1-bedroomed self contained garden annexe with private courtyard & close to beach

"The Annexe" is a self-contained annexe, located in the back garden of a private family home in a quiet South Hams village close to Dartmouth. Stoke Fleming is located on the SouthWest Coast Path, and is the perfect place for a relaxing break and a great base from which to explore this lovely part of the world. This well- equipped holiday home is perfect for couples, single travellers, or families with a young child. The Annexe is dog friends, and there is a small private courtyard, and an allocated parking space closeby.

The Annexe has a well equipped open plan living/kitchen/dining area with combination oven/grill/microwave, Nespresso coffee machine, toaster, Dualit kettle, fridge freezer, double electric hob, kitchenware, and utensils.
Large, comfortable sofa with SKY television, DVD player, Wii, bluetooth speaker, magazines, books and games.

There is a small but stylish bedroom with standard 4'6" double bed chest of drawers and dressing table.

The shower room has a large walk-in shower, basin unit, toilet and underfloor heating.

Egyptian cotton bed linen, towels and hairdryer are provided.
Free wifi (fast broadband) and electric heating throughout.

There is a small private courtyard for "The Annexe" with table & chairs so you can sit outside and enjoy the morning sunshine in the summer months.

The sofa in living area can be set up as a bed, charged at an extra £10 per night, including bed linen and towels. (please note it is not a "sofa bed" but a large sofa approximately the size of a standard single bed with the back cushions removed)

Tea, coffee, milk and sugar are also provided.

Guest access
Guests come up a private driveway to the rear of our house, and in through our back garden gate, and then The Annexe is immeidately to the left. Guests are given access to a key safe in their own private courtyard and have their own separate entrance to The Annexe and can enjoy complete privacy for the duration of their stay. There is an allocated private parking space for The Annexe about 20 yards away in a private car park (less than 1-minute walk) and cycle storage if required.

Interaction with guests
"The Annexe" is a completely self-contained detached property but very close to our house, effectively in our garden, so although you are completely separate and left to enjoy your stay in privacy, we are usually not too far away should you have any questions, and are always happy to help if we can!

Other things to note
The bedroom of "The Annexe" backs onto our garden so in the summer we may be out there sometimes enjoying the sunshine (we hope!) but we would keep noise to a minimum and would not be out there after 10pm at the very latest.
"The Annexe" is close to the village church (you look out onto it from the bedroom window) and the church bells do chime regularly on the quarter hour, so if you are a very light sleeper this may disturb you, and may not be the property for you.
We will accept very well-behaved dogs only but they are not allowed on the furniture or in the bedroom. They cannot be left unattended in "The Annexe" at any time.

We had a lovely weekend at the annexe. It was clean, tidy and had everything you needed and more!

We stayed here for two nights. The annexe was clean and comfortable. It is decorated beautifully. There was milk and butter left for us in the fridge which was lovely. There were book , games and information about local things to do. Having a parking space was great which was a minutes walk away. It was a 10 minute drive to Dartmouth which was great. There was also a pub and restaurant a short walk away which was really handy. Thank you!

Perfect location for us and has everything we needed and more...

The annexe is compact, but was perfect for the 2 of us and has a modern, smart yet very homely decor. A short hop to Dartmouth and therefore all of torbay just across the ferry. The local is very friendly and there is a good shop a few doors away. With restaurants across the road and the local serving food it's perfectly placed to visit all along the the coast for walks and beaches.

Emma moved to South Devon 16 years ago and with beautiful beaches on their doorstep, and the town of Dartmouth nearby, with it's excellent local restaurants, centuries-old pubs, bistros & cafes to enjoy as well as exclusive boutiques & galleries to shop in, Emma & her family wouldn't want to live anywhere else!
