Cosy country cottage in the heart of the Scottish Borders with hot tub

Kennels Cottage is located on picturesque and private Yair Estate, which is situated on the banks of the River Tweed in the heart of the Scottish Borders, approximately 35 miles south of Edinburgh. The Yair is a perfect base from which to explore everything that this part of Scotland has to offer.

The property is all on one level and is situated within the Stable block on the estate. The front door opens out onto large decked area with a charming, private and enclosed garden beyond. It is here that the hot tub is situated.

The property comprises of a kitchen, sitting room with dining area, two bedrooms (one has a king size bed and the other can either be configured as a twin or a double), a bathroom (with shower over bath) and a utility cupboard.

The property has everything you might expect as part of a high end holiday let including a Smart TV (Netflix, iplayer, Amazon Prime etc), wireless internet, iron and ironing board, washing machine/dryer, dishwasher and a very effective wood burner. All linens are provided along with dishwasher tablets, washing power and all the logs you may need.

The property is let as a whole and guests will also have access to a Tennis Court (shared with guests staying in the other properties on the estate). The property also comes with a permit to fish for trout on the Tweed (April though too mid September) and guests will have access to the private stretch of water at The Yair. Salmon Fishing may be available, at additional cost, during the months of August through to November.

Lovely Property

A fantastic property, beautiful location and grounds and Ollie (the owner) was exceptionally helpful. All in all a great place and look forward to hopefully returning at some point.

Lovely cottage set in beautiful setting very peaceful feeling fully recharged will be back.

The Kennels at The Yair

The Kennels is a lovely comfortable and clean property located on a beautiful estate. We thoroughly enjoyed our stay, eating leisurely breakfasts on the sun soaked terrace, whilst looking out over a small but pleasant garden and listening to birdsong. Wonderful anniversary

Well, we have just returned from Kennel Cottage and we are already looking for when we can come again. This is a beautiful property with a beautiful surrounding estate. There are few words to help describe how amazing our little weekend away was. It was unforgettable and Olly was super helpful. A hidden gem! We will definitely be back!
