Miramar Beach is well known for its fabulous sport fishing, multiple championship golf courses, fresh seafood, luxury spas, salons, shopping and dining just minutes away. Guests may never feel the need to venture out of their fabulous surroundings in the idyllic Frangista Beach Community. For the adventurous there are nature preserves and state parks to explore, adrenaline-pumping water sports, deep-sea boat charters, and more.

The nearest airport to Miramar Beach is Destin Valparaiso (VPS) airport. A quick 22 mile drive will get you to Miramar Beach. Rental cars are available at the airport. Local taxis or ride shares are a good alternative.

BASE RATE
This home's base rate is for 8 people and any additional person above the 8th person will be an additional $25/person/night. This is to allow smaller groups to utilize the space as well. Any reservation that is found violating the number of guests on the reservation will be evicted immediately without a refund. This rule is strongly enforced.

GOLF CART USAGE
Must be 21 or older to drive golf cart per state law. Golf cart is considered a low-speed vehicle and is registered to be driven on the road. Valid driver's license and vehicle insurance required to operate. Golf cart waiver required. No discounts or refunds for guests who choose not to utilize the golf cart.

AGE REQUIREMENT POLICY
One (1) parent or guardian over the age of 25 must be present and staying in the property for every three (3) guests between the ages of 15 and 25.

SMOKING POLICY
Smoking any substance is not permitted on The Coastal Empress property. No exceptions will be made. Guests who violate this policy will be charged an additional $500, plus the expense of any necessary steam-cleaning or deodorizing. Violations may also result in immediate eviction and forfeiture of rent.

PARKING
The paved driveway can accommodate up to 4 standard vehicles. No RV's, trailers, or oversized vehicles allowed in the community per the HOA. No parking in the street in front of the house or on the grass per HOA regulations.

RENTAL AGREEMENT/ID VERIFICATION
Guest is required to sign a rental agreement. Agreement will be provided to you via email shortly after booking is completed.

POOL HEATING
Pool heating/chilling can be added to your stay for an additional fee of $40/night. This must be requested after booking and will be sent as a separate charge for the length of your stay. We are unable to heat for partial stays due to length of time it takes to heat/chill the pool. If temperatures remain at or below 50 degrees during your stay, the pool heater may not be able to keep up with the cold. Due to weather uncertainty, pool heating cannot be guaranteed from December through February. If the pool cannot maintain a temperature of at least 84 degrees, you will be refunded the pool heating fee.
