It nestles on a delightful south facing hillside location on the south west edge of the Peak District National Park, in a beautiful tranquil rural location in Bradnop, an area of outstanding natural beauty, with stunning views of the surrounding countryside. The Barn faces south down a sheltered valley, next to farmland and surrounded by wooded slopes. Enjoy the opportunities to experience dark skies from the gazebo in the wood and appreciate the importance of the wildlife, see the barn owls swoop silently over the fields, watch the red kites, and the abundance of birds, woodpeckers, nuthatch, tree creeper, tits and finches on the bird feeders.The property is situated 0.8 miles from the A523 Leek-Ashbourne Road, well located near the historic market town of Leek (3 miles), steeped in history and with links to William Morris and the Arts and Crafts movement. Leek is a lovely town to explore, the unspoilt town centre offers unique speciality shops.The area offers wonderful opportunities for outdoor recreation and adventure.There are many attractions within a short drive, Alton Towers (9miles), Rudyard Lake and The Churnet Valley Railway, and the Manifold Valley.There is a wealth of pubs and restaurants in the town and outlying villages to suit all tastes and pockets.Enjoy some good walking from your doorstep, wander The Coombes and the RSPB Nature Reserve or walk on the Roaches or explore Dovedale. Downstairs the fully fitted well equipped painted oak kitchen has quality appliances; dining area and comfortable lounge area, full oil fired central heating and a cosy wood burning stove. Utility room with washer and dryer and butlers sink. The ground floor shower room is beautifully appointed with Travertine marble, with toilet and hand basin, power shower and luxury fittings.
Double doors open onto the patio areas with outside seating and dining. Open tread stairs lead to the first floor landing and seating area and the two bedrooms, in the eaves of the property, with sloping ceilings and beams adding to its character. Twin bedded rooms with luxurious comfortable beds and quality bedding, The beds have pure luxury goosedown and feather toppers and are fitted with quality 100% Egyptian cotton bed-linen, and soft luxurious towels are all provided. Both rooms have ensuite facilities, one with a roll top bath.

Beautiful property

Lovely clean well presented property. Owners very friendly and helpful. Especially enjoyed the log burner in the evenings. Our dog particularly enjoyed the near by walks.

Great Barn Conversion

A great barn conversion in a great location with fantastic host. Isobel and Brian were extremely accomodating allowing us to check in at 10pm as we was at Alton Towers prior to arriving at the barn. Thank you and hopefully we will be back again soon. Andy & Jodie

Amazing stay

Such lovely accommodation set in the most amazing surroundings. Views out of all windows, not overlooked, lots of outside space. There are walks on the doorstep - will definitely return.

Wonderful property!

This property is maintained to a great spec... Everything you need is there. Very comfortable and cosy, Ourselves and the dogs had a lovely stay. Would definitely re-book if visiting the area again. It rained most days we were there, so the log burner at night was wonderful. I can only imagine how nice it would be to sit on the patio when it is sunny, as the views are stunning.

The host was extremely warm and welcoming and the property was just gorgeous…a really lovely home from home ! Everything was of high quality…beds comfy… and everything you could need was there…and the views were to die for…didn’t want to leave!

Fabulous Country Break

A beautiful cottage in a great location if you just want to get away from it all in the middle of the countryside. Lots of beautiful scenic walks on the doorstep. Cottage is equipped with everything you need and more. A great mix of modern and traditional decor including a fantastic log burner for the winter and a flagged terrace for the summer. Isabel the host was fantastic. Looking forward to our next stay.

Beautiful barn in a great location with stunning views.

The barn was spotlessly clean, very well equipped and comfortable for our family stay (incl 2 children & dog) for 5 nights. The views of the surrounding countryside were stunning and having lots of enclosed private space was perfect for our dog and children! The owners were very welcoming, informative and knowledgeable on the local area providing helpful recommendations for places to visit and eat out. The nature reserve directly across the lane was a great place for a walk and with so much to visit a short car ride away it was an ideal spot. Would highly recommend and we hope to return again.

Ballfield barn.

A stunning property in the beautiful historic town of Leek. The property was beautiful and had everything you could possibly need and more! The dogs could run around safely in a private field attached to the property and as for the owners they were fantastic and nothing was to much trouble. It was so nice we decided to stay a extra night and will definitely be back at some point in the warmer months.

Great place in the Peak District

We spent a very pleasant week here; even the hottest day in English history was only a minor glitch. Highly recommended, for excellent facilities and a great location. It's a wonderful place to just sit on the patio and watch the hills in the distance, and to enjoy the birds at the bird feeders. If you have time, try a trip to the Cheddleton flint mill, a fascinating part of the local history of the Industrial Revolution. We hope that we'll be able to return for another visit.

Fantastic!

We've just returned from a fantastic 4 night trip for our Easter break, visiting family and exploring the area. Ballfields Barn was the perfect spot to do this. The accommodation is wonderfully comfortable and cosy and even better when the sun is shining. The views were to die for whatever the weather. My son especially loved exploring the vast gardens with the binoculars spotting all the amazing bird life. We were regularly visited by pheasants (which the kids loved) and were even lucky enough to spot a Barn owl one evening. The kitchen is well stocked and had everything we needed to cook Easter roast lamb. The RSPB next door has a great walk for the kids with activities. Alton Towers is a 15 minute drive and we also visited Abraham Heights (40 min drive) which was well worth a visit - very kid and dog friendly. Thanks Isabel and Brian for being great hosts - we hope lovely Bramble the dog is doing okay. We will definitely be returning again!

What an amazing property in the middle of such a beautiful location!

Honestly, we are already looking at booking this property again! We stayed for a long weekend, which was not enough time! The property itself is set in the countryside secured by an electric gate. The owners live on site behind the barn so would be on hand should any problems arise. The room set up is two twin rooms, so don't expect to be in the same bed as your partner - for us, the photos showed this so we knew this would be the case. The property looked and smelled so clean upon arrival, and it's really a lot bigger than the photos make it look! The kitchen is very well equipped, even had egg cups and a pizza cutter. The only niggle we had was that the TV wasn't smart as described - this wouldn't have been the owners fault, unfortunately Netflix and other apps have stopped supporting certain TV brands - I have resolved this issue by purchasing a Roku for the owners as a gift from us. Hopefully this will help future visitors - we had two children under 14 so they're not used to 'normal' TV! Wi-Fi very good, which I wasn't expecting being quite remote. If you love walking then this is a great place to stay, we travelled locally on the first day to find the Three Shires Head waterfall - didn't succeed but it was a wonderful walk - the second day we headed to Glossop for another waterfall and was successful! Our final day we visited Matlock Bath, which was a little more relaxing! Honestly, thank you so much for allowing us to stay in your property!

A Beautiful Location

We had a lovely 3 night stay! The property is immaculate and well set up. Isabel and Brian were the most accommodating hosts and are VERY dog friendly, even when ours jumped into their garden pond for kicks (OMG!). It was a very rainy few days, but the views were amazing - I'm sure it will be even better in good weather when the garden furniture is out for enjoying a glass of wine whilst looking at the view. We enjoyed watching a barn owl hunting over the fields and watching rainy sunsets. The view of the hills from the bath is also perfect! The kitchen is well furnished, I even managed to make a quiche for my sister's birthday we were attending after our trip. You will need things like oil, butter and milk, which we had (Sainsbury's is only 10 mins away). The washer and dryer were top spec and much better than ours and the beds were very comfortable with lovely duvets. If you're a lady who needs cool air flow and the weather is rainy, take a fan with you as the windows are velux due to the rooms being in the eaves. A fantastic trip, we thoroughly enjoyed it, made even better by chats with Isabel and Brian who were the best hosts! Isabel, I hope Bramble gets better soon x

Exceptional cosy comfortable barn

We chose this property not least because of the spacious and sociable living space and we weren't disappointed with any aspect. As soon as you step inside you are impressed with the overall quality of the barn conversion, and the whole place is furnished with quality comfortable seating and beds. All fixtures are off a high quality as is the abundance of kitchen equipment. We thoroughly enjoyed our stay and highly recommend Ballfields Barn.

Beautiful home from home

From the second we arrived at the barn we were warmly greeted by the owners. Nothing at all was too much trouble for them, it was obviously very important to them that their guests were made as comfortable as possible. The barn was absolutely beautiful and felt home from home immediately. Inside was spotless with high quality furnishings throughout. The kitchen was so well stocked, it had everything and more to enable me to cook lovely meals. The bedroom and bathroom linens again were very high quality and extremely comfortable. The outside of the property was incredible, a whole field, well secured gardens etc for our little pups, they loved it too. The views are something else, you are surrounded by stunning countryside from all angles. Every amenity required is literally 10mims away in the car, there are lots of quaint market villages on the doorstep. We are already planning to go back very soon, we can’t wait.

Idyllic country rental

We spent the last week of our five week tour of England at this rental in Leek and we couldn’t have chosen a better location to end our vacation. It is so comfortable and so well appointed that we hated to leave. We especially enjoyed sitting out on the front courtyard with a glass of wine in the evenings watching the sun go down over the beautiful view of the countryside. A wonderful country rental!

Spectacular Views and a Pleasant Pheasant

Amazing views of the countryside from all angles. Isabel and her husband were more than gracious. Directions on how to use everything were clear. Handsomely furnished. Quiet evenings spent gazing at the views and enjoying the friendly pheasant and his lady friend.

My husband Brian was an engineer and had businesses in Leek and Congleton. We have an old black labrador Bramble who loves people but now prefers to sleep a lot and a wonderful fat cat Charlie. I love interacting with people and enjoy being a host. We are committed to inclusive hospitality.We have guests from all over the world who have stayed at Ballfields, South Africa, America, China ,Taiwan, Spain, Portugal, Netherlands, Scotland, Ireland, Kuwait, Dubai and England.

We live in the most beautiful part of the country. I love this area particularly. The stunning scenery from the top of Morridge and the Roaches, the sense of wildness and remoteness. From here you have a 360 degree view across Staffordshire, Derbyshire and Cheshire and into Shropshire and the Berwen mountains of Wales. The importance of wildlife; the abundance of birds, red kites, owls, barn, tawny, little , short eared; red deer in the valley and feeding in the fields and wood. The magnificent sunsets. The cultural heritage of history, the wealth of historic buildings and parks and gardens.
