantastic holiday home rental Pat!

Fabulous villa with private Lake View.

Just got back from our 2 week stay, the villa is in a quiet location with all parks within a short drive . Walmart, shops and restaurants all within a few minutes too. The villa has everything you would need for your perfect villa stay. 3 good size bedrooms with lots of hangers and storage, could sleep up to 7 or 8. Plenty of fresh towels and all you would need in the kitchen if you want to cook. Sitting outside in the morning with a coffee was a perfect start to my day, looking out onto the Lake thinking how lucky am i! Thank you Pat for letting us stay in your villa and at such short notice. We hope to return and will no doubt hear from us when we do.

Very pleased, happy and perfect location

Very impressed with how well maintained, neat and clean villa is. Easy to access. Equipped with everything needed during our stay. Owner provides good communication and replies rapidly. Owner will do anything possible (even when booking a day before of arrival. Thanks to the cleaning person for having the villa ready during a holiday. Both went above and beyond). I would definitely recommend this property to others. Theme parks are about 20-30 mins. away. Many stores near by. Walked in the mornings. Community is safe. Playground within a short walking distance. Calm and relaxing place.

Fantastic home from home!

Myself, my partner and our 3 children (11,9 and 6) were lucky enough to have 3 amazing weeks at this lovely villa. It was lovely and clean and had everything you could possibly need for your stay. It was a home from home for us as we explored Florida. It is close by all the attractions yet in a peaceful area so you can relax as the kids enjoy the pool overlooking a beautiful lake. Pat the owner is friendly, helpful and we can't wait to visit again soon!

Superb Villa.

Had the pleasure of staying here for two weeks in May with my family. The villa was spotless and had every mod con you could need for your holiday, there was honestly nothing that this villa does not have! Loads of towels for use in the villa and by the pool, great sun loungers and chairs to relax in and the view across the lake is fantastic. This is the second time we have stayed in one of the owners villas and she is so helpful and nothing is too much trouble or hassle for her. Chatham Park is a great base and we felt very secure and comfortable in the area, only minutes from the nearest restaurants and a massive Wal-Mart. We will definitely stay here again in the near future and have no qualms about recommending it to anyone!!

An amazing home very welcoming

We had the most wonderful stay at this villa, its central for all areas, the pool was very welcoming after along day at the parks, We will defiantly be back with family again, it is a home from home everything you could ever need, The owners were very helpful with any information we needed, also the Management Company were on hand to help with anything we needed.
