To abide by all legal requirements and property security rules, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal, and/or, in some instances, complete a criminal background check.


Important note: The information is collected for screening and verification only and is not stored or used for any other purposes.


Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:


« You agree to be bound by our rental terms and conditions.
« You acknowledge that you will be required to provide a copy of a valid government-issued ID prior to check-in.
« You acknowledge that you may be required to undergo a background check if mandated by the property management company or the owner, as stated in accordance with your rental agreement and condition of the booking.
« You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.


All guests are subject to verification checks and are required to provide the necessary information to us within 24 hours of booking. Same-day bookings are required to provide the information within 1 hour of booking. We reserve the right to cancel any reservation that does not meet our verification check criteria.


*STREAMING APPS*
We do not provide log-in accounts for streaming apps on our smart TV. Guests are kindly requested to use their personal log-in accounts to access and enjoy streaming services during their stay and ensure they log out of their personal accounts upon check-out.


Note:
Surveillance cameras in the hallways, front entrance and/or back entrance for security recording at all times. Minut device in the unit for noise level.


We do not allow any tampering with our security devices. This includes the Wifi system, the Minut noise monitoring system, the cameras, and the Schlage encode door lock. If any of these and tampered with, we reserve the right to dispatch security officers, or management to the premises. This will also result in termination of your reservation.
PARKING
We offer free parking.

HOA POLICY
Guests must be 25 years or older to book, in accordance with township policy.

QUIET HOURS
Quiet hours are from 10pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.

OCCUPANCY
The maximum occupancy for the home is 8 guests. Bookings must specify the number of guests staying at the home. Any unauthorized guests undeclared in the reservation, will be charged $75/guest/night.

SMOKING
There is no smoking in the property. There is a $200 per day smoking fee.

EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 5PM. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $50 fee.

LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights' stay at the listing's full price. Late checkout fee: If you are 15 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours you will be charged for an additional day. (THIS DOES NOT AWARD YOU POSSESSION FOR THE ADDITIONAL DAY, IT IS JUST A PENALTY FOR HOLDING POSSESSION BEYOND WHEN YOU'RE SUPPOSED TO BECAUSE YOU COULD NEGATIVELY AFFECT THE FUTURE RESERVATION AND YOU'LL BE COSTING US FOR HOUSEKEEPERS WAITING AROUND.) The additional day is the base rate without discounts.

PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the community and we are not held responsible for its whereabouts.

PET FEES
$100/pet/stay for stays up to 5 nights.
$200 for 5-29 nights
$300 every 30 nights (monthly)
All authorized pet may NOT be left alone, unattended in the unit.
If an unauthorized pet is present we will charge a $150 per day fee

MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general "fix-it" requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team's schedule. Examples: blinds, curtains, and lightbulbs fall under the "non-emergency" maintenance category and won't be completed until they've addressed any emergency requests around the property first.

SECURITY
We have security cameras at the front yard. This only captures the outside entrance. They will only record when motion is detected. We also do have Minut Noise monitoring systems in the unit to detect noise decibels. This will monitor noise levels at all times. We do not allow any tampering with our security devices. This includes the Wifi system, the Minut noise monitoring system, the cameras, and the Schlage encode door lock. If any of these and tampered with, we reserve the right to dispatch security officers, or management to the premises. This will also result in termination of your reservation.

PARTIES
The home enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200

SECURITY DISPATCH
We have on site security. If we have to dispatch security for any reason to your rental, there will be a $200 charge that will be charged to the guest. If security is dispatched multiple times then this will be grounds to terminate your reservation along with an additional $100 per time security has to be dispatched after the initial $200 fee. Our security and management reserve the right to record any interactions for their safety. By booking with us you are giving your consent for us to record.

CLEANING
Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $150.

EXTRA TOWELS/LINENS
Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time. To accommodate the busy schedules, they often need to leave the CLEAN towels drying in the dryer as they move on. If you do not see enough towels/linens for you when you arrive, please check the dryer.

STARTER KIT
Starter Kit Provided: We provide a "Starter Kit" that includes basic supplies such as toilet paper, paper towels, bathroom supplies, trash bags, and kitchen supplies. This kit is intended to last for a short stay.
Guest Responsibility: Regardless of the length of your stay, we do not provide additional supplies beyond the Starter Kit. Guests are responsible for purchasing any additional supplies they may require during their stay.

FIREWORKS:
Fireworks are PROHIBITED by the community and will result in a $500 fine.

HOT TUB:
No animals allowed in hot tub. No children under the age of 13 permitted in hot tub at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. DO NOT SIT OR STAND ON THE COVER. Hot tub covers are for insulation purposes and are not designed to support the weight of a person. They will break and you will be charged for replacement. Remember when not using hot tub, leave cover on so hot tub will stay warm.

FIREPLACE:
When building a fire, put the logs toward the rear of the wood-burning fireplace and be sure to use kindling, not flammable liquids, to start the fire. Use a maximum of 4 logs at one time.

SEPTIC:
The bathrooms are very clean and modern however, we are on a septic system. What that means is that the toilets are very sensitive. Please use SEPTIC SAFE toilet tissue only and absolutely NO other items in the toilet. ALL FEMININE HYGIENE PRODUCTS MUST BE DISPOSED OF IN THE GARBAGE. Not doing so could result in a very unpleasant stay due to septic disaster and you could be charged damages of up to $1,500.

ACTS OF GOD: We will not refund, reimburse, or adjust any reservation or nightly rate for any acts of god that would impact any utilities for less then 24 hours including, Power, Water, Heat, or Internet.
