Very clean and convenient for CSU and lots of eating and drinking options. Lively neighborhood. I would recommend earplugs if you are a light sleeper especially at weekends. I found the parking awkward - the free parking is the basement to a local Target store that is 2 blocks away. The dropoff at the flats was taken up by parked vehicles when I arrived so I had to drag a lot of luggage from the parking lot. It's not clear on the Expedia listing where the parking is actually located. I probably would have stayed elsewhere. Otherwise very clean and comfortable studio that is recently modernised to a high standard.

The location was amazing and the bed was nice. The road noise and train are much louder than a white noise machine. Each room is laid out a little differently and some are more spacious. I would highly encourage if you are a light sleeper to ask for one on the second floor in the back if that meets your needs. The smoke detector has little lights that flash all night. Maybe bring stickers or post it’s to cover them. Also, the windows could use a little more insulation. Although the heating system warmed you you could feel a draft from the window

Like the brown stone building flavor. Very clean. Bed and pillows were comfortable. Easy check in and entrance. Lots of traffic noise, light in bathroom was problematic. It would turn on and off throughout the night which meant the heater was closed off due to door being shut. Frig made a lot of freeze and thaw noises. Extra blankets would be welcomed.

Beautiful property but temp controls were locked so couldn’t adjust the temperature to my comfort and the second night I found out the walls are pretty thin when a crying baby kept me awake half the night.

Nice room but bring earplugs

This property was really cool — nice design and finishes in the room. Bathroom heater was great. Others talked about the noise from the road outside and I booked anyway because I thought I could overlook it. Just be aware that the property sits very close to a 5 lane road with traffic moving at 40 mph. There are traffic lights so the noise starts and stops. I stayed on a Wednesday night. There’s a train that goes by at 5:30 on Thursday morning. I had to leave about 6:45am and the stairs are the creakiest ever. Sorry neighbors. I wish I would have brought earplugs because I loved everything about the room but the noise at night.

Fantastic Alternative to the Typical Hotel

This is the second time I've stayed at the Flats when in Fort Collins on business. The location is terrific and is close enough to restaurants, shopping and great spots for coffee in old town. The decor is stylish and upscale, plus rooms are meticulously clean. I'll definitely be back again.

Adorable brick unit with modern amenities and contactless communication, check-in and check-out. Comfortable bed, nice linens and towels, food selection of TV options, hardwood floors, mini fridge with water and creamer for the free (shared) coffee station located in the foyer. We were afraid the on street location would be too loud but the brick building insulated it well and we slept very well. The only downside for us was there were no wine glasses or wine key in the room so we had to improvise. We stayed mid-week and found plenty of on street parking. It has a 2 hour limit from 8-5 but we didn't arrive until 4pm so it was perfect for us. Very well located to super cute downtown, maybe 4 minute drive. We only wish we had more time to enjoy the town. I guess we'll just have to come back again sometime. We would love to stay here again.

Other than having to park a ways a way, road noise and a couple of stains on the towels/ linen it was a great room. Comfy, great location, good communication, plenty of amenities within walking distance. I’d definitely recommend and will stay again.
