About this property

Luxurious cottage, accessible & pet friendly, beautiful location, stunning views

Balgedie Lodge is a lovely Scottish holiday home, in Easter Balgedie, a small hamlet in Central Scotland, set between the dramatic Lomond Hills and stunning Loch Leven.

Guests come back year after year to enjoy The Lodge’s homely charm, wonderful location and stunning views.

The nearest town is Kinross with Perth and Edinburgh in easy reach along the M90, and Fife’s beaches and many wonderful golf courses all close by. We are very well situated and within easy reach of many key sites and cities such as Edinburgh, Perth, St Andrews, Stirling, Glasgow etc. And if you are an Outlander fan, you'll be spoilt for choice as so many of the TV locations are very close by (sadly Jamie is not still there but they make for a great day out all the same!)

The property sleeps up to five comfortably. There’s one double bedroom, a twin and a single, although the twin can be converted into a double on request, and an additional child’s bed or cot can be provided too if needed for a small additional charge.

There is also a shower wet room (ensuite to the master bedroom) which is wheelchair accessible and a family bathroom with a shower over the bath.

There’s a well equipped kitchen which makes it very easy for you to cook up some wonderful meals while you are staying. And if you have a baby let us know so we can put a high chair out for you too.

The sitting room is very closy and comfortable and has a wee log burner which is great to snuggle up infront of in the evening! We've also got some board games and books for you to use during your stay.

Our sunroom is a guest favourite! It's bright and cheerful, and a wonderful spot for relaxing in and enjoying the amazing Loch views (sunrise with a cuppa, and the sunset with a glass of wine are a must!).

The cottage is all on one level, which makes it very easy for elderly guests or anyone who has accessiblity concerns and may struggle with stairs. If you do have an accessibility concerns please do let me know To find out more about this please do give us a call.

The cottage garden, complete with bbq, garden furniture and a covered patio, is fully enclosed making it safe and easy for those with small children or pets.

We have private parking at the cottage, for two cars, but if you need any more space there is another spot on the other side of the road you can use too.

We totally understand that dogs are very much part of many people's families and so they are very welcome to come and enjoy all the Lodge too,

There is a small extra charge for this of 30 GBP and we respectfully ask that owners keep them off the furniture and do not allow them into the bedrooms as we are also aware that there are guests who don't have dogs and may have allergies.

Also, whilst the front and back gardens are fully enclosed, if your dogs are very active they may try and jump it so we do recommend that you keep an eye on them especially in the front as it is by a road.

All prices quoted include heating and electricity, luxury bed linen, towels, a basket of logs and a small welcome pack. We also provide you with coffee, tea, sugar, milk, toilet roll, washing up liquid and general household cleaning stuffs too.

Smoking is not permitted anywhere inside this property but is allowed in the garden.

There are loads of things to do when you come and stay and in the house is a folder full of suggestions and brochures to help you decide what would suit you best and our website has lots of info on it too. But with so much to choose from we are very happy to help you plan you stay - just let us know what your interests are and we can guide you as best we can!

The neighbouring village, Kinnesswood has frequently won the prize for the Best Small Village in The Keep Scotland Beautiful Awards and holds it this year again. A wander through its old cottages and lanes is a lovely way to spend some time, before heading back to the cottage for tea!

There are lots of other lovely walks close by too - there's a new path/cycle route that runs all round Loch Leven, RSPB Loch Leven is at the south end of the loch and there are a couple of excellent farm shops to stop at for snacks and meals.

There's also Castle Island, that you can see from our cottage. Mary Queen of Scots was imprisoned there and there are boat trips out to it in the summer for you to have a look around. It really is a must-go-and-see and has a great picnic spot!

The Lodge is also fantastically situated for those who want to walk to a pub or restaurant. Less than half a mile down the road is Balgedie Toll Tavern, a great local pub, and just a little bit further is Loch Leven's Larder, an award winning deli, cafe/restaurant, and gift shop. There's also The Well in Scotlandwell which is a great pub too. All are family friendly and dog friendly too!

Scotland winter

Really nice cottage, perfect for the family. Great location to explore the local and wider area, Edinburgh, St Andrews and mountains all within reach. Local loch beautiful. Shona very helpful, and really easy to deal with.

Excellent Location for Exploring Locally and Beyond

Very easy corresponding with Shona (and nice to meet her too). We had two small dogs and it was no problem with them in the enclosed in the lovely garden and some great walks in the area - and up the hill for wonderful views near the Gate Lodge. There are fabulous views across to the Loch from the garden and the Lodge.. We had to endure some wet days so the Lodge was cosy to return to in the afternoons/evenings. The washer/dryer was useful for wet clothes! Welll equipped and the bathrooms, in particular, have been done done up nicely. Lots of space for the two of us using the two double rooms. If we had stayed longer, we’d have played some of the many games there. Lots of information leaflets too.

A beautiful and clean cottage in stunning surrounding.

We stayed in the Balgedie Cottage two nights and could not be happier. The surrounding and the cottage itself are beautiful. Cottage is lovely decorated and very comfortable. In colder months (we stayed in October) you can easily bump up the heating to make it all cosy. Shona the owner was very helpful and went over and beyond to resolve any minor (very minor) issues. The area is stunning with woodland walks and hills at the back. Kids also loved it, particulary seeing how real potatoes grow! ;) Highly highly recommended and we will be returning!

Wonderful place

The Cottage is the most wonderful place to stay at Loch Leven. The views are stunning, the cottage cosy and absolutely tidy and Shona and Mary are the most nice persons. Everything you need to feel at home is provided. We enjoyed our time very, very much and we are sure to come back. We can highly recommend it.

A Wonderful Holiday House

This is relaxing and stylish accommodation -perfect for an enjoyable holiday. Gorgeous pastel colours make for a restful stay. Everything is provided for you and it is spotlessly clean. There are glorious views of Loch Leven with spectacular sunsets. It is great to find a property where the owner has worked so hard to make their property accessible for disabled guests.

Such a pretty, tranquil view

A lovely cottage in a great location. The view of Loch Leven and the ever-changing sky above it is mesmerising. The cottage itself is comfy and nicely equipped with everything you need. Great location for exploring Loch Leven and the famous castle. Good beaches nearby - we loved Burntisland.

Very comfortable house, well fitted out, superb sunroom with wonderful views of Loch Leven. Lovely enclosed garden with good outside furniture and barbecue. Rather noisy as right on the road and not easy to get out of driveway. Owner very friendly and welcoming.

Beautiful place to stay!

We stayed here just as the snow was melting at the beginning of March and were thankful to have made it here! We found the lodge to be beautifully clean, very well equipped and cosy with amazing views. The Sun room is perfect to wake up to, while the lounge is perfect for snuggling around the log fire. Shona and Mary are also very welcoming and left welcome gifts displayed in a pretty basket ready for our arrival. The bed is amazingly comfortable too which is important after a long day of exploring the many interesting places around! Thank Shona and Mary for a lovely stay we couldn't have asked for more!

Wonderful, cosy and comfortable cottage.

We’ve just returned from a lovely short break and can highly recommend staying at the Gate Lodge. Super-comfy beds, soft, thick towels, a well equipped kitchen and cosy sitting room with an open fire are just a few of the features we loved. Thanks for the wine and biscuits that were waiting for us on arrival too!

Beautiful cottage, best bed linen and towels ever

Cosy, beautiful decorated cottage. Beautiful bed sheets and the best towels. All give a bit of luxury to this lovely cottage with great views. The garden is amazing too, just beautiful.

Beautiful house with fantastic views

My husband, dog and I had a midweek break at the Gate Lodge and thought the house and views were fantastic.We had plans to go here and there but ended up enjoying the lovely conservatory overlooking Loch Leven most of the time. Although chilly the garden furniture was enjoyed and the log fire kept us cosy at night. Shona the owner and Mary the housekeeper were both helpful and made our stay very enjoyable. We will definitely be back.

Very Comfortable with Spectacular Views

This a fantastic place to stay for a holiday. The Lodge is beautifully equipped and very comfortable - the view from the Lodge across Loch Leven are just amazing ending ending each day with a beautiful sunset. There is plenty to do in the area with Kinross nearby and a range of activities including walking and cycling. Anyone with an interest in Mary Queen of Scots will enjoy a visit to Loch Leven Castle and Falkland Palace.There is an excellent traditional pub within walking distance.

Lovely cottage with stunning views!

Shona has done an amazing job of revitalising this lovely cottage. The place feels fresh and modern but still retains many of its original features, and the newly insulated sunroom is wonderfully cosy even in the coldest of months! We particularly enjoyed spending evenings in front of the outdoor woodburning chiminea - what a wonderful revelation! And the views - stunning! As an added bonus, Shona invited us to look around the 'big hoose', which has just been renovated and will be promoted as high-end holiday accommodation very soon. High-end, indeed! Balgedie House is absolutely fantastic; I'm sure we'll be booking a stay! Many thanks, Shona - we had a lovely time at the Gate Lodge and hope to see you again soon!

Well equipped, comfy, family-friendly accomodation

We could not have asked for a more perfect cottage for our needs! The house was spotless, well-equipped and spacious. It had everything our extended family of five could need, even a piano! There were games and books for the children and the enclosed garden was safe for their outdoor play, while we enjoyed a glass of wine under the covered patio. The views across the lake varied with the changing weather patterns. From inside the cozy sunporch, it didn't matter if it rained. The view was still stunning! The location was so central, allowing us speedy motorway access to Edinburgh, Perth, and Stirling. There were so many sites to visit, within easy driving distance. Loads of walks, starting right outside our door! I even had a birthday party while we were there and the house and garden accommodated all several dozen of us! Best birthday party ever!

What a view!

We had a lovely week staying at the cottage, the view from the living room, kitchen & sun room is stunning & always changing, I don't think I would ever get bored of it. The cottage was warm & cosy, which was one of our concerns with the recent temperature drop & travelling with a baby but it was lovely & warm. We thought the cottage was nicely decorated & well equipped with everything we needed. We visited Loch Leven Larder for lunch & breakfast (can recommend booking a pod) & we walked to Balgeddie toll for dinner. Although may favourite evenings were sitting with a glass of wine in the sun room watching the sun go down. One thing we did find useful was the sheltered area to dry clothes outside & the clothes dryer on the ceiling in the kitchen also the heated towel rail all Made life much easier. We thoroughly enjoyed our stay at the cottage & will hopefully return one day.

Lovely,cosy cottage

We had a lovely stay. Cottage is cosy and welcoming. Owners sorted a problem with the water heating very quickly. And when we arrived a lovely bottle of wine and box of chocolate biscuits was waiting for us which was very nice. Great walks locally and many attractions within local area. And the views are amazing.

Very cute stay

The cottage is nice and quiet, easy to reach and has everything you need. It could have more cutlery for convenience, but still the kitchen is well equipped. There are many things to do nearby and the lake view in the evening is stunning. It says in the description that there‘s a whirlpool - but there isn‘t. All in all very nice little stay.

I am a mother, wife, theatre director and very proud Scot!

Currently I live with my husband and 3 boys in Singapore and whilst I miss being in Scotland hugely I love being able to help others have a wonderful time there.

In Singapore, alongside managing Balgedie House and Lodge, l also work as a director of an luxury boutique hotel group called RAAS, in India. Whilst my role with them is quite different to my role managing Balgedie House and Lodge, ensuring guest have wonderful stays and experiences are paramount to both.

Why they chose this property

We bought the Lodge as we already owned Balgedie House at the end of the drive. When the previous owner, Fiona, kindly asked it we would be interested in it, we were delighted. Balgedie Lodge had historically been part of the same plot as the house and so we were thrilled to be able to bring them both back together again.

When we bought the Lodge we were also in the process of renovating Balgedie House and so we absorbed it into those renovations! It became a massive project but we are so pleased with the results and there is nothing more rewarding than hearing how much guests have enjoyed their stay as well as enjoyed discovering all there is near by - from golf courses and whisky distilleries, incredible bird life and walks, to art galleries and museums.

Also having both properties means that we can offer a variety of options to guests. For larger numbers we would recommend the House or both the Lodge and the House together. For all enquiries about taking the House and the Lodge together, please contact us via our website or face book page.

What makes this property unique

The view is simply stunning and it is constantly changing depending on the weather. You almost have to see it to believe it, but every day is different and all are magical! Every season has something to offer too. One of my favourite things is watching the geese in the winter come down to land and graze in the fields between ours and the loch.

I also think it is fantastic to feel so remote but at the same time know you can get to so many of Scotland's major towns so quickly! It's a wonderful balance and pretty rare to find! There are very few spots where you can be so close to so many of the wonderful parts of Scotland but also feel you are simply in the middle of nowhere! This helps make it a perfect holiday spot.

We also have a fantastic team on the ground who not only make sure the House and Lodge are presented beautifully but they are also there to greet guests on arrival, make sure everyone is settled and has all they need, but they are also on hand should any thing be needed or happen during a stay.

May be it is my experience in luxury hotels, I'm not sure, but I firmly believe that we all deserve something a little special every now and again, and my aim is to offer that to everyone who comes to stay.
