This spacious cottage is situated in the village of Stainton, near Kendal, and can sleep twenty people in nine bedrooms.
Eden Mill is a luxury cottage located in the village of Stainton, Cumbria. Hosting nine bedrooms; two second floor family rooms with en-suites, three second floor doubles with en-suites, two first floor doubles with en-suite, a first floor double, and a first floor twin, along with a shower room, this property can sleep up to twenty people. Inside you will also find a ground floor cloakroom, first floor kitchen/diner, a ground floor kitchen with breakfast island, utility, sitting room with woodburning stove, mezzanine sitting room with balcony, and a conservatory/dining area. To the outside is off-road parking for five cars, and a garden with lawn, patio, decking, furniture, hot tub, barbecue and sauna. Please note, 7-night bookings and weekend short breaks may only check in on Fridays, short breaks are also welcome mid-week
Amenities: Oil central heating with woodburning stove. Electric oven and hob, microwave, fridge, 2 x fridge/freezer, washer/dryer, 2 x dishwasher, TV's with Freeview, WiFi, selection of books, games and DVDs. Fuel, power and starter pack for fire inc. in rent. Bed linen and towels inc. in rent. Off-road parking for 8 cars. Lawn, patio, decking, furniture, hot tub (Note: Hot tub unavailable from 3pm on Thursdays for weekly cleaning/maintenance), outside barbecue and sauna (wood fired, starter pack provided). Balconies. Sorry, no smoking. Shop 1 mile and pub 8 mins walk. Note: Steps inside the cottage and also outside in the garden. Note: No stag/ hen parties or similar at this property. Note: Busy road outside, minimal traffic noise may be heard. Check in at Eden Mill is from 4pm. Check out time is 9am and it is imperative that this is adhered to, due to the turn around for next guests - if this is not adhered to then we reserve the right to charge the £400 Good-housekeeping Bond. From 27/1/2022 some of the utility needs of the property are met by a provider who sources their energies from renewable sources and is carbon neutral, this process will be completed by around the middle of 2022. All waste is already collected, then checked and separated by our waste disposal provider and the highest degree of recycling is thus assured. Charging of electric vehicles (including bikes) is not permitted at this property, if electric charging is detected a charge of £100 will be deducted from the bond. Please note:This property does not accept stag or hen parties. Please note: There is an 11 pm curfew at this property after which time all guests must stop using the hot tub and strictly observe the hours of rest and not cause any form of disturbance to neighbours, Guests found to be in breach of these rules will be asked to leave the property with no refund given. You will be asked to confirm the number of guests staying at the property when you book, When there is evidence of a potential over-occupancy and it is subsequently verified by the owner, this will result in all occupants being asked to leave the property, as this impacts the owner’s insurance as well as being a breach of the rental agreement. Guests are kindly reminded - in line with the rental agreement - that at the end of the holiday the property must be left in the same or similar state of order and cleanliness in which it was found. Failure to leave the property in a reasonable state may results in the additional cleaning charge being invoked (minimum charge £150)
Bookings over the Christmas and New Year period must be a minimum of 5 nights and the owner cannot accommodate check in on Christmas Eve, Christmas Day, NYE or NYD
