CasaMariaCondo: Enjoy your MtVesuvius, Pompeii, sea vacations in a cosy big space

In the middle of the bay, 100 sq meters condo ,razed to the ground and built again by a conceptual design of hospitality to feel as the landlord with relatives and friends:
-Free services: (safe & cosy) parking place (additional parking place on request: 10€/night)
-Elevator
-WiFi (optical fiber 1000Mbps)
-Washing Machine inside the apartment
-Air Conditioning Summer/Winter
-Quality linen,beddings and accessories.
-Big Shower towels/each guest
-Free Iron (table on request)

I’m sure you’re kind guests and you are welcome here 24/7 but i need to explain clearly for unexperienced guests to condominium, i don't like to write rules because most of my guests are really kind persons with respectfull behaviors knowing how to manage a rental and this reading could be boring.
Sorry i must write even the basic rules of civility every because sometime i did'nt receive the same kindness and respect i give to all of my guests and someone said " I hadn't been warned" about avoiding screams in the night or jumping the stairs in the night, for example..

Please just realise and present your family/friends you're renting in a condominium complex where local people lives (e.g. the grocer wakes up 4am to work..) then NO NOISY NIGHT LIFE/PARTIES are allowed.

----Rental meaning:
The reservation guarantees to you the full exclusive access to the apartment for all the stay and the full control of all the appliances, including the full control of the air conditioners.
You're renting a furnished accomodarion as short-term tenant without additional hotel services like breakfast, daily cleaning, towels replacement during the stay and all that are identified as hotel services.

The condominium rules of your interest:
-----quiet 1pm-4pm,
-----(absolutely) quiet 11pm-7am
-----Please pay attention in the building at late night, elder people could be scared..use the elevator if you can

Due i need to plan a different maid service , please ask me in advance for:
Late Check-out untill 13pm 40€ Early Check-in: could be free if the apartment is ready yet otherwise there’s a fee, just ask me!

ONE PARKING SPOT IN THE COURTYARD IS INCLUDED IN THE PRICE AND THE PLACE WILL BE ASSIGNED FOR ALL THE TIME OF THE STAY AT THE ARRIVAL.

-Extra reserved Parking spot in the courtyard: 10€/night,
free spots just outside

-Please don't smoke in the apartment, ALSO NO ELECTRONIC CIGARETTES, you can smoke outside, on the terrace.

You need to separate by type the waste in the different buckets you'll find in the kitchen.

-Which is the arrangement you prefer for the beds? Tell me before the arrival!
Please don't move the beds or the furnitures in the apartment by yourself if you don't like the setup, always call me to make some change and prevent any damage caused by movings.

-According to the Italian Law in matter of Short Lets :
art. 109 TULPS, the managers of tourist accommodation must:
- give accommodation exclusively to people with an identity card or other suitable document to certify their identity;
-for foreigners, a passport or other document considered is sufficient
equivalent;
-----Access to the apartment is reserved exclusively for the guests recognized at the check-in and for the exact number of guests you booked on airbnb.

-WELCOME are additional guests but you need to tell me before check-in also to arrange the best setup of the beds and towels,
If you don’t tell me about additional guest and I find this situation during the stay, the price for the extra guest will be 30€/night instead of 10€/night
-----Accompanying guests may not have access to the apartment even for a very short time .

-Bringing to the apartment people unknown to me during the stay , the maximum rate for the apartment will be applied as a penalty

----In case of refusal to identify the unknown people, the police will be used to obtain the amount due and airbnb will be involved to receive the penalty due.
----I reserve the right to keep the CCTV footage of the video surveillance camera installed outside, for mutual security.

Before the delivery of the apartment and upon check-in, each room is carefully checked to ensure that everything is working.
Please warn me soon after the check-in if you find a previous damage or lack.
----Accidental damages can happens! i know it!
We recognize involuntary damages and i don't ask refunds for them but i cannot let it go for damages and troubles caused by people without respect, thinking to be in a disposable apartment, the cost price to repair or to buy lacks will be charged throw Airbnb
This is one my own hands made , sweated, touristic apartment with a daily maintenance and i care about my condos.

-Screaming or uncivilised behaviours at least are not suitable with the life in a condominium ,also letting friends/childrens doing everything they want in the house, destroying the stuff of the apartment or boring neighboors

--If it looks too much for you to respect, you're not welcome im sorry;
not for some prejudice or discrimination or anything else but only because it means that you could not enjoy this home rules and the frustration of people who do not enjoy their vacations could make hosts in trouble
This is also to make a great stay for kind guests, neighboors in the years willingly accepted my guests cause they understood yet i just host nice people.
