The cosy and familiar house is ideal for large families with children and groups of friends. The colour of the olive trees in the driveway in contrast to the green of the Roman pines that surround the garden, the scent of jasmine, the fireplace and the cosy house will make your stay unforgettable.

The house can be considered a good starting point to visit not only the city of Rome but also Viterbo, Lake Nepi, the lake and the castle of Bracciano.

The villa is on two levels the garden level and the upper floor; it has a large exclusive garden. It is a quiet house in the Roman countryside. Guests will have exclusive access to the entire property of the park and the entire villa;

INSIDE: On the ground floor large living room with fireplace and dining area, kitchen, 2 large rooms, 1 bathroom with shower. Upstairs three more bedrooms and two bathrooms, one of which is en-suite; parking inside the large garden.

BEDROOMS: Spacious and luminous with a view of the garden those on the ground floor, with velux those on the upper floor.

KITCHEN: equipped with all the utensils and cutlery, plates, glasses etc. ... to set up a king's table for 14 people and pots, pans, bowls etc. ... everything you need to cook the dishes from masterchefs, also Microwave oven - electric oven - toaster - kettle - American coffee machine with filters - moka Italian coffee machine - dishwasher - washing machine.

LIVING ROOM: a large and bright living area with two large sofas and an armchair overlooking the fireplace and the large French window overlooking the garden. Flat screen TV 47 inches- A corner for "tourist" information is available on the desk at the entrance.

LUNCH AREA: The wide dining table

BATHROOMS: on the ground floor a large bathroom with shower and window overlooking the garden. Upstairs two further bathrooms both with bath and velux windows.

CHILDREN'S CORNER: Library with books and comics of various kinds, card games and board games available for younger guests, and of course everything you need for colouring and painting ! 😊😊

BY TRAIN (FR3)
The train stop is at 1.2 km from the villa (10 minutes walking) and has a free car parking for guests coming with car.

- in 28 minutes to St. Peter - Vatican Museums

- After 11 pm there is a request for silence in order to respect the sleep and quite of neighbours and adjacent villas.
- young adults under the age of 18 are welcome if accompanied by parents or other adults.
- the house cannot be used for parties and events unless previously authorised. IMPORTANT: Municipality taxes in Rome are due and are not included in the amount paid; municipal taxes are 6 euro per day per person for the first 10 days of stay; children under 10 years of age are excluded.
