About this property

Village Cottage near Kingsbridge and Salcombe

Hollytree Cottage is a spacious three-bedroomed terraced home, conveniently placed in a lovely village in Devon’s South Hams.

Frogmore is a lovely little village at the head of one of the 'fingers' of the Kingsbridge Estuary. From the Cottage, turn left out of the front door and it is just over 100 metres to the slipway and the tidal creek. Walk across the stone bridge and across the road to the deli shop and The Globe pub and restaurant. This is very popular and serves a good range of food, both lunchtimes and evenings.

Hollytree Cottage provides an excellent base for beaches, boating and sailing, walking on the South Devon Coast Path or on Dartmoor, visiting historic towns such as Totnes and Dartmouth, enjoying the many local activity centres, or simply relaxing around the beautiful countryside and stunning coastline. Few villages in south Devon are as well located for choice.

The Cottage is comfortably furnished with a lounge\dining-room and a separate kitchen on the ground floor. There are two comfortable 'conservatory' chairs by the french windows, which open out onto a private patio area at the back of the cottage.

The patio area is a sheltered and sunny spot with 'Victoriana' style table and four chairs.
Upstairs there is a double bedroom, a twin bedroom and one single, and a bathroom\toilet with electric shower over the bath. The sleeping accommodation comprises one double and three single beds. A further single folding bed, suitable for a child, can be arranged if required.

The kitchen has a full-size electric oven and ceramic hob, fridge-freezer, automatic washing machine, microwave cooker and a good range of crockery and cutlery.

Heating is by electric convectors and storage heaters.. There is a Freeview and SMART catch-up TV and DVD player. Free WiFi is included.

There is plenty of space for parking in front of the cottage.

We can accept one family small pet dog, for an additional charge of £25 per week.

The next village of East Charleton has a petrol station and comprehensive SPAR shop, which combines ironmongers, grocers, newsagents, garden store, and DIY needs (although you might not need of these!) .

The market town of Kingsbridge is just three miles away and has a good selection of shops, galleries, stores, cafes and restaurants. Both Tescos and Morrisons have supermarkets in the Town.

The famous fishing and sailing town of Salcombe is about 20 minutes by car, or quicker by boat!

For beaches, try the sandy coves around East Portlemouth, which are about a 15 minute drive. The coves are lovely and you can set up camp on the beach, and then pop across to Salcombe on the passenger ferry, which runs continuously through the day and takes about 5 minutes. If you are a National Trust Member you can park your car for free at the Mill Bay capark - but get there early in the summer weeks ! There are other places to park as well.

Other beaches are at Torcross, North and South Sands at Salcombe, Blackpool Sands and Bigbury.

For other pastimes, there is sailing and kayaking at Salcombe or Bowcombe Creek (between Frogmore and Kingsbridge), a leisure centre and tennis at Kingsbridge, the children's Woodland Leisure Park on the road to Totnes. There is the old steam railway centre at Buckfastleigh, as well as the Abbey and visitors centre.

If you have particular interests then please let us know and we will try our best to guide you.

Great location, super for families

The cottage is located in a superb quiet location for exploring local areas such as Salcombe, Kingsbridge, Dartmouth, Plymouth, etc. We enjoyed a meal at the Globe Inn pub, just a 3-minute walk away. The cottage itself is fine. The beds are comfortable. Great useful visitors guide. The bathroom and kitchen are in need of modernisation.

It was OK

It could be so much nicer. The cottage just felt very unloved. The outside spaces were overgrown and full of dead leaves and weeds; a gardener did attend during our stay but it must have been like this for a very long time and on arrival there was other peoples rubbish in the rear yard. There was a table and chairs in the rear yard but these were very dirty and with the weeds and rubbish etc this was not a nice space. Although not listed there was an outside WC; with 5 people staying this would have been a useful facility but this was filthy. The manual in the cottage details that 'to keep costs down' there is a self clean policy and guests need to vacuum and wipe down before they leave; stripping the beds is fine but the whole place needs a good deep clean; there are cobwebs in all rooms. The bathroom needs an extractor fan, after a few showers in the morning there was condensation running down the walls. The accommodation was comfortable enough but overall it could have been better.

House was comfortable, well equipped for everyday needs and in a great location, near the creek. Very good shop and pub near by. Communication with owners prior to holiday was excellent.

Holly tree cottage, Frogmore, July 2021

Overall, an enjoyable stay - thank you. The cottage was in a really good location and was comfortable inside with good sized rooms. The kitchen was well equipped on the whole with a nice clean frying pan. However, there was no vegetable peeler or garlic press. The inside of the cottage was clean, however the outside spaces were not. The front paved area was poorly maintained and full of weeds and dead leaves resulting in a poor initial impression of the cottage. The blurb specified an outside area (at the rear) but again this was full of weeds and overgrown bushes. We had to sweep it to make it usable. If the outdoor spaces were made more presentable it would add to the appeal of this cottage which is basically really nice. Outdoor space is a real selling point for cottages in the summer - please make the most of the ones at this cottage !!

Well placed for the best of Devon.

Modern cottage, well equipped but not luxurious. Really convenient position just off the main road, but still very quiet.

Lovely stay in Holly Cottage, Frogmore

We had a super holiday based in Holly Cottage. It was clean, comfortable and had everything we needed. Frogmore is a lovely little village at the end of a tranquil creek. There's a pub in the village with good food and a short walk from the cottage. Frogmore is well situated for visiting Kingsbridge, Salcombe and Dartmouth - all lovely towns. Lots of super beaches nearby although some of the narrow roads are not for the faint-hearted! We would definitely stay there again.

Our stay at Holly Tree Cotage

a Although we found the property, it could have been easier if the address had been given as 2 Old Frogmore Road. We saw no reference to Holly Tree Cottage except there was this Holly Tree in the Garden. The property was listed as pink but was not b) There were no towels and we had to buy 2. This was our fault as on checking it does say "supply own towels" c) There was no shaver point and we had to buy a two in adapter. I would have thought that this should have been standard d) there was no bath mat which meant we had to step out of the shower onto the wooden flooring. Again I would have thought that this should have been standard e) The cooker hood is low down and we both hit our heads on it during our stay. There is nothing that can be done about it but we both learned by experience

Home from Home

The cottage was very clean and had all the amenaties that you could possibly need. Location was perfect for the places we wanted to visit and Frogmore is very picturesque. We ate at the local pub once (The Globe) and cannot fault the food and the service and not overpriced. The owner gave us a very good customer service, we would definately recomend the property.(The Only thing that may need looking at are the matresses on beds in twin room they could do with upgrading for comfort) Apart from that everything else spot on.

Hollytree Cottage, frog more

Ideal base for exploring the area, especially the coast and estuary, for a family of 4/5, located in picturesque rural village of Frogmore. Plenty of pubs and restaurants in and around the village. The cottage is clean, well equipped, private, and the owners provided good service.

Hollytree Cottage, Frogmore

We thoroughly enjoyed our week at Hollytree Cottage - it was a real home from home. The property was very well equipped, spotlessly clean and in an ideal location to explore the surrounding area. We would definitely recommend this cottage and would love to return in the future. The owners were very helpful and the cottage booking procedure and information pack was excellent.

Why they chose this property

We first visited Frogmore and the 'South Hams' around Salcombe when we were teenagers and, as soon as we had the opportunity to have our own family holiday cottage, we bought this one, over 20 years ago. We have been letting it to holidaymakers for most of that time, and we are really pleased that we have some regular visitors that come back year after year. We visit ourselves whenever we get the opportunity, and our children and grandchildren also have grown to love the Cottage and the surroundings.
