Sea Vale has been in our family since my wife was a child. Initially it was only for our own use but since deciding to make it available for others to use we have totally renovated the house, bringing it flying into the 21st Century.
The house is right on the beach with lovely sea views and has a beautiful open plan living style on the ground floor flowing onto a wooden deck with the garden beyond which faces South. Every modern convenience has been thought of including under-floor heating throughout the ground floor. The decor is strictly "seaside" with plenty of little touches that leave you in no doubt that you are living on the beach.
Walk out of the garden gate onto Elmer Beach which has to be one of the quietest & most private beaches on the South coast. Elmer Beach Estate is privately owned with no public access to the beach. During peak seasons and bank holidays there is a gate at the end of the road to limit vehicle access to residents.

Lovely house with absolutely everything we needed. Amazing beach access and the garden was devine. Thank you for letting us stay in your wonderful home to celebrate a family birthday.
Super house for a family gathering with easy parking for 4 cars in driveway. So close to the beach you can hear the waves. Lovely and clean and very comfortable. Secure for the dogs to run around the garden and minutes to the beach with sand at low tide. Walk to Lobster Pot for delicious coffee. Communication with Judith and Nick was excellent. The balcony space at first floor was something special.
The property is excellently located for the local beach which our dogs loved. Local amenities were as you’d expect for a seaside area. The kitchen was well equipped, and the bathrooms and bedrooms were tidy.
We had a family Christmas stay at Sea Vale and everyone was very happy with the property and the location. The house is very homely and well equipped with modern appliances. The owners have clearly gone to a lot of effort (and cost) to make the place feel special. We have stayed in numerous properties in the UK and Europe and Sea Vale is among the best.There is ample parking at the property and good internet too.The beach is just a couple of minutes walk from the house, a mix of shingle, sand and thousands of sea shells. We found the area very quiet and tranquil and nice and dark at night so good for star gazing. There's a couple of pubs not far from the house within walking distance and a very well equipped shop so we did not need to use our cars at all. We would thoroughly recommend a visit to Sea Vale as a very nice place to unwind and take in the sea air located in a friendly community. Whilst it's not that far to drive from the house to Brighton or Bognor one did have the pleasant feeling that we were far from the madding crowd in a little haven off the beaten track, quite hard to find these days!
Short stay bang on the beach. Great house with ensuites for all 4 bedrooms. Location perfect, everything you need at your finger tips.hosts were amazing and had thought of everything from cling film to dog bowls, dishwasher tablets and shower gel. Definitely recommend.

Lovely property in a fabulous location. Sat watching the waves from the balcony for so long! Great hosts with lots of communication and recommendations before the stay and the little helpful notes throughout the house. Brilliant for large families with plenty of space and amenities.

We spent the first week of the New Year at this amazing house. The house itself was perfect for our family of six. Plenty of space, fully equipped kitchen, two TVs, and loads of games/jigsaws etc.
The beach was less than a minute away, and can be seen from the amazing terrace. We all walked it, and I went for a run one morning. Very dog friendly.
There’s a shop and a pub within five minutes walking distance, and bigger shops about five minutes in the car.
We went to eat in the Oystercatcher, ten minutes drive away (in Climping?), and also to La Cucina in Rustington. Both excellent.
Overall a fantastic stay. We will be back!

Celebrating my wife’s forthcoming 60th birthday which is in January, she didn’t want a party but just wanted to be away for a few days with the family. Accommodation catered for all of us, from us oldies & our grandson who is nearly 2, even great for Tilly the dog. Such great views to the beach from the upstairs seating area off of the main bedroom, then there is the downstairs open plan kitchen/living room where everyone can interact. What more could we need, a few paces to the beach and at the end of the drive a pub & local shop. Just so comfortable for all of us, thank you Nick & Judith for sharing your holiday home and allowing us to have little piece of your heaven. Hope in the future we can return & experience it in the summer.
A lovely property close to the beach. Kitchen was well appointed, comfortable sitting room and bathrooms all nicely fitted out.

It was our third year in a row and we loved it. The house has a wonderful feel to it and is very well equipped. Great location with stunning views. Our two Labradors did not want to leave the dog friendly beach!
An idyllic property for the young, old and pets too with beach access for the active yet retaining a private location for those who prefer a more relaxed experience.

We had a wonderful relaxing stay with our Scottie dog who loved the enclosed garden. The property had an amazing space upstairs where you could be inside or outside and have the views of the sea, and we loved the decor.
Our family of 8 and the dogs, had a delightful stay at this lovely seaside home. The property was clean throughout and has a very well stocked kitchen. The sun room with views of the sea was amazing. Plenty of room for everyone to relax and unwind.
Having the beach just a few steps away from the garden was fantastic. The garden was beautiful and very secure for the dogs. Even my tiny dog couldnt escape!

Immediately on arrival felt at home in a beautiful house that more than lived up to expectations, with a bottle of a bottle of wine on the table a nice touch.
Great base for day trips and enjoyed The Cabin pub with a great landlord and daily fresh baked bread from the PO/local store but get there when they open.
We had such a great time at this property. Nick was great in letting us know information and coming straight back when we asked anything. House is located on a private beach with such lovely water we spent each day at the beach. Will definitely be back

My wife and I live near Guildford (our children have flown the nest and are producing grandchildren). I am a Chartered Surveyor so my professional background has always been in property and between us we manage a varied property portfolio but this is our own holiday house.
Why they chose this property
Sea Vale has been in my wife's family since she was a child. She has happy memories of childhood holidays in Elmer and we, in turn, have holidayed for many years at Sea Vale with our own children.
The beach is unbelievably quiet and unspoiled because access is through a private estate. This is a friendly community and Elmer is close to almost every facility that you could think of.
In 2012 we bit the bullet and carried out massive renovations and alterations to transform the house into a 21st Century holiday home that we are proud of. In 2015/2016 we carried out another very exciting project which added a dramatically attractive sun room and balcony at first floor level with full central heating and views out to the beach, the main bedroom has a new ensuite shower room and there's a small study facing out to the garden off the sitting room with high speed broadband. The two upstairs bedrooms have double beds and the two ground floor bedrooms have twin beds which can be put together to make doubles if you want. Our children and grandchildren now use the house often but there are plenty of times when it would be empty if we didn't make it available for others to use as well.
What makes this property unique
There are lovely walks along the beach heading either East or West. Try walking East to Climping for a pub lunch or walk West to the Lobster Pot on the beach in Felpham for brunch etc.
From the first floor sun room you can while away the hours gazing at the horizon - time evaporates up here (as does the wine in your glass!). You can enjoy the sunshine through open bi-fold doors up here even in the winter.
East Beach Cafe at Littlehampton is a very popular restaurant serving great beachside food and we have one of the best Indian restaurants in the next village who will deliver to the house.
The village post office includes a small supermarket where you'll find almost everything you could want but there is also a One Stop supermarket slightly further down the road or a full scale Sainsbury's Superstore near Littlehampton.
