Possibly the best address in Nice, the Residences of the exclusive Palais de la Mediterarnee. The apartment is situated in a beautiful courtyard garden with direct access to the Promenade des Anglais on one side and within a minutes walk to the famous pedestrianised zone on the other. If you are looking for both a central yet tranquil location then this apartment is for you! Furnished to a high standard in a contemporary style which is both elegant and comfortable. The property has two double bedrooms each with their own balconies. The master bedroom has its own en-suite with full bath and shower and WC. Just off the second bedroom you have a shower room and a separate WC. The kitchen is fully fitted providing an electric oven & hob, fridge/freezer, dishwasher and washing machine, lots of extras for your use are included. The kitchen has access to a balcony so you choose where to have your croissant and coffee for breakfast. The lounge has two sofas and dining area that seats six.

Parking can be arranged subject to availability, although there is a charge of 12.50 euros per day or part thereof.
Please request in advance.

Additional Information:
Please bring your own beach towels, however, there are beach mats and sunshades available for our guests use and they are located in the cloakroom cupboard.


Check-in and Check-out: On arrival and departure you will meet our representative, who will check you in and out.
We ask you not to arrive before 4PM on the day of arrival and to vacate the apartment by 10AM when you leave. This ensures the apartment can be cleaned and prepared for the next guests. By prior arrangement suitcases can usually be left if you arrive early or depart late. If we do not have a same day changeover then it may be possible to be a little flexible with times.

Please note this is a NON SMOKING property, although guests may smoke on the balconies only.

Fabulous apartment in a great location

This was the 5th different apartment we have rented in this building over the years and it was by far the best. It was excellent in every way and the apartment manager was of great assistance for anything we needed. We thoroughly enjoyed our stay and look forward to booking it again.

Excellent location, secure and spacious haven

The apartment is located in the gated residences behind the 5* Hotel Palais de la Mediterranee in a secure and secluded garden complex which offers access either straight onto the Promenade or the bustling Rue de France. It is a 10 minute walk to Place Messena and 15 minutes or so to the old town or Nice station. The apartment is well presented, very clean and comfortable. The rooms are airy and all of a very good size. The large balcony off the lounge and master bedroom catches the afternoon sun and has seating for 8. The kitchen balcony is lovely for breakfast. There are some useful additions such as beach chairs and sun umbrellas available. We slept very soundly as all rooms have shutters and the beds are good quality. Communication with the helpful local agent was excellent (the owner also responded to any questions promptly prior to our visit). A tourist information office is close by on the Promenade and if required, the 12 bus to the airport stops almost outside the Hotel. (tickets can be bought on the bus or at the Tabac just to the right). There are several city supermarkets 2/4 minutes away and restaurants all along the Rue de France and the Promenade. It is an ideal location and we had a wonderful stay. My only comment to improve our experience would be an upgrade to some of the kitchen equipment, although we appreciated the efficient dishwasher and washing machine. We would definitely stay here again and have no hesitation in recommending this property.

Wonderful apartment

Wonderful apartment. Very warm and cosy and has absolutely everything you could want for a lovely family break. Couldn’t be better located for the beach and local shops, cafes and restaurants. Pat is the perfect host.

The apartment is spacious, very clean, is in a brilliant location and has all you need. Service from Pat the property manager was second to none, she was brilliant in helping us see a doctor when our little one was ill and had lots of other help and advice. Highly recommended and thank you Pat.

Fantastic stat

This was our second holiday in this apartment in May 2018, and it was perfect for our needs. It’s a great location and a perfect base to walk into Nice pedestrian zone, old town and promenade. Wonderful stay, Great location, amazing communication & guidance

The property was absolutely ideal. It is right in the heart of things (literally 2 mins to beach and 2 minutes to the main street) but because it is gated you feel both secure and there is an overwhelming sense of calm/quiet. The gardens were so lovely to look at as well! A well placed slice of paradise. I also was grateful to June and Pat for their suggestions.. We couldn't have asked for more.

Lovely accommodation and excellent position

A very clean flat that contained everything one would need; comfortable inside and balcony seating, a well equipped kitchen and comfortable beds. Most of the basics one would need were also provided on a use and replace basis. The lady who met us, Pat was very informative about the locality and buses from the airport. It was around a 6 minute walk to the old town and there were lots of restaurants very nearby. Also a supermarket very close for basic provisions. The promenade along the beach was a 2 minute walk away, lovely to sit and admire the view!

Second time staying in June’s clean and spacious apartment. Family of four enjoyed our stay in this central location, metres from the Promenade and backed onto the Rue De France. Shops, amenities, Vieille Ville and Place Massena within easy walking distance. Pat was helpful and available as always.

Great apartment in a very good position for exploring nice and the surrounding area.

The apartment was lovely and very comfortable. It was so easy to get to, just a bus ride from the airport. We were met off the bus by Pat, who took us across the road to the apartment and gave us loads of information on where to find everything, like the train station etc, she couldn’t have been more helpful. I would recommend this apartment to anyone wanting to explore nice and the surrounding areas and will definitely use it agin if I’m ever back in nice.

Pat was wonderful and informative. The hostess pack of cheese and wine was a lovely touch. When we had a little problem with the hot water she got it fixed in half an hour. Apartment is in agreat location and fully equipped, couldn't want for anything more. She even ensured and stayed with us when we had to get a car to take us to Monte Carlo. I would recommend this spot without hesitation and I hope to return.

Fantastic location

Nice is a great city and the apartment is the best location that we have used in the City. There is so much to see ... both in Nice and many of the neighbouring towns and villages. Antibes (on a Thursday for the markets), Eze (for the perfumeries), Cannes( for the boats), St Paul de Vence (for the atmosphere) and especially Nice for so many interesting things to see and do.
